MISSOURI CITY, TEXAS — Partners Real Estate has negotiated a 15,000-square-foot industrial lease in the southwestern Houston suburb of Missouri City. According to LoopNet Inc., the property at 1519 Industrial Drive was built in 2019 and features 28-foot clear heights and 2,000 square feet of office space. Darren O’Conor of Partners represented the landlord, Bison Warehouse LLC, in the lease negotiations. The tenant was nutritional supplements provider Ekkovision LLC.

PHILADELPHIA — Locally based brokerage firm Roddy Inc. has negotiated an 11,000-square-foot industrial lease in northeast Philadelphia. The building at 10081 Sandmeyer Lane sits on 2.8 acres and totals 34,000 square feet. Sean Durkin of Roddy Inc. represented the tenant, Rhoads Industries, a provider of welding and custom fabrication services, in the lease negotiations. Jason Ostach of Binswanger represented the undisclosed landlord.

LENEXA, KAN. — Copaken Brooks is set to begin development of Restaurant Row at Lenexa City Center. Located on the corner of 87th Street and Renner Boulevard, the project is adjacent to AdventHealth’s 13-building campus that is currently under construction. The first phase of Restaurant Row will include two restaurant concepts set to open in fall 2024, with two remaining spaces available for lease. Cactus Grill TexMex & Tequila, a local Kansas City restaurant that has operated for more than 30 years, will occupy 5,000 square feet. Restaurant Row will be Cactus Grill’s third location, following its original restaurant in Leawood and its newest in BluHawk. North Carolina-based Tupelo Honey will occupy 5,700 square feet. The Southern food chain currently operates 21 locations across the United States with six additional planned to open in the next 18 to 24 months. DALLAS — Holt Lunsford Commercial has negotiated a 49,280-square-foot industrial lease renewal in West Dallas. Canon Shoults and Maddy Canty of Holt Lunsford represented the landlord, AEW Capital Management, in the lease negotiations. Jim Svidron with NAI Robert Lynn represented the tenant, Production & Rigging Resources Inc., which provides logistical services for the entertainment industry.

HUNTLEY, ILL. — Kuriyama of America, an industrial hose supplier, has signed a 329,210-square-foot lease at Huntley Commercial Center in the Chicago suburb of Huntley. The tenant will occupy 60 percent of the 540,960-square-foot development, which is slated for completion in the fourth quarter. Adam Marshall and Mark Deady of Newmark represented ownership, Huntley Investment Partners, which is a partnership between Craig Realty Group Inc., The Prime Group Inc. and The Capital Cos.

GURNEE, ILL. — Bullfrog International, a designer and manufacturer of high-end hot tubs, has inked a new lease for 10,840 square feet at Gurnee Town Center in Gurnee, a far north suburb of Chicago. Rick Scardino, Michael Petrik and Sean Bishop of Lee & Associates represented the tenant. Branden Reedy and Jimmy Danaher of CBRE represented the landlord, Kite Realty. Lee & Associates also assisted Bullfrog International with a lease in Vernon Hills earlier this year.

ROCKLIN, CALIF. — Circle K has signed a 3,700-square-foot lease at University Square, a 10-acre, mixed-use development currently underway in the Sacramento suburb of Rocklin.  Upon completion, the convenience store and gas station will be situated on a site featuring more than 20,000 square feet of retail space and 5,000 square feet of space for quick-service restaurants.  LRE & Cos. is the developer and landlord. The project is scheduled for completion in late 2025.

HARTFORD, CONN. — Central Rock Gym, a fitness concept centered on indoor rock climbing, has signed a retail lease to open a 22,000-square-foot facility at 99 Shield St. in Hartford. Phil Gagnon of Colliers represented the undisclosed landlord in the lease negotiations. David Dumeer of locally based brokerage firm Goman York represented Central Rock Gym. A tentative opening date was not disclosed.

FORT WORTH, TEXAS — Southwire, a manufacturer of wire and cable used in the transmission and distribution of electricity, has signed a 1.2 million-square-foot industrial lease at AllianceTexas in North Fort Worth. Southwire will occupy the entirety of Alliance Westport 25, which was originally launched as a 1 million-square-foot speculative building in August 2022 and is now being expanded to meet Southwire’s requirements. GSR Andrade Architects designed Alliance Westport 25. Sean Boswell and Chris Teesdale of Colliers represented Southwire in the lease negotiations. Reid Goetz, Samuel Rhea and Jack Barkley represented the landlord, Hillwood, on an internal basis.

DALLAS — The Cheesecake Factory will open a 9,700-square-foot restaurant at The Shops at Highland Village in Dallas. The opening is slated for the fourth quarter. Vince O’Toole of JLL represented the landlord, Poag Development Group, in the lease negotiations. Marc Guth of Blateiss & Schnur represented The Cheesecake Factory. Three new tenants — children’s playland Cheeky Monkeys, Lovesac and Sleep Number — have also either opened recently at The Shops at Highland Village or will do so in the fall.
