CHARLOTTE, N.C. — CBRE has arranged four new leases for retailers and restaurants to join Queen City Quarter, a mixed-use redevelopment of the former EpiCentre property in Uptown Charlotte. The multi-level, 302,324-square-foot development is located along College Street and houses World of Beer, Mortimer’s Café & Pub and Bowlero, all of which recently renewed their leases. The new tenants joining Queen City Quarter’s tenant roster include Portal 123, a rotating Instagram museum and immersive art experience; Nostalgia Hollow Co., a locally based coffeeshop and home goods retailer; Cajun Market, a fast-casual Cajun-Creole restaurant; and Super Icy Brothers, a frozen dessert shop. All four concepts plan to open in the second or third quarter. Kaitlyn Fitch, Kivett Williams and Katherine Southard of CBRE handled the lease negotiations on behalf of the landlord, an entity doing business as 210 East Trade Street Holdings LLC. BRIGHTON, N.Y. — Whole Foods Market will open a 50,000-square-foot store in the upstate New York community of Brighton on April 12. The location at 2740 Monroe Ave. will be the first in the Rochester area for the Texas-based grocer. The store will offer more than 500 locally sourced items and will feature full-service meat and seafood counters, a bakery, prepared foods section, a selection of more than 200 craft beers.
KANSAS CITY, MO. — Architecture and design firm Hoefer Welker is relocating its corporate headquarters to 46 Penn Centre within the Country Club Plaza in Kansas City. The firm expects to take occupancy of its self-designed, 26,229-square-foot office on the 14th floor in June. Hoefer Welker also served as architect for 46 Penn Centre, which was completed in 2020. Hoefer Welker’s new office will include a living room, kitchen, two cafes, a terrace, design lab and multiple collaborative areas and conferencing spaces. The design firm spent the past 13 years at its current Leawood, Kan., headquarters. Prior to that, Hoefer Welker maintained an office at Country Club Plaza. Block Real Estate Services owns 46 Penn Centre, which rises 15 stories.
ST. LOUIS — CBL & Associates Properties Inc. has unveiled the names of the retailers opening this spring and summer at West County Center in St. Louis. ALDO, a men’s and women’s footwear company with a French fashion perspective, will open on the first level near Nordstrom in April. The Back Store, which sells mattresses, pillows and accessories, will also open on the first floor in April. Da Picky Vegan, which offers a wide variety of vegetarian and vegan menu items, will open in the food court on the second level in April. Outdoor retailer Gearhead Outfitters will open on the first floor between Nordstrom and Macy’s this summer. Golden Gems, a lifestyle brand that designs and sells accessories, apparel, stationery goods and home décor, will open near Macy’s in April. Love Sac, which opened last year in the common area on level two, is opening a new store on the first floor near Nordstrom this summer. Offline by aerie, which sells activewear, will open near Nordstrom this summer.
SEABROOK, TEXAS — Proactive Supply Chain Group has signed a 227,300-square-foot industrial lease in Seabrook, about 30 miles southeast of Houston. The third-party logistics firm will occupy half the space at Bayport 146 Distribution Center, a cross-dock facility that was completed earlier this year by Transwestern Development Co. Carter Thurmond of Transwestern represented the tenant in the lease negotiations. Brian Gammill, Nick Peterson and Darryl Noon, also with Transwestern, represented the landlord, a fund backed by Ares Management that purchased the asset post-delivery.
HOUSTON — Avison Young has negotiated a 45,846-square-foot industrial lease at 8850 Fallbrook Drive in Houston. Anthony Squillante and Drew Coupe of Avison Young represented the tenant, Cougar USA, a supplier of water control systems, in the lease negotiations. Jeremy Lumbreras and William Carpenter of Stream Realty Partners represented the landlord, Prologis. Cougar USA will use the space, which includes 18,009 square feet for office usage, as its new headquarters and plans to move in this summer.
SOUTH BRUNSWICK, N.J. — GXO Logistics has signed a 611,000-square-foot industrial lease in South Brunswick, located in Middlesex County. The third-party freight company will occupy the entirety of the building at 301-321 Herrod Blvd., which sits on a 40-acre site. Dave Saltzman of Lee & Associates represented the tenant in the lease negotiations. Marc Petrella of KBC Advisors represented the landlord, Link Properties, which will implement various capital improvements to the property prior to GXO moving in. These upgrades will include renovating the office space, providing new LED lighting and adding new dock doors. Link Properties will also reseal and stripe all warehouse floors and outside paved areas, including parking lots and truck courts.
SAN FRANCISCO — Shartsis Friese LLP has relocated to a 26,000-square-foot office space at 425 Market St. in San Francisco’s Financial District. This is the first time the national law firm has moved headquarters in more than 30 years. It will occupy the space in early 2024. Interior improvement design is now underway on the new 11th-floor space. Gensler and JLL Project & Development Services are working with the tenant to create a modern workplace befitting the evolving needs of the workforce both today and in the future. JLL’s Hugh “Scotty” Scott, Matt Aljets and Travis James represented Shartsis Friese in the lease transaction. JLL project manager Michael Payne leads the interior improvements efforts. Skyline Construction is general contractor. MetLife and Norges own the building.
Washington Metropolitan Area Transit Authority Signs 90,473 SF Warehouse Lease in Landover, Maryland

LANDOVER, MD. — The Washington Metropolitan Area Transit Authority (WMATA) has signed a lease for 90,473 square feet of warehouse space at 6304 Sheriff Road in Landover, about nine miles east of Washington, D.C. Kenneth Fellows, Robert Pugh and Keiry Martinez of Edge represented the tenant in the lease transaction. Nuveen Real Estate is the landlord of the 540,000-square-foot facility, which is situated on a 22-acre site near I-495 and MD Routes 50 and 295. WMATA, the transit authority behind the Metrorail and Metrobus services, expects to occupy the warehouse beginning in the second or third quarter.
DALLAS — TECO Metal Products has signed a 90,364-square-foot industrial lease renewal in northeast Dallas. The steel fabricator has re-committed to its manufacturing and headquarters facility at Northgate Business Park for an additional 10 years. Shannon Johnston and Lance Woodward of SRS Industrial Partners represented TECO Metal Products in the lease negotiations.
