HOUSTON — Audubon Engineering Co. has signed a 71,879-square-foot office lease for its new corporate headquarters at 3505 W. Sam Houston Parkway N in West Houston. The 227,045-square-foot building was constructed in 2013 and offers a cafeteria, fitness center and outdoor gathering and amenity spaces. Reggie Beavan, Joshua Brown and Audrey Selber of Newmark represented the tenant in the lease negotiations. Russell Hodges and Bubba Harkins of CBRE represented the landlord, Israeli investment firm Azrieli Group.

HOUSTON — Lowe’s Outlet has opened a 41,453-square-foot store at Champions Village, a 383,346-square-foot retail power center in northwest Houston. The North Carolina-based home improvement retailer backfilled a space previously occupied by Stein Mart. The opening precedes the 2024 debuts of Hibbett Sports and soul food restaurant The Greasy Spoon at the center. The owner of Champions Village, First National Realty Partners, also recently reached long-term extension agreements with two anchor tenants, grocer Randalls and Barnes & Noble.
AUSTIN, TEXAS — Law firm Fee, Smith & Sharp has signed a 10,517-square-foot office lease renewal in southwest Austin. The firm is taking space at the 167,369-square-foot Uplands 1, which was renovated in 2019. Matt Frizzell and Kevin Granger of Cushman & Wakefield represented the landlord, San Francisco-based Drawbridge Realty, in the lease negotiations. John Scoblick and Jerry Frey of Savills represented the tenant.
LIVINGSTON, N.J. — RWJBarnabas, a network of New Jersey-based independent providers, has signed a 11,667-square-foot healthcare lease at The Eisenhower, a 384,000-square-foot campus located in the Northern New Jersey community of Livingston. Richel Commercial Brokerage represented the tenant in the lease negotiations. Jonathan Meisel, Dan Casey and Erin Wenzler of CBRE, along with internal agent Eric Maurer, represented the landlord, Eastman Cos.
ARLINGTON, TEXAS — Lee & Associates has negotiated a 22,200-square-foot industrial lease in Arlington. According to LoopNet Inc., the building at 1208 Commercial Blvd. N was built on 1.2 acres in 1995 and features 20-foot clear heights, two dock-high doors and three drive-in doors. Stephen Williamson of Lee & Associates represented the landlord, CPL Investments, in the lease negotiations. Eddie Yoo of Landmark Realty Group represented the tenant, logistics firm B.R. International USA.
THE WOODLANDS, TEXAS — Accounting firm Weaver has signed an 11,000-square-foot office lease at One Hughes Landing in The Woodlands, about 30 miles north of Houston. The firm plans to relocate from nearby Conroe in early December. Scott Morse and Katherine Jessen of Citadel Partners represented Weaver in the lease negotiations. Jillian Fredericks and Norm Munoz of Colliers represented the landlord, Howard Hughes Holdings Inc.
SHOREVIEW AND MINNETONKA, MINN. — Alerus Financial, a diversified financial services company, has signed two office leases totaling nearly 53,000 square feet in metro Twin Cities. The company is relocating its Shoreview and Minnetonka offices. The new Shoreview office will be located at The Lex at 4100 Lexington Ave., while the new Minnetonka office will be located at Crescent Ridge II at 10900 Wayzata Blvd. Both offices will enable Alerus to install exterior top-of-building signage. Eddie Rymer and Alex Ach of JLL represented the tenant in both leases. Eagle Ridge Partners is the landlord for the Shoreview property, while Piedmont Office Realty Trust is the owner of the Minnetonka building. JLL project and development services teams are assisting both build-outs.
LEXINGTON, MASS. — Voyager Therapeutics has signed a 61,307-square-foot life sciences lease expansion at Hayden Research Campus in Lexington, a northwestern suburb of Boston. The tenant’s footprint now spans 93,449 square feet at the campus, which offers amenities such as a cafeteria, fitness center and outdoor gathering spaces. Jon Varholak, Eric Smith, Perry Beal and Alex Plaisted of CBRE represented Voyager in the lease negotiations.
INDIAN HARBOUR BEACH, FLA. — The Sembler Co. has signed a 21,000-square-foot retail lease with Michaels for a new store at Causeway Shopping Center in Indian Harbour Beach, a suburb of Melbourne on Florida’s Space Coast. The 112,000-square-foot shopping center is owned by Forge Real Estate Partners III, a joint venture between Sembler and Forge Capital Partners. Sembler also handles leasing at Causeway, whose other tenants include Ross Dress for Less, Bealls Outlet, GNC and Panera Bread, among others. Michaels plans to open the new store before the end of the year. The store formerly housed an Office Depot, which closed in June.
NEWTON, N.C. — Planet Fitness has signed an 18,000-square-foot lease in Newton, roughly 40 miles outside of Charlotte. The tenant will operate in half of a space formerly occupied by Bi-Lo at Marketplace Center. Prior to the lease, the space was vacant for more than seven years. Tad Anderson of Ardor Commercial Advisors represented the landlord, RVS Realty, in the lease negotiations. Jay Hagerman of Providence Group represented Planet Fitness.
