MIAMI — Retailers lululemon athletica and Sephora have opened stores at Miami Worldcenter, a $4 billion mixed-use development in downtown Miami. The stores are located adjacent to one another along the development’s 7th Street pedestrian promenade that overlooks World Square Plaza, a 20,000-square-foot park. CIM Group, a co-developer of Miami Worldcenter, is leading the project’s retail leasing along with Miami-based The Comras Co. The master developer is Miami Worldcenter Associates, which is led by Art Falcone and Nitin Motwani. Still to come at the 27-acre Miami Worldcenter are food-and-beverage options including El Vecino by chef Michael Beltran, who also operates the Brasserie Laurel restaurant at the development; Chicago’s Maple & Ash and etta restaurants; Sports & Social, a dining and entertainment concept; as well as other nationally recognized brands including Rihanna’s Savage X Fenty, Club Studio, Ray-Ban, Posman Books, Bowlero and Lucid Motors. Approximately 80 percent of the retail space has been leased at the development.

NEW YORK CITY — Golfzon Social, an entertainment concept that centers on golf simulation, will open an 18,000-square-foot center at 11 Hoyt, a 57-story residential development in Brooklyn by Tishman Speyer. The venue will offer 16 hitting bays, screens for watching live sports, a chef-driven menu, craft cocktails and beers and an onsite professional for private lessons. Don Cafero of JLL represented Golfzon Social in its site selection and lease negotiations. Tishman Speyer was self-represented. The opening is scheduled for the fall.
WAUWATOSA, WIS. — Best Buy has signed a 10,921-square-foot retail lease at 2545 N. Mayfair Road in Wauwatosa, a western suburb of Milwaukee. Scott Satula and Emily Smits of Mid-America Real Estate represented the landlord, an entity doing business as GP Wisconsin LLC.
DALLAS — Single-family homeowner and property management firm Invitation Homes has signed a 50,000-square-foot office lease at Lincoln Centre, a 1.6 million-square-foot campus in North Dallas. Lincoln Centre recently underwent a multimillion-dollar renovation, and the property now offers amenities such as a food hall, lobby lounge, coffee bar, fitness center, conference facilities, a working mothers’ room and a wine lounge. Matt Schendle, Clint Madison and Zach Bean of Cushman & Wakefield represented the landlord, Nuveen Real Estate, in the lease negotiations.
NEW YORK CITY — VITAL, a full-service fitness and climbing gym, will open a 45,000-square-foot facility at Essex Crossing, a mixed-use development on Manhattan’s Lower East Side. The three-story facility will offer bouldering, yoga, cycling, open weightlifting, fitness classes and climbing instruction. The opening is slated for spring 2024. A joint venture between Taconic Partners, L+M Development Partners, BFC Partners, The Prusik Group and Goldman Sachs Asset Management owns Essex Crossing.
NEW YORK CITY — Law firm Cohen Clair Lans Greifer & Simpson LLP has signed a 17,862-square-foot office lease at 919 Third Ave. in Midtown Manhattan. The lease term is 10 years. The 47-story, 1.5 million-square-foot building was originally constructed in 1970 and recently underwent a capital improvement program. Robert Alexander, Ryan Alexander, Emily Chabrier, Taylor Callaghan, Alex D’Amario and Nicole Marshall of CBRE represented the landlord, SL Green, in the lease negotiations. Craig Reicher and James Ackerson, also with CBRE, represented the tenant.
DALLAS — Insurance giant Chubb has signed a 50,000-square-foot office lease at Lincoln Centre, a 1.6 million-square-foot campus in North Dallas. HESPERIA, CALIF. — Progressive Real Estate Partners has arranged a 5,020-square-foot lease for West Coast Dental (WCD) at Hesperia Square in Hesperia, a city in San Bernardino County. WCD has signed a 10-year lease at the property, which Vallarta and Dollar Tree anchor. Albert Lopez of Progressive represented the landlord in the negotiations. Chris Beauchamp of Lee & Associates represented the tenant.
ROCKY HILL, CONN. — Michael Baker Engineering Inc. has signed a 9,158-square-foot office lease at 500 Enterprise Drive in Rocky Hill, a southern suburb of Hartford. The building is located within the 506,500-square-foot Corporate Ridge development, which offers a fitness center, game room, outdoor gathering areas and a full-service cafeteria. Bob Kelly and Jon Putnam of Cushman & Wakefield represented the landlord, KS Partners LLC, in the lease negotiations. The representative of the tenant was not disclosed.
CHICAGO — Antares Capital has signed an 87,586-square-foot office lease for floors 41 through 43 at 320 South Canal in Chicago. Riverside Investment and Development and Convexity Properties co-developed the new 52-story office tower, which was completed in December 2022. Antares is a provider of financing to private equity-backed borrowers and a credit manager with more than $60 billion of capital under management. The firm is relocating from 500 West Monroe where it occupies 69,646 square feet. Designed by Goettsch Partners, 320 South Canal is situated immediately south of Union Station and is now 68 percent leased. Additional tenants include BMO, Skadden Arps, National Futures Association and Ullico. The Green, a 1.5-acre, privately owned outdoor park, sits on the west side of the building. Michael Sessa, Dan Maslauski and Jack Deroche of Cushman & Wakefield represented Antares in the lease. Christy Domin and Drew Neiman represented Riverside on an internal basis.
