KANSAS CITY, MO. — The National Association of Insurance Commissioners (NAIC) has renewed its office lease at Eleven Eleven Main in Kansas City. The tenant plans to renovate its space, which totals about 109,000 rentable square feet across the fourth floor and floors eight through 11. Owner Copaken Brooks is involved in the property and construction management for the renovation project. Ryan Biery of Copaken Brooks represented ownership alongside CBRE’s Rollie Fors and Brice Shamberger. Sven Sykes, Tom Volini and Bryan Johnson of Colliers represented NAIC.

CARROLLTON, TEXAS — Houston-based Network Cabling Services has signed a 9,573-square-foot industrial lease in the northern Dallas metro of Carrollton. The company will occupy space at Building 2 at Counter Point at Valwood, a two-building, 97,943-square-foot development. Brian Pafford of Bradford Commercial Real Estate Services represented the landlord, an affiliate of Hay & Jones Inc., in the lease negotiations. Lee Owen of Compass Real Estate represented the tenant. Counter Point at Valwood is now 90 percent leased.

DENVER — MTM Transit has leased an industrial outdoor storage (IOS) property in Denver. It is located at 280 West 62nd Ave.  The 22,689-square-foot space features outdoor storage that could suitably accommodate a 100-passenger van fleet. It is situated near strong population bases and offers access to Denver’s major freeways.  Mike Viehmann represented MTM in the lease transaction.

HAZLETON, PA. — Exceler Building Solutions, a provider of wall panels for the construction industry, has opened a 180,000-square-foot manufacturing plant in Hazleton, located roughly midway between Scranton and Allentown. The single-story, climate-controlled facility features a clear height of 40 feet, two loading docks, six drive-in docks and 10 production lines. The development team estimates that the project will add about 100 new jobs to the local economy.

SARASOTA, FLA. — Sprouts Farmers Market has signed a 23,000-square-foot retail lease at Aster & Links, a mixed-use development underway in downtown Sarasota. The developer, Belpointe PREP LLC, is a publicly traded qualified opportunity fund based in Greenwich, Conn. Aster & Links is a Main Street-style development that comprises two high-rise buildings that will rise seven and 10 stories. The 424-unit property will include one-, two- and three-bedroom apartments and four-bedroom townhome-style penthouses, as well 900 parking spaces consisting of garage and surface parking. Amenities will include a clubroom, fitness room, center courtyard with heated saltwater pool and rooftop amenities including a community room and a private dining area for private events, as well as outdoor grills and seating. Leasing at Aster & Links is anticipated to begin in the first half of 2024. The target opening date for Sprouts was not disclosed.

TOMBALL, TEXAS — Charlotte-based energy equipment provider Ameresco Solar has signed a 41,080-square-foot industrial lease renewal at South Live Oak Business Park in Tomball, a northwestern suburb of Houston. The property comprises two buildings on a 6.2-acre site in the downtown area. Tom Condon Jr. and John Grimsley of Colliers represented the landlord, Tomball Economic Development Corp., in the lease negotiations. Ameresco was self-represented.

BEDFORD PARK, ILL. — Atlanta-based MDH Partners has completed the lease-up of 7447 S. Central Ave., a 118,218-square-foot industrial facility in the Chicago suburb of Bedford Park. Better Earth, a sustainable food service packaging company, has leased 55,718 square feet. Calvin Gunn of Lee & Associates represented the tenant, while Steve Connolly and Chris Gary of NAI Hiffman represented MDH. The property features four interior truck docks, 1,517 square feet of office space and a clear height of 21 feet. The building is one of six in the Chicago Infill Net Lease Portfolio, which MDH purchased in October 2021.

ROMEOVILLE, ILL. — Schwab Paper Products has renewed its 55,000-square-foot industrial lease at 636 Schwab Circle in the Chicago suburb of Romeoville. The manufacturer and converter of packaging materials previously owned the building, so the new five-year lease was structured in a sale-leaseback transaction. Terri Alexander of Transwestern Real Estate Services represented Schwab. Ryan Earley of Lee & Associates represented the buyer, Link Logistics.

NEW YORK CITY — Cushman & Wakefield has negotiated a 41,854-square-foot office sublease at 195 Broadway in Manhattan’s Financial District. Peter Trivelas and Gary Ceder of Cushman & Wakefield represented the sublandlord, real estate services firm Orchard Technologies, in the lease negotiations. Laura Pomerantz, Ethan Silverstein and Theodora Livadiotis, also with Cushman & Wakefield, represented the subtenant, an undisclosed digital media startup that is taking space on the building’s 26th floor.

MERIDIAN, IDAHO — Wood Investments Cos. has announced the opening of a 42,212-square-foot PGA Tour Superstore at Gateway Marketplace, a 135,732-square-foot retail center in the Boise suburb of Meridian.  The store now leases the former Rosauers grocery store space. Other tenants at the center include Trader Joe’s, Mecca Gym, Land Ocean, Chili’s Grill & Bar, Le Peep, Mathnasium and Orange Theory.  Andrea Nilson, LeAnn Hume, Travis Dunn, Julie Kissler and Braydon Torres of Cushman & Wakefield handle leasing at the property. Stuart Thain of Colliers represented the tenant in the leasing negotiations.
