NEW YORK CITY — Bronx Community Health Network (BCHN) will open an 11,000-square-foot healthcare facility at 3763 White Plains Road. The two-story facility will offer outpatient medical, dental and behavioral health services. The opening is set for summer 2024. Project partners include DIGroupArchitecture, New York Engineers and Denham Wolf Real Estate Services.

WOODRIDGE, ILL. — Cushman & Wakefield has negotiated a 64,643-square-foot industrial lease at 2250 W. 75th St. in Woodridge, a southwest suburb of Chicago. Dan Wilkins and Lou Hall of Cushman & Wakefield represented the landlord, Molto Properties, while Jason West of Cushman & Wakefield represented the tenant, J&P Warehousing/Tardella Foods. The 101,871-square-foot building now has 37,228 square feet remaining available for lease.

MANSFIELD, TEXAS — Five restaurants have signed new leases at The Shops at Broad, a retail center located in the southern Fort Worth suburb of Mansfield. Portillo’s, Outback Steakhouse, Carrabba’s Italian Grill, BoomerJack’s Grill & Bar and Chuy’s are all scheduled to open late next year at the property. Sam Kartalis of Younger Partners and John Weber of Weber & Co. arranged the leases on behalf of the landlord, Trez Capital, which acquired the property earlier this year.

MCKINNEY, TEXAS — Lee & Associates has negotiated a 65,811-square-foot industrial lease at 801 Harry McKillop Blvd. in the northern Dallas suburb of McKinney. The building is located within McKinney National Business Park. Brett Lewis of Lee & Associates represented the tenant, Robert Madden Industries, a wholesale distributor of heating and air conditioning products, in the lease negotiations. Randy Touchstone and Kodie Comby of JLL represented the landlord, Transwestern Development Co.

MISSOURI CITY, TEXAS — EoS Fitness has signed a 40,000-square-foot lease at Fort Bend Town Center, a 144-acre retail development by NewQuest Properties in Missouri City, about 20 miles southwest of Houston. Jason Baker of Baker Katz represented EoS Fitness, which is aiming to open late next year,  in the lease negotiations. Bob Conwell and Andrew Alvis represented NewQuest on an internal basis. Other tenants at Fort Bend Town Center include Burlington, Ross Dress for Less, Ulta Beauty, Cava, Petco and Five Below.

NEW YORK CITY — Beechhurst Executive Suites has renewed its lease for 6,936 square feet on the second floor of Whitestone Plaza, a 62,000-square-foot urban community shopping center located on the north side of Queens. Randall Briskin represented the landlord, The Feil Organization, in the lease negotiations on an internal basis. The tenant was self-represented. Other tenants at Whitestone Plaza include CVS and North Shore Farms supermarket.

NEW YORK CITY — Law firm Meltzer, Lippe, Goldstein & Breitstone LLP signed a 5,835-square-foot office lease expansion at 70 E. 55th St. in Midtown Manhattan. The lease term is 10.5 years. The 27-story, 154,000-square-foot building is known as Heron Tower and was originally constructed in 1985. Diana Biasotti, Kristen Morgan and Thomas Swartz of JLL represented the landlord in the lease negotiations. Nicholas Markel of Cresa represented the tenant.

CHICAGO — Four biotech tenants have signed leases at 2430 N Halsted, a recently revamped scientific research facility owned by Sterling Bay in Chicago’s Lincoln Park. • Seq Biomarque is establishing its first location in Chicago. The company is developing a cost-effective, blood-based screening and diagnostic test for Alzheimer’s disease. • CeGaT Corp. is making its debut in the United States. Parent company CeGaT GmbH is based in Germany and works in genomics and personalized medicine. • EVOQ Therapeutics, spun out of the University of Michigan’s on-campus lab spaces, is working to reform autoimmune disease treatment with novel immunotherapies. • Cyclopure specializes in water purification and water treatment technologies. The firm has relocated and expanded its headquarters from the Illinois Science + Technology Park. Dave Gloor and Daniella Hemsley negotiated the leases for Sterling Bay on an internal basis. Jonathan Metzl and Jack Deroche of Cushman & Wakefield represented Cyclopure.

ELLIJAY, GA. — Halpern Enterprises has signed two new leases totaling 26,450 square feet at Old Orchard Square, a 131,200-square-foot shopping center located in Ellijay, roughly 80 miles north of Atlanta. Halpern has owned the property, which is anchored by a 68,000-square-foot Ingles grocery store, since 1994. Marshalls will replace Black Bear Antiques in an 18,000-square-foot space, and Five Below will occupy 8,450 square feet at the center. Other tenants include BenchMark Physical Therapy, Okinawa Restaurant, UPS, Pizza King and Farmer’s Home Furniture.

HOUSTON — KidsTale Playgrounds has signed a 162,790-square-foot industrial lease at Fairbanks Northwest Distribution Center in Houston. The supplier of children’s recreational products will occupy the entirety of the North Building, which features 32-foot clear heights, four drive-in ramps, 180-foot truck courts depths and ample trailer parking. Allison Bergmann and Jim Foreman of Cushman & Wakefield represented the landlord, locally based developer Triten Real Estate Partners, in the lease negotiations. Brett Lewis of Lee & Associates represented KidsTale.
