ROANOKE, TEXAS — Cummins Clean Fuel Technologies has signed an industrial lease expansion at AllianceTexas, Hillwood’s 27,000-acre master-planned community on the north side of Fort Worth. The provider of natural gas delivery systems is expanding its manufacturing operations, bringing its footprint at 1051 Republic Drive in Roanoke to roughly 160,000 square feet. Michael Haggar and John Worthen of JLL represented Cummins in the lease negotiations. Samuel Rhea and Reid Goetz represented Hillwood on an internal basis.

HOUSTON — Intac Supply, a provider of HVAC equipment, has signed an 18,000-square-foot industrial lease at 6600 Long Point Road in northwest Houston. Toronto-based Agellan Commercial REIT owns the 139,116-square-foot building, which was originally built in 1979. Matt Rogers of Oxford Properties represented Intac Supply in the lease negotiations. Carter Holmes of Holt Lunsford represented the landlord.

YPSILANTI, MICH. — MC Driving School has signed a 2,322-square-foot retail lease at Arbor Square Plaza in Ypsilanti. The tenant will take the space formerly occupied by Weight Watchers at the center, which is located at the southeast corner of Carpenter and Ellsworth roads. Michael Murphy and Tjader Gerdom of Gerdom Realty & Investment represented the landlord, Verus Development Group.

PHILADELPHIA — The Philadelphia Inquirer has opened a new, 36,500-square-foot office at 100 S. Independence Mall West in the Old City district. Locally based architecture firm Meyer designed the office, which can accommodate 200 people and represents a consolidated physical footprint. The newspaper employs about 400 people who will utilize the space on a rotating basis and work in “neighborhood” spaces that support individual departments like news, marketing, human resources and administration. Newmark represented the Inquirer in its site selection and lease negotiations. Keystone Property Groups owns the building.

NEW YORK CITY — MillerKnoll, a family of home décor and furnishing brands, has signed a 15,331-square-foot office lease at 251 Park Avenue South in Manhattan’s Gramercy neighborhood. The 16-story building was originally constructed in 1909. Justin Royce of Cushman & Wakefield represented MillerKnoll in the lease negotiations. Andrew Wiener and Robert Fisher internally represented the landlord, The Feil Organization, which acquired the asset in 2015 and implemented a capital improvement program. Combined with its ground-floor retail space, MillerKnoll now occupies about 60,000 square feet at 251 Park Avenue South.

LOUISVILLE, KY. — Dermody Properties has signed an unknown tenant to a full-building industrial lease at LogistiCenter SM at Louisville Airport Building 2. Built in 2022, the 203,840-square-foot facility is located at 3195 S. Park Road in Louisville, about eight miles south of Louisville Muhammad Ali International Airport. Bruce Isaac of NAI Isaac, Mark Wardlaw and Clay Manley of NAI Fortis and Bill Kampton and Phil Garrett of Colliers NAPA represented the tenant in the lease transaction. Alex Grove and Kevin Grove of CBRE represented the landlord.

FORT WORTH, TEXAS — Lee & Associates has negotiated an 87,876-square-foot industrial lease at Champions Circle Business Park in Fort Worth. The tenant, Optimas, which provides fasteners for industrial manufacturers, will occupy the entirety of Building 3 at the 361,040-square-foot development. Reid Bassinger and Nathan Denton of Lee & Associates represented the landlord, Hopewell Development, in the lease negotiations. Ben Gibbs and Clint Manning of Cresa represented the tenant.

NEW ROCHELLE, N.Y. — LA Fitness has opened a 36,000-square-foot gym at a freestanding building located at 75 Nardozzi Place in New Rochelle. The fitness operator will occupy most of the two-story building’s top floor. The gym houses a lap pool, whirlpool spa, locker rooms with saunas, group exercise studio and a multi-tiered indoor cycling studio. A partnership between Simone Development and G&S Investors owns the building.

AUSTIN, TEXAS — IBM will relocate its Austin office campus to The Domain, a 300-acre mixed-use development on the city’s north side, by 2027, according to several media outlets including The Austin American-Statesman and Axios. The former publication reports that IBM, which employs about 6,000 people in Austin, will take about 320,000 square feet across two newly constructed buildings at 11901 MoPac Expressway. The latter publication reports that the interconnected buildings will both rise 14 stories and that the tech giant intends to occupy the entirety of one tower and a small portion of the other. Bo Beacham and John Barksdale of CBRE represented the landlord, Hines, in the lease negotiations.

METAIRIE, LA. — The Feil Organization has signed Louisiana Citizens Property Insurance Corp., a nonprofit residential and commercial real estate insurance organization, to an office lease renewal in the New Orleans suburb of Metairie. The company will continue to occupy its 20,984-square-foot office on the seventh floor of the Galleria office building for another 125 months. Sandra Corrigan of SRSA Commercial Real Estate represented the tenant in the lease negotiations, and Scott Graf of Corporate Realty represented the landlord. Located at 1 Galleria Blvd., the Galleria is a 22-story, 466,110-square-foot office building that offers a fitness center, food service, an ATM, car wash service and onsite security and management.
