NEW YORK CITY — VTS, a provider of commercial proptech solutions, has signed a 34,325-square-foot office headquarters sublease at 3 Bryant Park in Midtown Manhattan. The term is six years. The company will relocate from 141 W. 41st St. in the fourth quarter to the entire 14th floor of the building, which was previously occupied by Salesforce. Jim Wenk of Savills, along with Patrick Heeg of Transwestern and Sam Seiler of JLL, represented VTS in the lease negotiations. Sacha Zarba, James Ackerson and Alice Fair of CBRE represented Salesforce. Ivanhoe Cambridge owns 3 Bryant Park.
INDIANAPOLIS — Colliers has negotiated the lease-up of a 130,582-square-foot industrial building located at 4740 Victory Lane in Indianapolis. BioPlus Specialty Pharmacy Services LLC, a subsidiary of Elevance Health, leased 47,891 square feet. BioPlus provides pharmacy services for patients living with chronic conditions such as cancer, multiple sclerosis, hepatitis C, autoimmune diseases and rheumatology. Hellman Worldwide Logistics signed a lease for 82,691 square feet. Headquartered in Germany, the company is one of the largest international logistics providers with 489 offices in 173 countries. Jimmy Cohoat and Billy Powers of Colliers represented the landlord, Shear Property Group.
NASHVILLE, TENN. — Switchyards, a coworking concept based in Atlanta, will open an 8,000-square-foot club at 1101 Chapel Ave. in the Eastwood neighborhood of Nashville. Located within a historic building that formerly housed a church, the space will feature a café, work stations, two libraries, eight soundproof phone booths and three meeting rooms. The landlord is locally based Vintage South Development. Switchyards Eastwood is scheduled to open in September.
SAN ANTONIO — Law firm Chamberlain Hrdlicka has signed a 13,555-square-foot office lease expansion at Weston Center, a 32-story office building in downtown San Antonio. Chamberlain Hrdlicka moved into Weston Center in 2011, at which point its footprint was roughly 4,000 square feet. Bradley Fulkerson and Austin Hibbard of Transwestern, along with Larry Mendez of CBRE, represented the firm in the lease negotiations. David Held and Hayley Ruggles of Endura Advisory Group represented the landlord.
BOSTON — Deloitte has signed a 138,000-square-foot office lease at Winthrop Center, an 812,000-square-foot mixed-use complex in downtown Boston. The accounting giant plans to take occupancy in fall 2024. Regional developer Millennium Partners owns Winthrop Center, which offers amenities such as a fitness facility and meeting and event space. CBRE represented both parties in the negotiations for the lease, which is the largest to be executed within the Boston office market this year, according to multiple media sources including The Boston Globe.
DALLAS — Lee & Associates has negotiated a 25,564-square-foot industrial lease near Dallas Love Field Airport on the city’s northwest side. According to LoopNet Inc., the single-tenant property at 9151 King Arthur Drive was built in 1966. Mark Graybill of Lee & Associates represented the landlord, Trio Pines, in the lease negotiations. The representative of the tenant, Lighthouse Fence Supply, was not disclosed.
HOUSTON — Law firm Shepard, Smith, Edwards & Kantas has signed a 6,962-square-foot office lease renewal and expansion at 1010 Lamar St. in downtown Houston. According to LoopNet Inc., the property was built in 1981, rises 20 stories and totals roughly 278,000 square feet. John Zivley of Partners Real Estate represented the tenant in the lease negotiations. Monte Calvert of Transwestern represented the landlord, an entity doing business as MC TRS 2 LLC.
NEW YORK CITY — JLL has negotiated a 30,166-square-foot office lease at 875 Third Avenue in Midtown Manhattan. Paul Glickman, Diana Biasotti, Kristen Morgan and Harrison Potter of JLL represented the landlord, Global Holdings Management Group, in the lease negotiations. Jeffrey Peck, Daniel Horowitz, Roi Shleifer and Jacob Stern of Savills represented the tenant, the New York Compensation Insurance Rating Board. The nonprofit association of insurance carriers is relocating from 733 Third Avenue to the entire eighth floor of the 29-story building. The deal brings the 750,000-square-foot property, which was originally constructed in 1982, to 98 percent occupancy.
EAST RUTHERFORD, N.J. — Babies ‘R’ Us has opened its 10,000-square-foot flagship store at American Dream, a 3 million-square-foot entertainment destination in East Rutherford, roughly 13 miles outside New York City. The store features interactive experiences in addition to a baby registry lounge, nursery design center, learning center and comfort zone. This marks the return of the chain to the United States following WHP Global’s acquisition of both the Babies ‘R’ Us and Toys ‘R’ Us brands in 2021 and the launch of a new partnership between Toys ‘R’ Us and Macy’s last year.
SHREVEPORT, LA. — Los Angeles-based Industrial Realty Group (IRG) has signed offshore drilling giant Schlumberger Ltd. to a 1 million-square-foot industrial lease in Shreveport. The tenant will join Hyundai Glovis, Pratt Paper and Thyssenkrupp Supply Chain Services at the 3.5 million-square-foot Shreveport Business Park. Schlumberger will occupy a portion of two buildings and utilize the site for high-tech manufacturing. The company’s $18.5 million investment is expected to create 596 new direct jobs, and Louisiana Economic Development estimates the project will result in an additional 749 new indirect jobs.
