NEW YORK CITY — Chelsea Piers Fitness will open a 72,000-square-foot gym at 24-11 Jackson Ave., a 55-story mixed-use tower located in the Long Island City area of Queens. The facility will house indoor and outdoor pools, a basketball court, track, studios for group classes and a member lounge. Erin Grace and Matt Ogle of JLL represented Chelsea Piers Fitness in the lease negotiations. The landlord, a partnership between Tavros Holdings, Charney Cos. and Incoco Capital, was self-represented.

NEW YORK CITY — Lockton Re, a provider of reinsurance services, has signed a 19,326-square-foot office lease at 261 Fifth Avenue in Manhattan’s NoMad district. The company is relocating from 48 West 25th St. to the 10th floor of the 25-story, 450,000-square-foot building. Don Preate of JLL represented the tenant in the lease negotiations. Andrew Wiener, Tim Parlante and David Turino internally represented the landlord, The Feil Organization, which recently implemented a $20 million value-add program at the building.

3-Waterway-Square-The-Woodlands

THE WOODLANDS, TEXAS — Waste Connections US Inc. has signed an office lease renewal and expansion in The Woodlands, about 30 miles north of Houston. The publicly traded waste management company now occupies 116,817 square feet across five and a half floors at 3 Waterway Square, an 11-story building located within The Woodlands Town Center mixed-use development. Jason Whittington of Partners Real Estate represented the tenant in the lease negotiations. Robert Parsley, Norman Munoz and Jillian Fredericks with Colliers represented the landlord, The Howard Hughes Corp.

RICHARDSON, TEXAS — Austin Circuit Design has relocated its office from the northeastern Dallas suburb of Garland to a 7,600-square-foot space in nearby Richardson. The new office is in Campbell Square, which totals 84,432 square feet and is located within Richardson IQ, a 1,200-acre innovation and tech hub. Maverick Commercial Real Estate owns Campbell Square.

AUSTIN, TEXAS — United Properties, a developer with offices in Colorado and Minnesota and Texas, has opened a new, 3,165-square-foot office on the 15th floor of Colorado Tower in downtown Austin. The company has relocated from 1617 W. Sixth St. Atlanta-based Cousins Properties owns Colorado Tower, which spans 373,000 square feet and offers amenities such as a fitness center, conference facility and onsite food-and-beverage options.

WHITESTOWN, IND. — Rockwell Automation Inc. (NYSE: ROK) has signed a 369,449-square-foot industrial lease renewal at Anson8A within the AllPoints at Anson industrial park in Whitestown, a northern suburb of Indianapolis. The property is situated near the I-65 logistics corridor. Jimmy Cohoat and Jason Speckman of Colliers represented the landlord, CBRE Investment Management.

COUNCIL BLUFFS, IOWA — Meristem Crop Performance Group LLC has inked a 42,810-square-foot industrial lease at 2101 S. 35th St. in Council Bluffs. The property is situated near I-29. Meristem is looking to expand its operations into metro Omaha. Kevin Stratman and Sydney Weller of Investors Realty represented the landlord, V & R Joint Venture.

NORCROSS, GA. — CIP Real Estate has signed Hyundai and Walgreens to leases at Gwinnett Commons, a 1.3 million-square-foot industrial park in the Atlanta suburb of Norcross. A division of Hyundai preleased a newly delivered, 88,500-square-foot distribution facility at 1760 Corporate Drive. The property features 28-foot clear heights and dock- and grade-level loading with oversize doors. Walgreens preleased an 89,500-square-foot facility at 1700 Corporate Drive that CIP plans to deliver in October. The automated warehouse will feature above-standard office finishes and 32-foot clear heights. CIP built both facilities on a speculative basis before preleasing to Hyundai and Walgreens. The properties represent $25 million in total construction costs. The design-build team includes general contractor Ordner Construction and architect Randall Paulson Architects. Pinnacle Bank provided construction financing.

CUT OFF, LA. — Dorsey Development Cos. has signed four new tenants to join the roster at Tarpon Heights Shopping Center, a 57,698-square-foot retail property in Cut Off. The center took a direct hit from Hurricane Ida in 2021, after which Dorsey has replaced the roof, rebuilt the façade and cleaned up debris at the site. Joining Tarpon Heights are Dollar General, which will return to its previous 11,398-square-foot space, as well as Bayou Ju Jitsu, El Viejon and Lafourche Parish Library. Bayou Ju Jitsu is a local martial arts studio, and El Viejon is a Mexican restaurant that is replacing the former El Paso restaurant.

INDIANAPOLIS — Adidas has signed a 599,000-square-foot industrial lease renewal at 8677 Logo Athletic Court in Indianapolis. Adidas utilizes the property as a finishing facility and produces screen-printed team sport apparel for both professional and amateur teams around the world. Jason Speckman of Colliers represented the landlord, Link Logistics Real Estate. Jimmy Cohoat, Andrea Hopper and Billy Powers of Colliers represented Adidas.
