ATLANTA — Winter Haven, Fla.-based SouthState Bank has moved into its new 87,000-square-foot regional office headquarters at Prominence Tower, a 19-story office building located at 3475 Piedmont Road NE in Atlanta’s Buckhead district. The tenant’s new offices span three-and-a-half floors and will house roughly 175 local employees. Prominence will also feature a new flagship retail branch on the building’s ground floor and building-top signage that will elevate visibility of the SouthState Bank brand. Josh Hirsh and Patrick Baughman of JLL represented the tenant in the lease negotiations. Aileen Almassy and Andy Sumlin of Partners Real Estate represented the landlord, New York Life Real Estate Investors. Prominence Tower is a mixed-use development that recently underwent an $8 million renovation to both modernize the building and to install various tenant amenities, such as a conference facility, lobby coffee bar, fitness center, bike storage room and a seven-level attached parking garage.

WOOD DALE, ILL. — Tolead Logistics USA Inc. has signed a long-term lease for 160,000 square feet of industrial space at 640 N. Central Ave. in the Chicago suburb of Wood Dale. The tenant provides fashion, electronics and e-commerce logistics solutions. The building features a clear height of 32 feet, 38 exterior docks and two drive-in doors. Ryan Mullins and Frank Damato of Core Industrial Realty represented the tenant, while Kevin Segerson and Genna Ohrn of CBRE represented the undisclosed landlord.
AUSTIN, TEXAS — An undisclosed tenant has signed a 101,000-square-foot industrial lease at 71 Logistics Center, a 215,912-square-foot speculative facility located near Austin-Bergstrom International Airport. Building features include 32-foot clear heights, 185-foot truck court depths, 2,640 square feet of office space and parking for 142 cars (expandable to 262) and 54 trailers. Ace Schlameus and Travis Secor of JLL represented the landlord, Atlanta-based MDH Partners, in the lease negotiations. Brett Arabie of Cushman & Wakefield represented the tenant.
BENSENVILLE, ILL. — Lee & Associates of Illinois has negotiated a new long-term lease for a 187,460-square-foot industrial building in the Chicago suburb of Bensenville. The property is located at 222 Sievert Court. Jeff Janda and John Cassidy of Lee & Associates represented the owner, DRA Advisors. Mark Baumhart of NAI Hiffman represented the tenant, TAFCO Corp., a manufacturer of windows, doors and related products. The transaction represents the third quarter’s second-largest lease in the O’Hare market, according to Lee & Associates.
NEW YORK CITY — Stripe has signed a 139,497-square-foot direct office lease expansion in Lower Manhattan. The global financial technical services company now occupies 285,977 square feet of space across eight floors at 28 Liberty Street, where Stripe first took occupancy in summer 2024 via a four-floor sublease. Peter Riguardi, John Wheeler, Mitchell Konsker and Michael Berman of JLL represented the undisclosed landlord in the lease negotiations. Jeff Fischer and Sacha Zarba of CBRE represented Stripe. The deal brings the building’s office component to 96.5 percent occupancy.
LIVE OAK, TEXAS — Dick’s Sporting Goods has opened a 100,000-square-foot store under its “House of Sport” brand at Live Oak Town Center, a mixed-use development located on the northeastern outskirts of San Antonio. The store, which along with a 300,000-square-foot IKEA and a 79,681-square-foot Floor & Décor anchor the property, features a climbing wall, outdoor field, golf bays and a multi-sport cage. David Nicolson and Michael Schoenbrun of Weitzman internally represented the landlord in the lease negotiations.
HOUSTON — Locally based brokerage firm Baker Katz has negotiated seven new retail leases for Einstein Bros. Bagels in the greater Houston area. The spaces are located within the Tanglewood and Garden Oaks neighborhoods in Houston proper, as well as in the suburbs of Katy, Conroe, Humble, Tomball and League City. The average deal size is 2,000 square feet. Landlord representatives in the various lease negotiations included CBRE, Excel Commercial, NewQuest, Fidelis, Blue Ox Group and SVN | J. Beard Real Estate.
HOUSTON — Johnson Brothers of Texas Inc., a distributor of alcoholic beverages, has signed an 11,250-square-foot industrial lease in North Houston. According to LoopNet Inc., the building at 3340 Greens Road was built in 1997 and totals 126,968 square feet. Ryan Hartsell of locally based brokerage firm Oxford Partners represented the tenant in the lease negotiations. Jack Rathe and Natalie Gilbert of Stream Realty Partners, along with internal agent Kyle Whieldon, represented the landlord, Prologis.
NEW YORK CITY — Vialto Group has signed a 10,000-square-foot office lease expansion in Manhattan’s Plaza District. The private equity firm now occupies 17,500 square feet across two floors at 545 Madison Avenue, a 17-story, 140,000-square-foot building. Tara Stacom led the Cushman & Wakefield team that represented the landlord, Marx Realty, in the lease negotiations. David Dusek, also with Cushman & Wakefield, represented Vialto Group.
SHELBY TOWNSHIP, MICH. — Sport Clips will open at the Kroger-anchored shopping center at the southeast corner of 25 Mile and Dequindre roads in Shelby Township, a northern suburb of Detroit. Bill McLeod and Tjader Gerdom of Gerdom Realty & Investment represented the tenant in the lease for the 1,200-square-foot space, which was formerly home to Supercuts. Adams Commercial Real Estate Group manages the property.
