NAPERVILLE, ILL. — Eaglestone Manufacturing has signed an 85,608-square-foot industrial sublease at 1560 Fronternac Road in the Chicago suburb of Naperville. Eaglestone is a manufacturer of production line equipment such as conveyor belts and sorting systems. The property was constructed in 1988 and features a newly renovated 4,500-square-foot office space as well as a clear height of 22 feet, six interior docks, two drive-in doors and ample parking. Eaglestone expects to take occupancy in the fourth quarter. Mandy Lewandowski and Luke Ferzacca of DarwinPW Realty/CORFAC International represented the undisclosed sublessor. LOUISVILLE, KY. — Atlanta-based MDH Partners has signed RP Construction Services, a distributor and assembler of utility solar equipment, to a 180,000-square-foot industrial lease in Louisville. The tenant will occupy space at Park 65 Business Center, a 260,000-square-foot distribution center located at 100 Brooks Way. The RP Construction Services lease brings Park 65 to full occupancy. Robert Walker and Greg Charmoli of Cushman & Wakefield represented the landlord in the lease transaction. MDH Partners purchased Park 65 in 2019 when it was 30 percent occupied. The firm currently owns 101 properties across 20 states, including 570,000 square feet in Kentucky.

SANDY SPRINGS, GA. — Connolly and Coro Realty have announced the repositioning of the commercial portion of a mixed-use development in metro Atlanta formerly known as Sandy Springs Gateway. The duo purchased the 120,000-square-foot component in February 2022 for $40.5 million. The property, which comprises 92,000 square feet of shops, restaurants and service retailers and 28,000 square feet of second-story office space, is now known as Chastain Market due to its proximity to Chastain Park in the nearby Buckhead district of Atlanta. Connolly and Coro Realty have also inked new leases for the project, including an Italian eatery from chef Kevin Maxey, Alloy Personal Training and United Community Bank. In addition to re-tenanting the development’s former Sprouts Farmers Market grocery store, Connolly and Coro Realty are undertaking a multimillion-dollar renovation to the property. Additionally, a new mural was painted for the project at the corner of Roswell Road and Windsor Parkway. Chastain Market is adjacent to two apartment communities totaling 630 units: The Gateway Chastain and The Collection.

EL PASO, TEXAS — Akorbi, a provider of language services and workplace solutions like staffing, payroll and compliance, has signed a 10,573-square-foot office lease in El Paso. Jeff Pappas of Newmark represented Akorbi, which now operates 10 facilities including its Plan headquarters, in the lease negotiations. Will Brown and Michael McBroom of Sonny Brown Associates represented the undisclosed landlord.

BROADVIEW, ILL. — Arrow Pneumatics Inc. has signed a renewal for its industrial lease at 2101 W. 21st St. in Broadview, a western suburb of Chicago. The tenant, which manufactures and distributes air preparation products, occupies the entire 43,175-square-foot building. Constructed in 1973, the property features 78 parking spaces and offers convenient access to I-290, I-294 and I-55. Mandy Lewandowski of DarwinPW Realty/CORFAC International represented the owners, Welbic III Broadview 21 LLC and Speedwagon Capital Partners. The tenant was self-represented.

LOS ANGELES — Brown & Riding Insurance Services has announced plans to move its Los Angeles office to the U.S. Bank Tower in downtown Los Angeles. The firm signed a 10-year lease for a 13,043-square-foot space on the 20th floor.  This marks the first lease signing since Silverstein Properties completed its $60 million capital improvement program for the tower. The renovation project, completed in May 2023, includes enhancements to more than 35,000 square feet of common areas, a redesigned entrance and lobby, contactless elevators and other amenities.  Brown & Riding’s move is scheduled to take place in early 2024. David Kluth and Aliya Coher of Newmark represented the tenant in the lease transaction. Harlan Strader of Silverstein Properties and Jaclyn Ward, James Malone and Sarah Hancock of JLL represented the landlord.

EDISON, N.J. — New Jersey-based Armstrong Logistics has signed an 86,936-square-foot industrial lease in the Northern New Jersey community of Edgewater. According to LoopNet Inc., the property at 250 Carter Drive was built on 36.4 acres in 1990, totals 408,860 square feet and offers a clear height of 27 feet. Scott Mertz of NAI Mertz represented the tenant in the lease negotiations. The name and representative of the landlord were not disclosed.

BURBANK, CALIF. — Lee & Associates, LA North/Ventura has closed seven lease transactions totaling more than 23,000 square feet at an office building located at 601 S. Glenoaks Blvd. in downtown Burbank.  These new leases have moved the building’s occupancy rate from 64 percent to 85 percent. The leases cater to a range of businesses, including an adult care facility, a regional wellness center, an entertainment company, a financial services firm, a speech therapy group and local service providers.  With the property now stabilized, the owner has listed it for sale.  Scott Romick, Darren Casamassima and David Kaufman of Lee & Associates led the brokerage team.

LOS ANGELES — The Federative Republic of Brazil has secured a long-term lease for 16,477 square feet of office space in Los Angeles’ Miracle Mile neighborhood. The Consulate General of Chile is one block away on Wilshire Boulevard.  The 10.5-year lease is valued at $10.4 million. The new office is located at 6222 Wilshire Blvd. The new deal creates a centralized location for Brazil’s consulate general.  Brian Dunne and Don Hudson of Kidder Mathews represented the tenant in the transaction. The landlord was Decron Properties.

According to LoopNet Inc., the single-tenant property at 801 Bridgeboro Road was built in 1980 and features a clear height of 27 feet and six exterior dock doors. Scott Mertz of NAI Mertz represented the tenant in the lease negotiations. The name and representative of the landlord were not disclosed.
