BENSENVILLE, ILL. — Lee & Associates has negotiated a 25,631-square-foot industrial lease at 1071 Thorndale Ave. in the Chicago suburb of Bensenville. The lease brings the property to full occupancy. Chris Nelson of Lee & Associates represented the landlord, Prologis. Jeff Fischer of KBC Advisors represented the tenant, McDonald Associates Inc., an Elk Grove-based electrical manufacturer’s representative company focused on providing sales and warehousing solutions for clients.

MANVEL, TEXAS — Lowe’s Home Improvement will open a 107,135-square-foot store in Manvel, a southern suburb of Houston. The store, which will include a 34,442-square-foot garden and nursery, will be located within Manvel Town Center, a 273-acre mixed-use development by Weitzman. A 108,000-square-foot H-E-B grocery store anchors the initial phase of the development, and a slew of additional retail and food-and-beverage users have either recently or will soon open stores at Manvel Town Center. Lowe’s is slated to open in late 2026.

GEORGETOWN, TEXAS — Transwestern has negotiated an 84,633-square-foot industrial lease in Georgetown, a northern suburb of Austin. The tenant is 84 Lumber, which already operates a lumberyard in Georgetown and is the process of expanding. The space is located within Blue Springs Business Park, a three-building, 604,064-square-foot development. Nash Frisbie of Transwestern and Carter Thurmond of Endeavor Real Estate Group represented the landlord, Chicago-based Molto Properties, in the lease negotiations. The tenant was self-represented.

PLANO, TEXAS — Anderson Merchandisers, which provides both data analytics and supply chain solutions to the retail industry, has signed a 30,342-square-foot office headquarters lease in Plano. The company is relocating from Granite Park to the entire top floor of the 210,000-square-foot Apex at Legacy building. Conor McCarthy and Jayme Schutt of JLL represented the tenant in the lease negotiations. John Brownlee, Gini Rounsaville and Michael Williams, also with JLL, represented the landlord, a partnership between Monarch Alternative Capital and Tourmaline Capital Partners.

ST. PETERSBURG, FLA. — Footwear and apparel retail giant Foot Locker Inc. has officially moved its corporate headquarters from New York City to the Tampa Bay city of St. Petersburg. The Feil Organization has signed the retailer to a 110,998-square-foot office lease at 570 Carillon Parkway, a Class A office building within Carillon Business Park. Feil recently renovated the office building’s lobby and common areas. Amenities at the five-story, 250,000-square-foot office building include a café and a fitness center. Lee Winter and Caleb Lewis of JLL represented Foot Locker in the lease negotiations. Barry Hanerfeld and Molly Molloy Catlett of CBRE represented Feil alongside in-house representative Andrew Wiener.

WAYNE, PA. — CBRE has negotiated a 32,600-square-foot office lease in Wayne, a western suburb of Philadelphia. The tenant is Comcast Cable Communications Management, and the space is located within the 200,000-square-foot, freshly renovated building at 1111 Old Eagle School Road. Scott Gabrielsen of CBRE represented the landlord, De Lage Landen Financial Services, in the lease negotiations. Jay Joyce of Savills represented Comcast.

NEW YORK CITY — The Legal Aid Society has signed a 29,467-square-foot office lease renewal and expansion on Staten Island. The expanded space includes suites on the second, third and eighth floors of the building at 60 Bay St. Christopher Mansfield, Craig Reicher, Greg Maurer-Hollaender and Julia Passantem of CBRE represented the tenant in the lease negotiations. Bill Bergman internally represented the landlord, Muss Development.

GRANTS PASS, ORE. — A little over a month after unveiling its 1,000th retail location, drive-thru coffee chain Dutch Bros Inc. (NYSE: BROS) is expanding its operations with goals to reach 2,029 shops by 2029. Originating in 1992 as a pushcart by the railroad tracks in downtown Grants Pass, Dutch Bros opened its first franchise in 2000. Dutch Bros Coffee now has a significant presence in the Pacific Northwest and is expanding with more locations across the United States, moving eastward to Florida, Texas, Oklahoma and Georgia. Looking further out, Dutch Bros sees potential for 7,000-plus locations nationwide, up from its original estimate of 4,000 shops. In 2025 alone, the company expects to open “at least” 160 new stores. The company recently hired former YUM! Brands executive Brian Cahoe as chief development officer to oversee the expansion strategy. The Dutch Bros management team recently provided updates on the business and its long-term growth goals at its Investor Day meeting last week. “We are pleased to deliver quarter-to-date first-quarter same-shop sales above our expectations, supported by positive traffic and strong business momentum,” says Christine Barone, CEO and president of Dutch Bros. DALLAS — Duralum Products has signed a 57,000-square-foot industrial lease in northwest Dallas. The provider of patio covers and other home furnishings is taking space at 7 Justice Way, a single-tenant building that according to LoopNet Inc. was completed in 2023. Jason Moser and Giovanni Scardino of Stream Realty Partners represented the locally based landlord, Trive Capital, in the lease negotiations. David Eseke and Clay Balch of Cushman & Wakefield represented the tenant.

Millstone-8-Logistics-Center

MILLSTONE, N.J. — Pennsylvania-based Logistics Plus Inc. has signed a 1 million-square-foot, full-building industrial lease in Millstone, an eastern suburb of Trenton. The building is part of Millstone 8 Logistics Center, a 140-acre speculative development by Crow Holdings that also includes a 220,000-square-foot building that is fully leased to United Legwear. Logistics Plus’ building features a clear height of 40 feet, 274 trailer parking stalls and 172 loading doors. Rob Kossar, Nate Demetsky and Leslie Lanne of JLL represented the ownership group, which includes The Carlyle Group and 2020 Acquisitions, in the lease negotiations. Andrew Crites, Art Leichner and Kyle Eaton of Newmark represented the tenant.
