SELMA, TEXAS — Westport Axle Co., a provider of automotive assembly services, has signed a 115,760-square-foot industrial lease at Building 2 at Selma Industrial Park, located on the northeastern outskirts of San Antonio. Delivered in July 2022, Selma 2 is a 305,760-square-foot, cross-dock facility that features 36-foot clear heights, 74 dock-high doors and four drive-in ramps. Jon Dandurand with Burr & Temkin represented the tenant in the lease negotiations. John Colglazier, Carlos Marquez and Kyle Kennan of Partners Real Estate represented the landlord, a partnership between Titan Development and Atlanta-based Robinson Weeks Partners.

Logistics Firm Signs 64,000 SF Office Lease at Metro Center at Owings Mills in Metro Baltimore

OWINGS MILLS, MD. — Element Fleet Management Inc., a global fleet management firm for the automotive industry, has signed a 64,000-square-foot office lease at Metro Centre at Owings Mills, a mixed-use development in the Baltimore County city of Owings Mills. Kevin Keane of David S. Brown Enterprises negotiated the lease transaction. Element Fleet expects to occupy the space by the end of the year with 250 employees onsite. The new office is a relocation of the firm’s East Coast headquarters. In addition to Class A office space, Metro Centre features the Owings Mills Metro station, shops, restaurants, apartments and the newly opened Marriott Owings Mills Metro Centre Hotel & Conference Center. Other tenants at Metro Centre include The Tillery Restaurant and Bar, Baltimore County Public Library, World of Beer, Bee Inspired Honey House, Club Pilates, Eggspectation, Gannett Fleming, BDO, Myers & Stauffer and SB & Co.
SJC Ventures Adds Firebirds Wood Fired Grill to Pinnacle Springs Mixed-Use Development in Rogers, Arkansas

ROGERS, ARK. — Atlanta-based SJC Ventures has signed casual American restaurant chain Firebirds Wood Fired Grill to join the tenant roster at Pinnacle Springs, a mixed-use development underway in Rogers. The 80,498-square-foot development will be anchored by Whole Foods Market. Construction at the site, located at the corner of West Seneca Road and South Promenade Boulevard, will begin this spring. Firebirds Wood Fired Grill is tentatively planned to open in the fourth quarter of 2024. Tina Howard of SJC Ventures is leading the leasing assignment for Pinnacle Springs. The developer plans to announce more tenants in the near future. North Carolina-based Firebirds Wood Fired Grill has more than 60 locations across the country, and the Pinnacle Springs location will be its first in Arkansas.
NEW YORK CITY — Property management firm Brown Harris Stevens has signed a 20,062-square-foot office lease at 100-104 Fifth Ave. in Manhattan’s Union Square neighborhood. The complex consists of 17- and 20-story buildings that were originally constructed between 1906 and 1911. Michael Kaufman and Grant Greenspan of The Kaufman Organization represented the landlord, Clarion Partners, in the lease negotiations. Paul Amrich and Alexander Golod of CBRE represented the tenant.
COPPELL, FORNEY AND FORT WORTH, TEXAS — Firehouse Subs has signed three leases totaling 4,149 square feet in the Dallas-Fort Worth metroplex. The fast-casual chain will occupy 1,649 square feet at Heritage Trace in Fort Worth, 1,300 square feet at Victory at Forney and 1,200 square feet at Braewood Shopping Center in Coppell. Grant Gary and Kendall Graff of The Woodmont Co. represented Firehouse Subs in the lease negotiations. Based in Jacksonville, Firehouse Subs operates 1,210 restaurants in 46 states, Puerto Rico and Canada.
PHILADELPHIA — Architecture and engineering firm EwingCole has signed a 55,000-square-foot office lease renewal at the Federal Reserve Bank of Philadelphia building. The eight-story, 775,000-square-foot building is located in the downtown area and houses a conference facility with a 180-seat auditorium, a café and a fitness center. Jeffrey Tertel of Newmark represented the landlord, The Federal Reserve Bank of Philadelphia, in the lease negotiations. The tenant representative was not disclosed.
Ulta, At Home Sign Leases Totaling 95,000 Square Feet at Everett Mall Redevelopment in Metro Seattle

EVERETT, WASH. — Ulta Beauty and At Home Stores have signed leases totaling 95,000 square feet at Everett Mall, a property currently undergoing redevelopment in Everett, roughly 30 miles north of Seattle. Both retailers will open spaces within a building that formerly housed Sears. Existing tenant Ulta will occupy 10,000 square feet, with At Home leasing 85,000 square feet. Owner Brixton Capital purchased Everett Mall in 2017 and broke ground on the project earlier this year, which will comprise three phases of redevelopment. Bayley Construction is the general contractor, with MG2 providing architectural services. Mattis Partners represented Brixton in the lease negotiations. Real Retail represented At Home, and Northwest Retail Partners represented Ulta.
SAN DIEGO — R.L. Jones Customhouse Brokers has leased a 240,975-square-foot industrial building currently under construction at Landmark at Otay in San Diego. The facility is situated at the intersection of SR-905 and SR-125. Targeted for shell completion in May 2023, R.L. Jones will relocate its corporate headquarters to 1610 Landmark Road as it expands its operations in the park to nearly 400,000 square feet across two new Class A industrial structures. R.L. Jones signed its first lease, totaling more than 150,000 square feet, within the same park in 2021. The new agreement represents the largest non-Amazon industrial lease in Otay Mesa in the past decade, and the largest in San Diego County in the past five years, according to the Colliers San Diego team of Mark Lewkowitz, Chris Holder and Will Holder, which is responsible for marketing and leasing the development. Majestic Realty Co. and Sunroad Enterprises are the developers behind Landmark at Otay.
Fitness Concept Signs 38,400 SF Lease at Grove Central Mixed-Use Development in Miami

MIAMI — Club Studio, a fitness retail concept and part of Fitness International LLC, has signed a 38,400-square-foot lease at Grove Central, a mixed-use development underway in Miami’s Coconut Grove neighborhood. A joint venture between Miami-based developers Terra and Grass River Property is developing Grove Central, which is expected to open in 2024. The project will feature a 23-story residential tower with 402 multifamily, workforce and co-living units, a new 1,250-space public parking garage and a total of approximately 170,000 square feet of neighborhood-oriented retail space. Other retailers committed at the project include Target, Sprouts Farmers Market, Total Wine and Five Below. Grove Central is situated adjacent to the Coconut Grove Metrorail station, The Underline linear park and U.S. Highway 1.
HOUSTON, KATY AND LEAGUE CITY, TEXAS — Gordon Food Service, which provides packaged and fresh food products to restaurant owners and other foodservice professionals, will open six new stores in metro Houston. The stores will represent the first Texas locations for the brand and will span between 25,000 and 30,000 square feet. Four stores are opening today in Houston, Katy and League City, with the other two stores debuting in Houston at a later date.
