DAUM Commercial Negotiates 115,734 SF Warehouse Lease in Rancho Dominguez, California

RANCHO DOMINGUEZ, CALIF. — DAUM Commercial Real Estate Services has negotiated the lease of an industrial warehouse facility at 3040 E. Ana St. in Rancho Dominguez. JCQ Industrial leased the asset to DCW Inc., a warehousing, fulfillment, distribution and transportation services company. The site was leased for a total consideration of $10.1 million. The 115,734-square-foot property features 35 trailer or container spaces, 18 dock-high doors, 20-foot to 22-foot warehouse ceiling heights and loading access across the front of the building. The building’s office space allows for configurations that range from 6,500 square feet to 21,000 square feet. Additionally, the asset offers ample parking and reception and kitchen areas. Chuck Brill, Casey Mungo and Nat Ortega of DAUM represented the lessor, while Tyler Rollema of Klabin Co. represented the lessee in the deal.

Pottery Barn to Open at Westfield Old Orchard Mall Redevelopment in Skokie, Illinois

SKOKIE, ILL. — Home furnishing retailer Pottery Barn is relocating its store at Westfield Old Orchard, joining Arhaus, Puttshack and Zara in the former Lord & Taylor space set to open in summer 2024. Unibail-Rodamco-Westfield owns Westfield Old Orchard shopping mall, which is undergoing redevelopment. The center is set to welcome six new retailers over the next year. Jewelry brand Little Words Project and Canadian women’s fashion brand Aritzia are opening in December. Urban Outfitters is opening in January, and Italian intimates store Intimissimi is slated to open in the spring. Westfield Old Orchard will also welcome new dining options next year, including local all-day lounge Cupitol and Cafe Castemila, an independently owned café and bakery. The redevelopment of the former Lord & Taylor department store is part of a multi-phase plan at Westfield Old Orchard that was first announced in 2022. Plans also call for new residences, dining establishments, wellness facilities and outdoor amenities such as a public park and event space. More detailed plans will be unveiled in 2024.

Starbucks, Chipotle Sign Leases at Planned Shopping Center in Fort Wayne, Indiana

FORT WAYNE, IND. — Starbucks Corp. and Chipotle Mexican Grill have signed 10-year leases to open at the planned Wood Creek Commons shopping center in Fort Wayne. The retailers are slated to open in the second quarter of 2024. Dave Horacek and Steve Chen represented the landlord, an entity doing business as BRV-V LLC, in both leases. Starbucks leased a 2,540-square-foot standalone building, while Chipotle leased a 2,325-square-foot standalone building.

EV Company Signs 15,110 SF Industrial Lease at The Archetype in West Dallas

DALLAS — An undisclosed electric vehicle (EV) company has signed a 15,110-square-foot industrial lease at The Archetype, an industrial redevelopment in West Dallas that was formerly known as Commonwealth Center. The deal brings The Archetype’s occupancy level to 86 percent. Chase Miller and Everett James of NAI Robert Lynn represented the landlord, North Texas-based developer M2G Ventures, in the lease negotiations. The tenant representative was not disclosed.

Holt Lunsford Negotiates 10,800 SF Industrial Lease in Fort Worth

FORT WORTH, TEXAS — Holt Lunsford Commercial has negotiated a 10,800-square-foot industrial lease at Riverbend Business Park in Fort Worth. The 32-building, 1.4 million-square-foot development is located on the city’s east side. William Wilson and George Jennings with Holt Lunsford represented the landlord, Riverbend Properties, in the lease negotiations. The representative of the tenant, Worldwide Import Goods, was not disclosed.

Lee & Associates Negotiates 12,159 SF Industrial Lease in Richardson, Texas

RICHARDSON, TEXAS — Lee & Associates has negotiated a 12,159-square-foot industrial lease in the northeastern Dallas suburb of Richardson. According to LoopNet Inc., the building at 1601-1651 N. Glenville Drive was constructed in 1984 and totals 40,122 square feet. Jessica Reinhardt and George Tanghongs of Lee & Associates represented the tenant, archaeological services firm AR Consultants Inc., in the lease negotiations. Mark Aston and Mike Fay of Maverick Commercial Real Estate represented the landlord, Technology Properties LLC.

The provider of engineering and robotics services is expanding and relocating from its flagship location in the metroplex. Brian Mulvaney of Voit Real Estate Services represented the tenant in the lease negotiations. Erik Blais and Jared Laake of Bradford Commercial Real Estate Services represented the landlord, Dallas-based International Capital.

Insurance Provider Argo Group Signs New Office Lease at Marshall Field Building in Chicago

CHICAGO — Specialty insurance provider Argo Group has signed a new long-term lease at 24 E. Washington St., also known as the Marshall Field & Co. building, in Chicago. Argo’s lease is for roughly 20,500 square feet on the ninth floor. The company plans to begin operating out of its new office in early 2024. In 2021, owner Brookfield Properties completed a major restoration of the historic building, which has been listed on the National Register of Historic Places since 1978. Built in the early 1900s, the building served as the flagship location of the Marshall Field department store. The property rises seven stories and totals 636,000 square feet. This year, Ferraro North America, Olam International and Spot Logistics also signed leases at the property. Jeff Miller and Corey Siegrist of JLL represented Argo in its lease, while Jack O’Brien and JD Parcheta of The Telos Group represented Brookfield.

Enjoy Pure Food + Drink to Open at Lenexa City Center in Kansas

LENEXA, KAN. — Enjoy Pure Food + Drink has signed a lease to open at Restaurant Row in Lenexa City Center. The 4,000-square-foot space will serve as the restaurant’s second location and is slated to open in fall 2024. Enjoy Pure Food + Drink is a health-forward restaurant offering breakfast, lunch and dinner as well as organic cold-pressed juices, smoothies, clean cocktails and a gluten-free and vegan bakery. John Nolan of Crossroads Real Estate Group represented the tenant, while Erin Johnston of Copaken Brooks represented ownership on an internal basis. Future phases of Restaurant Row call for an additional 10,000 square feet of retail and restaurant space and 50,000 square feet of office space.
