AUSTIN, TEXAS — EōS Fitness will open a 40,000-square-foot gym at 12707 N. MoPac Expressway in North Austin. The Dallas-based operator is backfilling a space previously occupied by Fry’s Electronics. Rise Commercial Partners represented the tenant in the lease negotiations. Global Commercial Real Estate Services represented the undisclosed landlord. The opening is set for 2027.
BURLINGTON, MASS. — Pramand, a medical technology company, has signed a 41,400-square-foot life sciences lease in Burlington, located northwest of Boston. The space is located within the six-building, 1.2 million-square-foot Blue Sky Center campus that is undergoing a $10 million capital improvement program. Matthew Malatesta, Tyler McGrail, Michael Frisoli, Eric Jeremiah and Connall Chamberlain of Newmark represented the landlord, a joint venture between Nordblom Co. and a global real estate private equity firm, in the lease negotiations. CBRE’s Jon Varholak and Perry Beal represented the tenant.
NEW YORK CITY — Cushman & Wakefield has negotiated a 36,651-square-foot industrial lease near JFK International Airport in Queens. The tenant, Horizon Air Freight, will occupy space at Inwood Logistics Center, a 10-building development. Rico Murtha, Helen Paul, Sonny Singh, Thomas Deluca, David Frattaroli, John Giannuzzi and Joseph Hentze Jr. of Cushman & Wakefield represented the landlord, a partnership led by Onyx Equities, in the lease negotiations. The tenant representative was not disclosed.
LENEXA, KAN. — Owner Copaken Brooks has unveiled two new tenants joining the District at Lenexa City Center — NEAT. Cocktail Bar and The Groom Gallery. The cocktail bar will open in winter 2025 in a 1,250-square-foot space that was formerly home to Savoy Tea. Block & Co. Inc. Realtors represented Neat Craft Cocktails in the lease. The Groom Gallery, a full-service pet grooming concept with six locations throughout the metro area, signed a lease for 1,312 square feet and anticipates opening in the first quarter of 2026. The District location will serve as a relocation of the company’s existing Lenexa site. Peak Real Estate Partners represented the tenant. Erin Johnston of Copaken Brooks was the landlord representative on both deals.
WESTLAKE, TEXAS — Century21 Mike Bowman has signed an 18,000-square-foot office lease in Westlake, a northern suburb of Fort Worth. The real estate services company is relocating from nearby Grapevine to the first floor of the 274,992-square-foot Building 8 at Terraces at Solana, a 1.1 million-square-foot complex. A partnership between two Chicago-based firms, Glenstar and Singerman Real Estate, owns Terraces at Solana.
NEW YORK CITY — Massumi + Consoli has signed a 57,988-square-foot office lease in the Bryant Park area of Midtown Manhattan. The law firm has committed to three full floors at 1133 Avenue of the Americas, a 45-story, 1.1 million-square-foot building. Jim Schoolfield and Andrew Coe of JLL represented Massumi + Consoli in the lease negotiations.Tom Bow, Rocco Romeo and Nora Caliban represented the landlord, The Durst Organization, on an internal basis.
CHICAGO — Lee & Associates of Illinois has negotiated a 4,500-square-foot restaurant lease at 2535 N. Milwaukee Ave. in Chicago’s Logan Square neighborhood. The tenant, ManSun, is an authentic Korean restaurant. This will be the proprietor’s second restaurant, following New Village Gastro Pub in Northbrook. Rick Scardino and Michael Petrik of Lee & Associates represented the tenant in the lease. Amanda Shafer of Emerging Concepts represented the landlord, an entity doing business as 2M Square FB LLC.
WARNER ROBINS, GA. — BJ’s Wholesale Club plans to open a new grocery store and BJ’s Gas station at 6201 Watson Blvd. in Warner Robins, nearly 100 miles south of Atlanta via I-75. The Telegraph reports that the 21-acre site will house the 104,170-square-foot grocery store and 582 parking spaces, as well as a 2,204-square-foot gas station with eight pumps that opened in late August. The new BJ’s Wholesale Club store is set to open on Friday, Sept. 12. The property represents the first BJ’s Wholesale Club store in middle Georgia and its seventh in the state, according to The Telegraph.
