CP Group Executes 38,731 SF of Office Leases at Citigroup Center in Downtown Miami

MIAMI — CP Group has executed 38,731 square feet of leasing activity at Citigroup Center, a 34-story office tower in downtown Miami spanning 810,000 square feet. The deals include six new tenants and two lease renewals, one with an expansion. New tenants coming to the tower include Trion Properties, Lithium Capital Management, Kili Topco Ltd., Marex Solutions, Pisec Group and the Miami Downtown Development Authority. Steven Hurwitz, Doug Okun and Madeline Fine of JLL represented CP Group in the lease transactions. Last month, CP Group leased retail space on the ground level to Cactus Club Café, a restaurant chain based in Canada. Recent capital improvements at Citigroup Center include a new lobby, café, valet service program, new speculative office suites and health and wellness programs for tenants. Four of the new tenants will occupy the tower’s new spec suites.

CBRE|Triad Arranges Four Retail Leases at Irving Park Shops in Greensboro, North Carolina

GREENSBORO, N.C. — CBRE|Triad has arranged four retail leases at Irving Park Shops, a retail and dining property spanning three buildings in the Piedmont Triad market of Greensboro. The deals include a 3,100-square-foot lease for Dave’s Hot Chicken, which will repurpose the former A Cleaner World building. The restaurant will be the fifth North Carolina location for the fast-casual chain. A Cleaner World, a dry-cleaning operator, will move into a new 1,333-square-foot space within Irving Park Shops at 2105 W. Cornwallis Drive. CycleBar and Armine’s Blow Outs and Bubbles will also occupy the single-story building with 2,030- and 1,362-square-foot locations, respectively. Matt King and Christy Smith of CBRE|Triad represented the landlord, an entity doing business as Irving Park Shops LLC, in the transactions. The duo also handles the marketing responsibilities for the property.

Automotive Parts Distributor Preleases 185,413 SF Industrial Building in South Houston

HOUSTON — An undisclosed, New Jersey-based automotive parts distributor has preleased the entirety of Vault Distribution Center, a 185,413-square-foot industrial building under construction in South Houston. The standalone, rear-load warehouse sits on 12 acres and offers 32-foot clear heights, 137 surface parking spaces, 23 trailer parking stalls, 34 loading docks, two drive-in doors and an ESFR sprinkler system. Tyler Maner and Woody Hillyer of Stream Realty Partners represented the landlord, Vault Partners, in the lease negotiations. The tenant representative was not disclosed. Vault Distribution Center is on pace to be completed before the end of the year.

Shearer Supply Signs 34,340 SF Industrial Lease in Fort Worth

FORT WORTH, TEXAS — Shearer Supply, a wholesaler and distributor of HVAC parts and systems, has signed a 34,340-square-foot industrial lease at Everman Trade Center in Fort Worth. The four-building, 457,745-square-foot development is located on the city’s south side and features 24- to 32-foot clear heights and 130- to 210-foot truck court depths. Ken Wesson of Lee & Associates represented the tenant in the lease negotiations. Matt Carthey and Thomas Grafton of Holt Lunsford Commercial represented the landlord, Boston-based Cabot Properties.

Lee & Associates Negotiates 33,239 SF Industrial Lease in Arlington

ARLINGTON, TEXAS — Lee & Associates has negotiated a 33,239-square-foot industrial lease in Arlington. According to LoopNet Inc., the property at 2019-2025 Meridian St. was built on 3.4 acres in 1980, totals 71,973 square feet and features 22-foot clear height and 13 exterior dock doors. Mark Graybill and Reed Parker of Lee & Associates represented the landlord, Chicago-based ML Realty Partners, in the lease negotiations. Adam Curran of Cushman & Wakefield represented the tenant, Centurion Service Group, a platform that connects buyers and sellers of medical equipment.

NEW YORK CITY — Capalino, a business development consulting firm, has signed an 8,424-square-foot office lease at 730 Third Avenue in Midtown Manhattan. The tenant will occupy the entire 24th floor of the 665,110-square-foot building. David Hoffman, Robert Billingsley and Sam Hoffman of Cushman & Wakefield represented the tenant in the lease negotiations. Nuveen Real Estate owns the building.

IWG to Open 21 New Coworking Spaces Across Illinois

ILLINOIS — IWG, a provider of hybrid working solutions with brands such as Spaces and Regus, has unveiled plans to open 21 new coworking spaces across Illinois. The new locations are primarily in metro Chicago. Plans call for 17 Regus locations, four HQ locations and one Signature location. The flexible workspaces will offer private offices, meeting rooms and creative coworking spaces. IWG’s “Design Your Own Office” service will enable companies to tailor their space entirely. IWG operates 4,000 locations in more than 120 countries. The firm predicts that 30 percent of all commercial real estate will be flexible workspace by 2030.

Academy Sports Opens 50,886 SF Store at Townwest Commons in Hutto, Texas

HUTTO, TEXAS — Academy Sports + Outdoors has opened a 50,886-square-foot store at Townwest Commons, a shopping center located in the northeastern Austin suburb of Hutto. The retailer will join EVO Entertainment as the newest tenant of the next phase of the 24.5-acre development. The EVO Entertainment space, which will span 53,000 square feet and open late next year, will feature an 800-seat cinema, bowling lanes, restaurant and bar and an arcade area. NewQuest Properties owns Townwest Commons.

Connolly Signs Retail Tenants for $70M Parkside on Dresden Mixed-Use Project in Brookhaven, Georgia

BROOKHAVEN, GA. — Connolly has recently signed new retail tenants at Parkside on Dresden, a $70 million mixed-use development underway in the Atlanta suburb of Brookhaven. The four-acre development is set to open in fall 2024 and will comprise the 183-unit Solis Dresden Village apartment community that Terwilliger Pappas is developing. The project will also include 32,000 square feet of retail and restaurant space that will be leased to tenants including Confab Kitchen and Bar, Honeysuckle Gelato, Café Vendome, Clean Juice, El Valle, MIRAE and F45 Training. Mindy Elms and Ed O’Connor of Lavista Associates Inc. are handling the retail leasing assignment at Parkside on Dresden on behalf of Connolly. The development will be situated at 1350 Dresden Drive between Caldwell Road and Parkside Drive, which is within walking distance to the Brookhaven-Oglethorpe MARTA station.

EoS Fitness Preleases 37,292 SF Retail Space in Addison, Texas

ADDISON, TEXAS — EoS Fitness has preleased a 37,292-square-foot anchor retail space at Addison Town Center, a retail power center located on the northern outskirts of Dallas. Ben Terry, Matt Luedke and Bernard Shaw of Weitzman represented the undisclosed landlord in the lease negotiations. Jack Breard with Segovia Partners represented EōS Fitness, which plans to open in 2025. Other tenants at Addison Town Center include Target, Kroger, Ross Dress for Less and PetSmart.
