DALLAS — Lee & Associates has negotiated a 49,542-square-foot industrial lease in northwest Dallas. According to LoopNet Inc., the property at 119 Regal Row was built in 1978 and totals 230,710 square feet. Stephen Williamson of Lee & Associates represented the landlord, Dogwood Industrial Properties, in the lease negotiations. Jeremy Mercer of Mercer Co. represented the tenant, Kit Composites, which serves the wind energy and marine industries.

DALLAS — MIINC Mechanical Contractors has signed a 36,800-square-foot industrial lease renewal at 1960 W. Northwest Highway in northwest Dallas. The single-tenant building was originally constructed in 1983. Scott Voelkel and Cullen Dickey of Dickey Property Co. represented the landlord, an unnamed Dallas-based family partnership, in the lease negotiations. The tenant was self-represented.

DULUTH, GA. — Banyan Street Capital has signed 109,963 square feet of office leases at Satellite Place, a 117-acre office park in Duluth, a northeast suburb of Atlanta. The 21 transactions include 13 new leases or expansions totaling 89,926 square feet and six renewals totaling 20,037 square feet. Eight of the leases (for 46,527 square feet) are tied to the electric vehicle (EV) industry, including a 17,808-square-foot lease with Hyundai Glovis. Situated near I-85, Satellite Place comprises 820,000 square feet of six-story office space. Banyan Street Capital has recently partnered with Greystar for a 328-unit multifamily development underway at Satellite Place. The property, known as Elan Satellite Place, is expected to deliver in early 2025.

BURLINGTON, N.J. — IronLink Logistics, a third-party freight company formerly known as MD 3PL, has signed a 71,056-square-foot industrial lease in the Southern New Jersey community of Burlington. IronLink will occupy the entirety of a newly constructed building at 2609 Rancocas Road, which features a clear height of 32 feet. Nate Demetsky, Dean Torosian and Matt Kemery of JLL represented the landlord, metro Philadelphia-based developer Endurance Real Estate Group, in the lease negotiations. Casey Mungo of Daum Commercial represented the tenant.

NORTH AURORA, ILL. — Nova Medical Products has signed a 91,956-square-foot industrial lease at 410 Smoke Tree Plaza in North Aurora, about 40 miles west of Chicago. The facility is located within the Park 88 Logistics Center and is slated for completion in the second quarter of 2024. Relocating from McCook, Nova will occupy 55 percent of the 165,928-square-foot building. Kenneth Franzese and John Cassidy of Lee & Associates represented the tenant, which is a manufacturer and distributor of medical equipment products such as cranes, crutches, transport chairs and knee scooters. John Whitehead and Jack Brennan of NAI Hiffman represented the landlord, TradeLane Properties.

DEER PARK, TEXAS — Lee & Associates has negotiated a 21,000-square-foot, full-building industrial lease in Deer Park, an eastern suburb of Houston. The building at 2751 Aaron St. sits on 10.3 acres and features 5,700 square feet of office space. Josh Carl and Trey Erwin led the transaction for Lee & Associates. The names of the tenant and landlord were not disclosed.

GRAND PRAIRIE, TEXAS — Quicksilver Express Courier Inc. has signed a 6,732-square-foot industrial lease at Great Southwest Distribution Center in the central metroplex city of Grand Prairie. Chris Kennedy of Bradford Commercial Real Estate Services represented the tenant in the lease negotiations. Corby Hodgkiss of Mercer Co. represented the landlord, an entity doing business as Carrier SC Industrial LLC.

BABCOCK RANCH, FLA. — Katz & Associates has signed several retail tenants to leases totaling more than 120,000 square feet at Babcock Ranch, a solar-powered mixed-use community currently underway in South Florida. The project is entitled for 6 million square feet of commercial space, in addition to residences. Jon Cashion and Eric Spritz of Katz & Associates represented the landlord and developer, Kitson & Partners, in the lease negotiations. Upon completion, the development will feature 4 million square feet of retail space, including shopping centers The Shoppes at Yellow Pine and Crescent B Commons. Marshalls, Ace Hardware, Five Below, Oar & Iron, Tipsy Salonbar, Fountain Pools, Seymour Orthodontics, Yummy Thai & Chinese, Verizon Wireless, Papa John’s Pizza, Carvel and Laser Lounge will occupy space at The Shoppes at Yellow Pine. Starbucks Coffee, Fifth Third Bank and Fiore + Ela Salon recently signed leases at Crescent B Commons. A total of 24 retail tenants have now signed leases at Babcock Ranch. The Shoppes at Yellow Pine, which will comprise 120,000 square feet, is scheduled for completion in the first quarter of 2025, with retailer openings scheduled to begin early that year.

HUNTSVILLE, ALA. — The Beach Co. has signed Arrow Electronics, a tech services provider, to an office lease at The Range, a new 49,229-square-foot office building along Governors Drive in Huntsville. The Range is connected via a new pedestrian sidewalk to Beach Co.’s sister property The Foundry, a new 342-unit multifamily development, and Stovehouse, a property with food-and-beverage options, offices and event space. Arrow Electronics will occupy the remaining space on The Range’s ground floor. Crunkleton Commercial Real Estate Group managed the leasing efforts. The Range has one 10,000-square-foot availability on the second floor, according to Beach Co.

FORT WORTH, TEXAS — Newmark has negotiated a 50,000-square-foot industrial lease at Riverbend Business Park in northeast Fort Worth. The development spans approximately 1.4 million square feet across 32 buildings. Frank Puskarich and Louis Pascuzzi of Newmark represented the tenant, foam products provider Neveon USA, in the lease negotiations. Holt Lunsford Commercial represented the landlord.
