ALAMEDA, CALIF. — Rubi Laboratories, a California-based biotechnology company, has signed a 16,884-square-foot lease at the Radius @ Harbor Bay campus in Alameda. Radius is a nearly 700,000-square-foot life sciences and innovation campus located at 1501 Harbor Bay Parkway. The property features a new backup power generator, HVAC service with 100 percent outdoor air, 13-foot clear heights and an outdoor screened equipment pad. Newmark’s Conor Ranahan represented the landlord and ownership group, Paceline Investors and True North Management Group, while the firm’s Daniel Pivnick and Ari Rokeach represented Rubi Laboratories. Newmark previously represented the landlord and ownership group in the 43,645-square-foot, full-building lease to Vivani in December 2022 at the same campus.
Leasing Activity
HOUSTON — Baker Katz has arranged three retail leases totaling 19,050 square feet for Pet Supplies Plus in metro Houston. The pet care brand will occupy 6,000 square feet in the northern suburb of Conroe beginning in the fourth quarter. Additionally, Pet Supplies Plus will open a 5,550-square-foot store in Cypress and a 7,500-square-foot space in north Katy in the second quarter of 2024. Brett Levinson of Main Street Commercial Partners represented the landlords in the Conroe and Katy deals. Brad Kilbride of Retail Leasing represented the landlord in the Cypress deal.
DALLAS — Law firm Simon Greenstone Panatier has signed a 28,366-square-foot office lease at Bank of America Plaza in downtown Dallas. The 72-story, 1.8 million-square-foot complex offers a fitness center, conference facilities, tenant lounge, car wash services and multiple onsite dining options. Ryan Hoopes, Tom Sutherland and Dean Dahlsten of Cushman & Wakefield represented the tenant in the lease negotiations. Russ Johnson and Joel Pustmueller of JLL represented the landlord, Metropolis Investment Holdings Inc.
IRVING, TEXAS — Daikin Applied, a provider of commercial HVAC systems and services, has renewed its lease for 13,000 square feet of industrial space at Las Colinas Distribution Center in Irving. Brian Pafford of Bradford Commercial Real Estate Services represented the landlord, an entity doing business as Las Colinas AAA Investment LLC, in the lease negotiations. Michael Paine of Cushman & Wakefield represented the tenant.
NEW YORK CITY — West Publishing Corp. has signed a five-year, 46,105-square-foot office lease extension at 3 Times Square in Midtown Manhattan. The company will occupy the entire 17th floor and a portion of the 18th floor at the 885,000-square-foot building, which was originally constructed in 2001 as the headquarters for Reuters and recently underwent a capital improvement program. Mitchell Konsker, Dan Turkewitz and Christine Tong of JLL represented the tenant in the lease negotiations. Tom Keating represented the landlord, locally based investment firm Rudin, on an internal basis.
SALT LAKE CITY — CBRE has arranged leases for four new tenants at a 22-story, Class A office building in Salt Lake City. The building is located at 222 South Main St. and is now fully occupied. The new tenants include UMB Bank, global law firm Greenberg Traurig, CBRE itself and HKS Architects. CBRE’s Scott Wilmarth and Nadia Letey represented the landlord, KBS, in the lease transactions.
Pasadena Child Development Associates Leases 16,163 SF Medical Office Space in Pasadena, California

PASADENA, CALIF. — Pasadena Child Development Associates (PCDA) has leased 16,163 square feet of office and medical office space in Pasadena. The lease encompasses two adjacent buildings, one located at 790 East Green St. and the other at 118 South Oak Knoll Ave. Both buildings are located in Pasadena’s Central Business District. The East Green space is an 8,027-square-foot office medical building. The Oak Knoll space is a two-story office building covering 8,136 square feet. Tina LaMonica of NAI Capital Commercial represented the tenant in the lease transactions.
BEAVERCREEK, OHIO — Two new tenants have opened at The Greene Town Center in Beavercreek, an eastern suburb of Dayton. Off Par Golf & Social and Taste of Belgium join the more than 100 stores and restaurants at The Greene. Off Par Golf & Social is an indoor golf simulator facility and event venue that totals 5,800 square feet. There are seven state-of-the-art simulators as well as a full-service bar that offers local restaurant food options. Taste of Belgium is a dining concept from a Cincinnati-based restaurant group that specializes in Belgium-inspired cuisine. The menu features traditional dishes such as waffles, frites and mussels. The 3,800-square-foot restaurant also offers a full-service bar. Developed in 2006 by Olshan Properties, The Greene totals 1.1 million square feet.
EVANSTON, ILL. — Restaurant group Etta Collective has signed a 6,808-square-foot lease to occupy the entire ground-floor retail space at Evanston Labs in Evanston. Slated for completion in spring 2024, Evanston Labs will bring 177,575 square feet of Class A life sciences space to Chicago’s North Shore submarket. Etta plans to open its neighborhood eatery in summer 2024. The 10-story building is situated steps away from Northwestern University. Each floorplate is designed to accommodate both single- and multi-tenant users. There will also be a floor dedicated to lab-ready suites ranging in size from 5,000 to 9,000 square feet. Tenants will also have access to a penthouse amenity center with a boardroom, bar and lounge, outdoor terrace and health and wellness center. ESG Architects is the project architect, CRB is the lab planning group and Power Construction Co. is the general contractor. Dan Lyne and Brandon Green of CBRE are marketing the space for lease on behalf of ownership, Trammell Crow Co. David Burden of Colliers represented Etta.
NEW YORK CITY — First Look Media, a nonprofit organization that offers streaming and production services, has signed a 7,896-square-foot office lease at 853 Broadway in Manhattan. The lease term is five years, and the space spans the entire 10th floor. The 21-story, 157,000-square-foot building is currently undergoing a multimillion-dollar renovation. Andrew Wiener and Rob Fisher internally represented the landlord, The Feil Organization, in the lease negotiations.
