FENTON, MO. — JLL has negotiated five new office leases totaling more than 120,000 square feet at 1400 S. Highway Drive in Fenton near St. Louis. The building is now 95 percent leased. The tenants come from a wide range of industries, with Delta Dental being the largest lease at 69,000 square feet. The Maritz family, a local owner, is the landlord. The family’s company, Maritz, also operates on the campus.

KATY, TEXAS — EōS Fitness will open a 40,000-square-foot gym in the western Houston suburb of Katy. The Dallas-based operator will join tenants such as Target and Lowe’s Home Improvement at Texas Heritage Marketplace, a $400 million mixed-use development that fronts both I-10 and the newly completed Texas Heritage Parkway. NewQuest owns the property and also represented EōS Fitness in the lease negotiations. The opening is scheduled for 2027.

FORT WORTH, TEXAS — Texas Wireline Manufacturing, a provider of hydraulic support equipment for the trucking industry, has signed a 20,000-square-foot industrial lease renewal in Fort Worth. The company has housed its headquarters within the building at 8821 Forum Way on the city’s south side for 25 years. Todd Lambeth of Bradford Commercial Real Estate Services represented the tenant in the lease negotiations. Jeremy Mercer of Mercer Co. represented the landlord, the Knopf Family.

NEW YORK CITY — Newmark has arranged a 30,000-square-foot office lease at 1185 Avenue of the Americas in Midtown Manhattan. The tenant, SURMOUNT, a commercial real estate services company focused on net-leased assets, will relocate from 275 Madison Avenue to the entire 30th floor of the building. David Falk, Jason Greenstein and Justin Pollner of Newmark represented the tenant in the lease negotiations. Newmark’s Brian Waterman, Scott Klau, Brent Ozarowski, Kevin Sullivan and David Waterman, alongside internal agents Howard Tenenbaum and Gary Rosen, represented the landlord, SL Green.

MEMPHIS, TENN. — Mapletree Investments has signed LifeScience Logistics, a healthcare supply chain firm, to a 625,000-square-foot industrial lease in Memphis. The facility is located at 5200 Tradeport Drive within Chickasaw Distribution Center on the city’s south side. Kemp Conrad of Cushman & Wakefield | Commercial Advisors represented the landlord in the lease negotiations, while Brian Monaghan and Bob Robers of Cushman & Wakefield represented the tenant. The property comprises 605,510 square feet of warehouse space and 19,490 square feet of office space, including a 13,475-square-foot main office and 6,015 square feet of space for shipping, receiving and satellite offices. The facility is situated within proximity to I-22, U.S. Route 78, the BNSF Intermodal and Memphis International Airport. The lease marks the entry into Tennessee for LifeScience Logistics, which is investing $23.2 million into the project and expects to create 101 new jobs. The tenant received a 10-year Fast Track PILOT from the City of Memphis and Shelby County’s Economic Development Growth Engine (EDGE) for the project.

FORT WORTH, TEXAS — National Distribution Centers (dba NFI) has signed a 129,143-square-foot industrial lease at Fort Worth South Business Park. The provider of third-party logistics services will occupy about half the space at Building 5 within the 320-acre, master-planned development, which is located 2.5 miles south of the I-20 and I-35 interchange. Will Carney, Nathan Lawrence and Krista Raymond of KBC Advisors represented NFI in the lease negotiations. Kyle Valley, Cameron Pybus and Nada Leanndra internally represented the landlord, California-based Majestic Realty Co., which owns the property in a joint venture with Hickman Cos.

TEXAS CITY, TEXAS —  Dallas-based EōS Fitness will open a 40,000-square-foot gym in Texas City, located southeast of Houston in Galveston County. The space is located adjacent to I-45 within a site that will be anchored by an H-E-B grocery store in the near future. NewQuest represented EōS Fitness in the lease negotiations. The landlord, First Hartford Realty Corp., was self-represented. The opening is scheduled for 2027.

NEW ORLEANS — The Feil Organization plans to deliver a new Trader Joe’s grocery store at 2501 Tulane Ave. in New Orleans. The new 13,368-square-foot store will be the first location in New Orleans for the Monrovia, Calif.-based specialty grocer. Feil began assembling sites along Tulane Avenue in 2016 and executed the lease with Trader Joe’s in 2023. Colette Wharton and Katina Spera represented Feil internally in the lease negotiations, and Rich Lobkowicz of District Real Estate Advisors and Chris Ross of NAI Latter & Blum (now NAI Rampart) represented Trader Joe’s. The design-build team includes Sherman Strategies, SCNZ Architects and Landis Construction. Metairie Bank provided an undisclosed amount of construction financing for the project. The new Trader Joe’s is set to this summer, according to NOLA.com.

NEW YORK CITY — Southern Land Co. has signed a 13,000-square-foot office lease at 99 Park Avenue in Midtown Manhattan. The Nashville-based developer plans to relocate its New York City office from 75 Rockefeller Center to the fourth floor of the 600,000-square-foot building, which is in the midst of a $30 million capital improvement program. Ben Bass and Seth Godnick of JLL represented Southern Land in the lease negotiations. Paul Glickman, Diana Biasotti, Harrison Potter and Kristen Morgan, also with JLL, along with internal agents Craig Panzirer and Alex Radmin, represented the landlord, Global Holdings.

ROMULUS, MICH. — KSI Auto Parts has signed a lease for the entire 100,456 square feet of Building A within Airport Corporate Center in Romulus. Opus owns the development. KSI, a distributor of aftermarket collision automotive parts, maintains a small shipping center in the Detroit area. The Romulus facility marks the tenant’s first full inventory distribution center in the area. Airport Corporate Center is located one mile from I-94, three miles from the Detroit Metro Wayne County Airport and 20 miles from downtown Detroit. Building B remains available for lease and totals 170,088 square feet. Opus served as the developer, design-builder, architect and structural engineer on the project.
