The space is located at 3717 Yale St., a building that according to LoopNet Inc. is part of a larger complex that totals 137,647 square feet and was built in 1975. Austen Buckalew of locally based brokerage firm Oxford Partners represented the subtenant in the negotiations. Dustin Cruz and Kayla Kigh of Cresa represented the sublandlord, an entity doing business as Crazy Boss LLC.

FAIRLESS HILLS, PA. — Colliers and KBC Advisors have negotiated a 517,641-square-foot industrial lease in Fairless Hills, located just outside of Trenton in Eastern Pennsylvania. The space is located within Keystone Trade Center, a 15 million-square-foot campus that is a redevelopment of a former steel mill. Michael Golarz and Tom Golarz of Colliers, in conjunction with Mark Chubb, Mike Zerbe and Summer Coulter of KBC Advisors, represented the landlord, Missouri-based NorthPoint Development, in the lease negotiations. Michael Lee and Drew Maffey with Lee & Associates represented the tenant, global third-party logistics provider Cirro.
NEW YORK CITY — S Rothschild has signed a 47,000-square-foot office lease renewal in Midtown Manhattan. The apparel manufacturer will remain at 1407 Broadway, a 1.1 million-square-foot, 43-story building that was originally constructed in 1950, for another 10 years. Peter Sabesan and Matthew Feigen of Cresa represented the tenant in the lease negotiations. Bob Forman represented the landlord, Shorenstein Properties, on an internal basis.
Ian Black Real Estate Signs Video Game Developer to 23,349 SF Industrial Lease in Nokomis, Florida

NOKOMIS, FLA. — Ian Black Real Estate has signed video game developer Combat Waffle Studios to a 23,349-square-foot industrial space in Nokomis, about 17 miles south of Sarasota. Located at 195 Triple Diamond Blvd., the original office building was converted into a warehouse to provide room for development meetings, VR testing areas and motion capture and security-focused development zones. The property was also pre-wired for fiber-optic internet services. Additionally, Combat Waffle Studios will make minor repairs to the space, including new flooring, lighting and paint, according to the Tampa Bay Business Journal. The space was formerly occupied by drinkware brand Tervis, which vacated the property in January as part of the company’s consolidation. Combat Waffle Studios, which is backed by Facebook and Instagram parent company Meta and produces the popular video game “Ghosts of Tabor,” is expected to have 100 employees working from the space. Nick DeVito II and Brie Tulp of Ian Black Real Estate represented the landlord, an entity doing business as 201 Triple Diamond Holdings LLC, in the lease transaction.
WOODRIDGE, ILL. — Roadtex Transportation has signed a 90,655-square-foot industrial lease renewal at 2725 Davey Road in the Chicago suburb of Woodridge. The property, located in the Woodhill Crossings Business Park, features immediate access to I-55. Kenneth Franzese, John Cassidy and Jeff Galante of Lee & Associates of Illinois, along with James Cant of Fischer & Co., represented the tenant. Sean Henrick of Cushman & Wakefield represented the owner, Bristol Group.
DETROIT — Domino’s Pizza has leased 1,904 square feet of retail space at the Studio One mixed-use development in Midtown Detroit. The property includes multiple stories of luxury apartments as well as national retailers such as Walgreens, Poke Poke and The UPS Store. Michael Murphy and Tjader Gerdom of Gerdom Realty & Investment represented the tenant, while Greg Newman of Keystone Commercial Real Estate represented the undisclosed landlord.
NEW YORK CITY — Spectrum Reach has signed an 11-year, 55,848-square-foot office lease in Midtown Manhattan. The advertising sales business of Charter Communications will relocate from 1633 Broadway to the 26th and 27th floors of 3 Times Square, a 30-story building that was originally constructed in 2001 as the headquarters for Reuters, this fall. Robert Stillman, Cara Chayet and Liz Lash of CBRE represented Spectrum Reach in the lease negotiations. Ron Lo Russo, John Cefaly, Paige Engeldrum, Lou D’Avanzo, Mike Burgio and Dan Organ of Cushman & Wakefield, along with internal agent Thomas Keating, represented the landlord, Rudin.
SUGAR LAND, TEXAS — Edloe Health Network has opened a 16,100-square-foot medical office building in Sugar Land, a southwestern suburb of Houston. The provider occupies 5,600 square feet of the building, and 8,000 square feet is leased to the Texas Advanced Surgery Center. Houston-based Identity Architects and Identity Built served as the architect and design-build firm for the project. JLL spearheaded leasing efforts at the property.
JOLIET, ILL. — RJW Logistics Group has signed a full-building, 976,954-square-foot industrial lease at 2903 Schweitzer Road in Joliet. CenterPoint Properties owns the distribution center, which is adjacent to the newly built Houbolt Road Extension bridge over the Des Plaines River. The facility was built in 2023. Dan Leahy and Adam Roth of NAI Hiffman represented CenterPoint in the lease. RJW, a third-party logistics company servicing consumer packaged goods retailers, employs more than 1,600 people in the Chicago and Dallas areas.
NEW YORK CITY —Gardiner & Theobald, an independent construction and property consulting firm, has signed a 27,500-square-foot office lease renewal at 535-545 Fifth Avenue in Midtown Manhattan. The lease term is five years. Omar Sozkesen of The Moinian Group represented the landlord in the lease negotiations on an internal basis. Evan Fiddle of CBRE represented the tenant.
