Fiserv Opens 170,000 SF Global Headquarters in Downtown Milwaukee

MILWAUKEE — Fiserv Inc. (NYSE: FI), a global payment and financial tech solutions firm, has unveiled its new corporate headquarters in downtown Milwaukee. The 170,000-square-foot office space serves as the new global base for the company, which is relocating from nearby Brookfield, Wis., about 13 miles west of Milwaukee. The new Fiserv offices are part of HUB640, a mixed-use campus that also includes a small-format Kohl’s department store that opened in November. Other tenants include Eight Eleven Group, Abacus Architects and North Shore Healthcare, according to Founders 3 Real Estate Services, which is handling office leasing at HUB640. Chicago-based North Wells Capital LLC owns and operates HUB640. As part of the move, Fiserv was awarded $7 million in TIF (tax increment financing) funding from the City of Milwaukee, under the condition that the company retain 93 percent of its employee base at its new office space. “City of Milwaukee elected officials unanimously chose to partner with Fiserv on this project, and we are confident the decision will be applauded for many years to come,” says Milwaukee Mayor Cavalier Johnson. Bright Realty Welcomes Eight New Food-and-Beverage Users to Flagship Development in Metro Dallas

The tenants that have either recently opened or signed leases include: Marble Slab Creamery/Great American Cookies (1,600 square feet); Chinese and Indian restaurant The Monk’s (3,869 square feet); RT Bakery (1,507 square feet); Voodoo Brewing Co. (4,346 square feet); Bagel Bar (1,186 square feet); Ked’s Artisan Ice Cream & Treats (1,893 square feet); Cocinero Mexican Restaurant (3,800 square feet); and Bluebonnet Brunch House (2,479 square feet).

Cushman & Wakefield Negotiates 27,667 SF Office Lease in Midtown Manhattan

NEW YORK CITY — Cushman & Wakefield has negotiated a 27,667-square-foot office lease at 3 Times Square in Midtown Manhattan. The tenant, Atlanta-based law firm Kilpatrick Townsend & Stockton, will relocate from the W.R. Grace Building to the 28th floor of the 30-story building, which originally opened in 2001 and recently underwent a capital improvement program. Ron Lo Russo, John Cefaly, John Santora, Paige Engeldrum, Lou D’Avanzo, Mike Burgio and Dan Organ of Cushman & Wakefield, along with internal agent Tom Keating, represented the landlord, Rudin, in the lease negotiations. McPhail Associates Signs 12,739 SF Lease at Industrial Flex Property in Burlington, Massachusetts

BURLINGTON, MASS. — Geotechnical engineering services firm McPhail Associates has signed a 12,739-square-foot lease at an industrial flex property in Burlington, a northwestern suburb of Boston. According to LoopNet Inc., the property at 42-44 Third Ave. was originally constructed in 1966 and totals 25,521 square feet. ABG Commercial Realty represented the landlord, Nordblom Management Co., in the lease negotiations. The representative of the tenant was not disclosed.

FORT WORTH, TEXAS — Single-family residential developer Highland Homes has signed an 8,500-square-foot office lease at Hillwood Commons II, a newly constructed office building located within the Alliance Town Center in North Fort Worth. The office will be the company’s fifth in Texas and will be able to support up to 175 employees. Scott Hobbs and Kim Lyon of Newmark represented Highland Homes, which plans to take occupancy this summer, in the lease negotiations.

ConnectiveRx Signs 19,371 SF Office Lease Renewal in Fairfield, New Jersey

FAIRFIELD, N.J. — ConnectiveRX, a provider of various support services for the healthcare industry, has signed a 19,371-square-foot office lease renewal in the Northern New Jersey community of Fairfield. ConnectiveRX is re-committing to its space at Greenbrook Executive Center, a 203,028-square-foot building owned by locally based investment firm Accordia Realty Ventures, on a short-term basis. Fred Hyatt and Derek DeMartino of JLL brokered the lease on behalf of ownership. Law firm Dwyer, Connell & Lisbona LLP also recently committed to a five-year renewal for its 7,731-square-foot suite at Greenbrook Executive Center.

Colliers Negotiates 142,100 SF Industrial Lease in Metro Houston

CYPRESS, TEXAS — Colliers has negotiated a 142,100-square-foot industrial lease in the northwestern Houston suburb of Cypress. The tenant, 84 Lumber Co., will occupy the entirety of Barker Cypress Distribution Center. According to commercialsearch.com, the building sits on 12 acres and features 149 parking spaces and 3,574 square feet of office space. Wes Williams of Colliers and Conrad Bernard of Boyd Commercial represented the landlord, Molto Properties, in the lease negotiations. The tenant was self-represented.

Preziosa Stone Signs 23,874 SF Industrial Lease in Northwest Dallas

DALLAS — Preziosa Stone has signed a 23,874-square-foot industrial lease in the Brookhollow neighborhood of northwest Dallas. The tenant is taking space at PROTO Park, a 250,000-square-foot industrial redevelopment by North Texas-based M2G Ventures. Sheenu George of KW Commercial represented the tenant in the lease negotiations. Sarah Ozanne and Lena Pierce of Stream Realty Partners represented M2G Ventures. The deal brings PROTO Park to full occupancy.

GID Signs Five Tenants to Join $2B High Street Mixed-Use Development in Atlanta

ATLANTA — GID Development Group has announced five more retail and restaurant concepts coming to High Street, the company’s $2 billion mixed-use development underway in Atlanta’s Central Perimeter submarket. The five newly announced tenants, totaling more than 31,000 square feet, include: — Jaguar Bolera: an “eatertainment” destination encompassing 21,500 square feet of food, beverage and entertainment space that will offer activities such as duckpin bowling, foosball, darts, board games and karaoke in private rooms; — South African restaurant concept Nando’s PERi-PERi, which will occupy a 3,300-square-foot flagship location with an 85-seat interior featuring South African art, lighting and furniture, as well as a patio for an additional 96 guests; — Velvet Taco’s second Atlanta location totaling 2,300 square feet; — Allen Edmonds, a high-end menswear retailer that is relocating its Park Place location to 1,800 square feet and will offer a custom shoe design studio; and — Skin Spirit, a med-spa concept that is opening its first location in Atlanta at High Street.
