CHICAGO — Advocate Commercial Real Estate Advisors has relocated its Chicago headquarters to 145 S. Wells in the West Loop. The commercial real estate firm will occupy 5,980 square feet on the 14th floor. Moceri + Roszak designed, developed and owns the 20-story building, which totals 210,318 square feet of rentable office space. Amenities include a penthouse amenity lounge with pool, ping-pong and foosball tables, a café and cocktail bar, golf simulator, outdoor deck, conference center and fitness center. NEW YORK CITY — Ramp, a provider of automated finance products and services, has signed a 66,000-square-foot office lease in 28-40 W. 23rd St. in Midtown Manhattan’s Flatiron District. The company is relocating to and expanding from a space the Union Square area to the entire second floor of the two-building, 561,000-square-foot complex. Michael Mathias and R.J. Johns of Cushman & Wakefield represented the tenant in the lease negotiations. Mac Roos, Andrew Roos, Michael Cohen and Jessica Verdi of Colliers represented the landlord, Williams Equities.
NEW YORK CITY — Four new tenants have opened stores at Kings Plaza, a 1.1 million-square-foot enclosed mall in Brooklyn. Target, Primark, Zara and Burlington have debuted in a space formerly occupied by Sears. The property has also undergone capital improvements, such as the brightening of the attached parking deck, as well as the addition of new lighting, furnishings and flooring in the center’s second level. Los Angeles-based Macerich owns Kings Plaza.
DALLAS — Market research firm Fieldwork has signed a 14,102-square-foot office lease at Providence Towers, a 524,143-square-foot complex in North Dallas. The property is currently undergoing a multimillion-dollar capital improvement program. Kim Brooks, Justin Miller, Scott Walker and Laney Delin of Transwestern represented the landlord, California-based investment firm KBS, in the lease negotiations. Jonathan Hill of Morrow Hill represented the tenant.
DALLAS — Southern California-based office furnishing company Tangram Interiors has opened an 12,000-square-foot showroom at 300 S. Pearl Expressway in the East Quarter area of Dallas. According to LoopNet Inc., the building was constructed in 2021, rises seven stories and totals 194,672 square feet. About 40 of Tangram Interiors’ 75 employees will work at the showroom.
NEW YORK CITY — Marketing and media agency Canvas Worldwide has signed an 18,000-square-foot office lease at One Hudson Square, a 1 million-square-foot building in Manhattan. The building was originally constructed in 1929 and offers a newly renovated lobby, outdoor amenity terrace and a coffee shop. Nick Farmakis of Savills represented the tenant in the lease negotiations. David Falk, Pete Shimkin, Jonathan Fanuzzi, Jon Franzel and Brittany Silver of Newmark represented the landlord, Hudson Square Properties.
Industrial activity runs a wide gamut in Colorado Springs. Situated on the busy I-25 corridor, the Centennial State’s second-largest city is a key distribution point to Northern Colorado and surrounding states. But distribution is only part of the story. DALLAS — Tower Street Insurance has signed a 19,399-square-foot office lease expansion at Providence Towers, a 524,143-square-foot complex in North Dallas. The tenant is expanding from 5,000 to 24,399 square feet at the property, which is currently undergoing a multimillion-dollar capital improvement program. PLAINFIELD, IND. — Theo’s Italian, a new pizza and pasta restaurant concept by local Indianapolis-based restaurant operator Cunningham Restaurant Group, is slated to open in October at The Shops at Perry Crossing in Plainfield. Theo’s Italian serves pasta, salads, appetizers, sandwiches and a wide variety of Roman Style Pinsa, a lighter healthier version of Italian pizza. The 6,118-square-foot restaurant will feature patio seating outdoor, a full bar and private dining. Cunningham Restaurant Group also operates Bru Burger Bar, Stone Creek Dining Co. and a 7,500-square-foot event center at The Shops at Perry Crossing, an outdoor lifestyle center managed by JLL that features more than 60 retail, restaurant and service brands.
MORRISTOWN, N.J. — Sanofi has signed a 16,903-square-foot office lease at 21 South St. in the Northern New Jersey community of Morristown. The 43,691-square-foot building was constructed in 1911 as a bank. The move corresponds with the global pharmaceutical company relocating its headquarters to the nearby M Station West development. That larger relocation is expected to bring about 1,900 Sanofi employees to Morristown, while about 70 people within the consumer healthcare division will work in this newly leased space.
