WICHITA, KAN. — The International Pizza Hut Franchisee Holders Association (IPHFHA) is relocating its headquarters to The Offices at Cranbrook in Wichita. The move is expected to occur in May. IPHFHA has been a part of Wichita and Pizza Hut’s history since 1968, supporting over 5,300 restaurants across the franchise system. The new headquarters will support future workforce expansion and the association’s Pizza Hut Foundation, which launched in 2022 to support scholarship, mentorship and literacy initiatives. Wichita-based developer Occidental Management owns The Offices at Cranbrook. Chad Stafford represented the landlord on an internal basis, while Whitney Vliet Ward and Ben Suellentrop of J.P. Weigand & Sons Inc. represented the tenant. IPHFHA operates as a trade association and is comprised of private owners of Pizza Hut franchises.
MENOMONEE FALLS, WIS. — Rexel USA Inc. and Everlight Solar LLC have fully leased a recently completed industrial building in Menomonee Falls. The two tenants are leasing 59,388 square feet and 19,738 square feet, respectively. They will take occupancy in the second quarter following the completion of tenant improvements. Owner Luther Group developed the facility on a speculative basis. Bob Flood, Brian Flood and Derek Yentz of Founders 3 Real Estate Services represented ownership.
BUFFALO GROVE, ILL. — Illinois Masonry Group has signed a 22,000-square-foot industrial lease at 1025 Busch Parkway in the Chicago suburb of Buffalo Grove. The company will relocate from a nearby location. The building features a clear height of 19 feet, one dock, one drive-in doors and 4,000 square feet of office space. Brian Bocci of Entre Commercial Realty represented the tenant, while Michael Whetstone and Brian Silverman of JBS represented the undisclosed landlord.
HOUSTON — Locally based brokerage firm Finial Group has secured an 18,600-square-foot industrial lease renewal in Houston. The tenant was B&T Rentals, and the space is located within Four Seasons Business Park on the city’s northwest side. According to LoopNet Inc., the single-tenant building at 6826 Bourgeois Road was constructed in 2015. Jack Gaffney and John Buckley of Finial Group represented the undisclosed landlord in the lease negotiations.
IRVING, TEXAS — The Big 12 Conference has signed a 14,107-square-foot lease for its new office headquarters in Irving. The collegiate athletic league will relocate from 400 E. John W. Carpenter Freeway to the Williams Square complex this fall. Travis Boothe and Cynthia Cowen of Cushman & Wakefield represented the Big 12 in the lease negotiations. Bill Brokaw and Karch Schreiner of Hillwood Urban internally represented ownership, a partnership between Apollo Global Management, Vanderbilt Office Properties and Hillwood Urban.
NEW YORK CITY — Insurance litigation firm Barry McTiernan & Moore LLC has signed an 18,464-square-foot office lease at One Battery Park Plaza in downtown Manhattan. Undwr the terms of the 16-year lease, the firm will relocate from 101 Greenwich St. to the entire top floor of One Battery Park Plaza later this year. Jonathan Schindler and Mark Weiss of Cushman & Wakefield represented the tenant in the lease negotiations. Kevin Daly represented the landlord, Rudin, on an internal basis.
NORTH FAYETTE TOWNSHIP, PA. — CBRE has arranged a 28,857-square-foot retail lease in North Fayette Township, a western suburb of Pittsburgh. The tenant, furniture retailer Arhaus The Loft, will move into its new space at Plaza at the Point shopping center in the second quarter. Herky Pollock and John Jackson of CBRE represented the landlord, Kossman Development Co., in the lease negotiations. Scott Smith of Hanna Langholz Wilson Ellis represented the tenant. The deal brings Plaza at the Point to full occupancy.
NEW YORK CITY — Creative advertising agency Moon Rabbit has signed a 6,604-square-foot office lease at 594 Broadway in Manhattan’s SoHo neighborhood. The company recently relocated from 447 Broadway to the 12th floor of the 250,000-square-foot building, which was originally constructed in 1898 and is known locally as the Lyons Building. Neith Stone internally represented the landlord, GFP Real Estate, in the lease negotiations. Joshua Berg and Alexander Kesseler of Newmark represented Moon Rabbit.
KATY, TEXAS — Three new tenants have opened stores at LaCenterra at Cinco Ranch in the western Houston suburb of Katy. Athleisure provider lululemon has opened a 4,133-square-foot store next to Sephora, and South African restaurant concept Nando’s has also debuted its 2,754-square-foot eatery next to Jamba Juice. Lastly, apparel and accessories retailer Two Tarts’ Toppers has opened a 1,113-square-foot store next to CycleBar and across from Bar Louie. Poag Development Group owns LaCenterra at Cinco Ranch.
HOUSTON — Displayco USA, a provider of supplies for trade shows and custom exhibits, has signed a 17,055-square-foot industrial lease at 9350 Baythorne Drive in northwest Houston. Jon Michael and Ed Bane of Bridge Commercial Real Estate represented the landlord, TIAA, in the lease negotiations. George Montes of Cypressbrook Co. represented Displayco.
