HOUSTON — Stream Realty Partners has arranged a 36,340-square-foot industrial lease expansion at 7121 Brittmoore Road in northwest Houston. Information on the property was not available on LoopNet Inc. Garret Geaccone, Boone Smith and Jack Rathe of Stream represented the landlord, DRA Advisors, in the lease negotiations. Nile Copeland of World Wide Realty represented the tenant, ChiChi Trade.

ADDISON, TEXAS — Emultec Inc. has signed an 18,675-square-foot industrial lease renewal in the northern Dallas metro of Addison. The provider of distribution services will remain a tenant at Building 1 at Marsh Business Park West. Brian Pafford of Bradford Commercial Real Estate Services represented the landlord, GKI Industrial LLC, in the lease negotiations. The tenant representative was not disclosed.

BELVIDERE, ILL. — Jensen-Souders and Associates, a provider of warehousing services for chemicals, rubber products and other miscellaneous products, has signed a 105,000-square-foot industrial lease expansion at 3905-3925 Morreim Drive in the Chicago suburb of Belvidere. Jeff Janda and Jeff Galante of Lee & Associates of Illinois represented the tenant, which renewed and extended its current lease of 60,000 square feet while taking an additional 45,000 square feet to occupy the entire building. Shane Van Sickle of LandMark Real Estate Group represented the landlord, STAG Industrial. Jensen-Souders’ headquarters remains in Itasca.

ROCKWALL, TEXAS — Lee & Associates has negotiated a 102,000-square-foot industrial lease in Rockwall, a northeastern suburb of Dallas. According to LoopNet Inc., the property at 1605 Research Circle features 28-foot clear heights, 10 dock-high loading doors and an ESFR sprinkler system. Stephen Williamson of Lee & Associates represented the landlord, Lahlouh Family LP, in the lease negotiations. Stan Britton of Regal Realtors represented the tenant, Warehouse-Pro Fulfillment 3PL.

According to LoopNet Inc., the property at 9040 Railwood Drive was built on 6.7 acres in 1980, totals 162,200 square feet and features 28-foot clear heights. Garret Geaccone and Boone Smith of Stream represented the landlord, DRA Advisors, in the lease negotiations. Feiyun Cheng with REMAX Memorial Commercial represented the tenant, fiberglass supplier China Jushi Co.

NEW YORK CITY — Grammarly has signed a 23,038-square-foot office lease in Midtown Manhattan. The provider of AI-supported writing assistance services will occupy the entire eighth floor at 360 Park Avenue South, a 450,000-square-foot building that was recently repositioned. Justin Haber and Kyle Riker of JLL represented Grammarly in the lease negotiations. Peter Turchin, Gregg Rothkin, Ross Zimbalist, Arkady Smolyansky, Hayden Pascal and Trevor Larkin from CBRE represented the landlord, Boston Properties (BXP).

ROSELLE, ILL. — Cawley Commercial Real Estate has secured a lease for the industrial outdoor storage (IOS) facility at 160 N. Garden Ave. in Roselle following its representation of the property’s sale earlier this year. The 5.7-acre site features a 28,964-square-foot maintenance facility and a 1,350-square-foot standalone office. Industrial Outdoor Ventures (IOV) acquired the property and appointed Matt Garland, Andrew Maletich and Theo Zacher of Cawley CRE as the leasing agents. IOV made significant renovations to the property post-acquisition that included upgrades to the building systems, refreshed interiors and enhancements to the exterior yard and drive-through bays. The Cawley team secured a long-term lease with National Trench Safety, a provider of trench and traffic safety equipment. The lease term is 87 months.

WILMER, TEXAS — Binary Container Logistics has signed a 296,240-square-foot industrial lease in the southern Dallas suburb of Wilmer. The space is located within Sunridge Industrial Park, a 565,259-square-foot, cross-dock development that features 40-foot clear heights, 128 dock doors, four drive-in ramps and parking for 135 trucks and 309 cars. Nathan Lawrence, Krista Raymond and Will Carney of KBC Advisors represented the landlord, Atlanta-based Stonemont Financial Group, in the lease negotiations. The tenant representative was not disclosed.

MCKINNEY, TEXAS — Whole Foods Market has opened a 47,918-square-foot grocery store at 8701 W. University Drive in the northern Dallas suburb of McKinney. The store offers more than 600 local items that are sourced from more than 120 suppliers in Texas and neighboring states. The store also features full-service meat and seafood counters, a prepared foods section, wellness and beauty section and a selection of more than 500 wines and 250 beers.

According to LoopNet Inc., the building at 3227 Commander Drive was built in 1984 and totals 33,750 square feet. Stephen Williamson and Corbin Blount of Lee & Associates represented the tenant, IT services provider RLS Interests, in the lease negotiations. Michael Haggar of JLL represented the landlord.
