NEW YORK CITY — Tailwind Management has signed a 14,000-square-foot office lease at 299 Park Avenue, a 1.2 million-square-foot building in Midtown Manhattan. The business consulting firm is relocating from 485 Lexington Ave. Greg Taubin of Savills represented the tenant in the lease negotiations. David Falk, Peter Shimkin, Andy Sachs and Eric Cagner of Newmark, along with internal agents Marc Packman and Clark Briffel, represented the landlord, Fisher Brothers.

PLANO, TEXAS — EōS Fitness will open a 45,000-square-foot gym in Plano. The locally based operator will backfill a space previously occupied by LA Fitness at The Plaza at Spring Creek, a 26-acre lifestyle center that is also home to tenants such as Starbucks, Five Guys and Capital One. Segovia Partners represented EōS Fitness in the lease negotiations. Rosebriar Properties represented the undisclosed landlord. The opening is scheduled for 2027.

ROUND ROCK, TEXAS — Lee & Associates has negotiated a 44,648-square-foot industrial lease in the northern Austin suburb of Round Rock. The tenant was not disclosed. The space is located within Greenhill Distribution Center, which according to LoopNet Inc. was built in 1999. Adam Green and Will Sallis of Lee & Associates represented the landlord, Mississippi-based REIT EastGroup Properties, in the lease negotiations.

BEAR, DEL. — Third-party logistics provider AMS Fulfillment has signed a 181,074-square-foot industrial lease in Bear, located south of Wilmington. The lease term is 10 years, and the deal is for about half of the space at an under-construction facility at 710 American Blvd. The 366,770-square-foot building will feature a clear height of 36 feet, 68 overhead dock doors, 3,150 square feet of office space and parking for 250 cars and 50 trailers. A joint venture between two regional owner-operators, The Davis Cos. and J.G. Petrucci Co. Inc., owns the property, which is slated for a third-quarter delivery. Dan Rattay, Stephen Kriz and Mike Barker of CBRE negotiated the deal.

LONDON, KY. — Lexington-based NAI Isaac has arranged a lease with Baptist Health, a not-for-profit healthcare system, at a 30,000-square-foot medical facility in London in southeast Kentucky. Adjacent to the London Women’s Care Medical Plaza, the three-story building was built in 1992 and is located at 1406 W. Fifth St. Paul Ray Smith Jr. and Zach Smith of NAI Isaac represented the landlord in the lease negotiations.

GRAPEVINE, TEXAS — Vidorra will open a 7,879-square-foot Mexican restaurant at 700 W. State Highway 114 in Grapevine, located in the northern-central part of the metroplex. According to LoopNet Inc., the freestanding building was originally built in 1991 and was previously home to Romano’s Macaroni Grill. Emilie Paulson of Weitzman represented the undisclosed landlord in the lease negotiations Michael Walters of Falcon Realty Advisors represented Vidorra, which expects to open in December.

FENTON, MO. — JLL has negotiated five new office leases totaling more than 120,000 square feet at 1400 S. Highway Drive in Fenton near St. Louis. The building is now 95 percent leased. The tenants come from a wide range of industries, with Delta Dental being the largest lease at 69,000 square feet. The Maritz family, a local owner, is the landlord. The family’s company, Maritz, also operates on the campus.

KATY, TEXAS — EōS Fitness will open a 40,000-square-foot gym in the western Houston suburb of Katy. The Dallas-based operator will join tenants such as Target and Lowe’s Home Improvement at Texas Heritage Marketplace, a $400 million mixed-use development that fronts both I-10 and the newly completed Texas Heritage Parkway. NewQuest owns the property and also represented EōS Fitness in the lease negotiations. The opening is scheduled for 2027.

FORT WORTH, TEXAS — Texas Wireline Manufacturing, a provider of hydraulic support equipment for the trucking industry, has signed a 20,000-square-foot industrial lease renewal in Fort Worth. The company has housed its headquarters within the building at 8821 Forum Way on the city’s south side for 25 years. Todd Lambeth of Bradford Commercial Real Estate Services represented the tenant in the lease negotiations. Jeremy Mercer of Mercer Co. represented the landlord, the Knopf Family.

NEW YORK CITY — Newmark has arranged a 30,000-square-foot office lease at 1185 Avenue of the Americas in Midtown Manhattan. The tenant, SURMOUNT, a commercial real estate services company focused on net-leased assets, will relocate from 275 Madison Avenue to the entire 30th floor of the building. David Falk, Jason Greenstein and Justin Pollner of Newmark represented the tenant in the lease negotiations. Newmark’s Brian Waterman, Scott Klau, Brent Ozarowski, Kevin Sullivan and David Waterman, alongside internal agents Howard Tenenbaum and Gary Rosen, represented the landlord, SL Green.
