FORT WORTH, TEXAS — Holt Lunsford Commercial has negotiated an 8,800-square-foot office lease renewal at 2816 Shamrock Ave. in Fort Worth. According to LoopNet Inc., the building was constructed in 1972, renovated in 2008 and totals 16,000 square feet. Jake Neal and Blake Lloyd of Holt Lunsford represented the tenant, San Jose Cattle Co., in the lease negotiations. The name and representative of the landlord were not disclosed.

NEW YORK CITY — An unspecified, New York City agency has signed a 640,000-square-foot office lease at 110 William St. in downtown Manhattan. The 20-year lease essentially brings the 32-story, 928,000-square-foot building, which was originally constructed in 1960, to full occupancy. Hal Stein and Daniel Appel of Newmark, along with Todd Stracci of JLL, represented the landlord, a joint venture between Pacific Oak Capital Advisors and Savanna, in the lease negotiations. Robert Giglio of Cushman & Wakefield and Ellen Israel of JRT Realty Group represented the tenant.

DALLAS — Curtis Specialized Moving & Storage LLC has signed a 98,132-square-foot industrial lease renewal and expansion at 460 W. Mockingbird Lane in Dallas. The tenant is taking an additional 5,625 square feet. Brian Pafford of Bradford Commercial Real Estate Services represented the landlord, an entity doing business as GKI Industrial Dallas LLC, in the lease negotiations. David Easterling of CBRE represented the tenant.

LONG BEACH, CALIF.  — Lee & Associates has successfully finalized a 10-year lease for a 10,812-square-foot creative office space at Airway Office Park in Long Beach.  The tenant, Swing Set Productions, a creative production studio serving top brands, will relocate from Huntington Beach to this new studio.  The Airway Office Park, developed by Urbana Real Estate Development, offers more than 60,000 square feet of office space and amenities. The project is currently under construction and scheduled for completion late this month.  Jeff Coburn and Shaun McCullough of Lee & Associates Los Angeles – Long Beach represented the landlord, Airway Office Park LLC.   Michael Shuken of Savills represented the tenant. The value of the lease is about $5 million.

CHICAGO — Big Brothers Big Sisters of Metropolitan Chicago has signed a new office lease to occupy 8,587 square feet on the second floor at 130 S. Jefferson St. in Chicago. The new space will accommodate the nonprofit’s hybrid work model and enable the agency to hold programs, board meetings and community and match events. Phil Geiger of Stream Realty Partners represented the tenant. Commercial real estate firm Madison Rose represented the landlord, R2 Cos. The Chicago branch of Big Brothers Big Sisters offers mentoring services to 2,000 children and their families in Cook, DuPage and Lake counties. More than 65 staff members work to recruit, match and support mentors, mentees and families. The organization is relocating from a 15,000-square-foot space at 560 W. Lake St. The five-story building at 130 S. Jefferson St. was originally constructed in 1883 and features a newly renovated lobby.

HUTTO, TEXAS — EVO Entertainment Group has signed a 53,300-square-foot lease at Townwest Commons in Hutto, with plans to open a cinema, bowling and entertainment venue at the property in 2024. Nathan Nickerson of Common Ground represented the tenant in the leasing negotiations and secured an incentives package with the City of Hutto. Josh Friedlander and David Meyers represented the landlord, NewQuest Properties, on an internal basis.

FORT WORTH, TEXAS — The David L. Aldridge Co., a provider of information technology (IT) services, has signed a 3,986-square-foot office lease at One Ridgmar Centre in Fort Worth. The 10-story, 177,199-square-foot building recently underwent a capital improvement program. Matt Carthey and Jake Neal of Holt Lunsford Commercial represented the landlord, Frontier Equity, in the lease negotiations. Justin Utay of NAI Robert Lynn represented the tenant.

CARLSBAD, CALIF. — Three new tenants have signed leases at Carlsbad Arcade in the Village, a retail center comprising 13,000 square feet in Carlsbad, roughly 35 miles north of San Diego.  Village Florist Co., Carlsbad Golf Carts and Joey Snow Design Co. will occupy 1,180; 1,250; and 1,060 square feet, respectively.  Serena Patterson and Luke Holler of Urban Property Group represented both the tenants and the landlord, Carlsbad One LLC, in the leasing transactions.

FORT WORTH, TEXAS — USI Insurance Services Inc. has signed an 8,321-square-foot office lease at Summit Office Park in Fort Worth. The two-building, 242,000-square-foot development is located on the perimeter of the downtown area. Jake Neal, Vic Meyer and Matt Carthey of Holt Lunsford Commercial represented the landlord, Albany Roads, in the lease negotiations. David Walters of CBRE represented the tenant.
