PASSAIC, N.J. — Coldwell Banker has begun leasing South Street Lofts, a 63-unit apartment complex located in the Northern New Jersey community of Passaic. The building offers studio, one- and two-bedroom units ranging in size from 755 to 1,885 square feet,. Amenities include a fitness center, resident lounge, business center, rooftop deck, outdoor grilling stations and a dog park. Rents start at $2,500 per month, and the complex is now 40 percent preleased. The owner/developer was not disclosed.

FENTON, MICH. — Destruction Depot Rage Room has signed a 4,240-square-foot retail lease at Fenton Town Center in Fenton, a far northwest suburb of Detroit. The space was formerly occupied by a hydroponics store. Michael Murphy and Tjader Gerdom of Gerdom Realty & Investment represented the landlord, Verus Development Group. VG’s Grocery anchors the shopping center. Destruction Depot Rage Room is an entertainment concept where users wear safety gear and get to smash items such as computers, TVs, vases and dishes.

SAN ANTONO — KCI Technologies, an engineering, surveying and construction management firm, has signed a 23,000-square-foot office lease to be the anchor tenant at Inwood Village II, a 74,265-square-foot building under construction on the north side of San Antonio. David Ballard and Parker LaBarge of CBRE represented the tenant in the lease negotiations. Rob Gish and Shawn Gulley internally represented the landlord, locally based developer Worth & Associates. Completion of Inwood Village II is slated for the summer.

SOUTH PLAINFIELD, N.J. — Lee & Associates has negotiated a 189,000-square-foot industrial lease in South Plainfield, about 35 miles south of Manhattan. The tenant, an undisclosed logistics group, will occupy the entirety of the building at 602 New Market Ave., which sits on 21 acres. Building features include a clear height of 36 feet, 40 exterior docks and 70 trailer parking spots. Drew Maffey and Rick Marchisio of Lee & Associates represented the tenant in the lease negotiations. Colliers represented the landlord, Bridge Development.

NORTHBROOK, ILL. — CF Industries has signed a 77,863-square-foot office lease at 1 Astellas Way in Northbrook to relocate its headquarters from 4 Parkway North in Deerfield, Ill. CF Industries is a global manufacturer of hydrogen and nitrogen products for clean energy, fertilizer, emissions abatement and other industrial activities. The company will occupy two floors in the south building before the end of the year. The 432,000-square-foot, two-building office complex will be renamed 2375 Waterview Drive in April. Amenities include a cafeteria, 400-person multipurpose meeting space, fitness center and outdoor terraces. Kyle Robbins, Andrew Davidson and David Burkards of Transwestern Real Estate Services provide office leasing services for the property. GRAND RAPIDS, MICH. — KPOT Korean BBQ & Hot Pot has signed a long-term lease for the 6,400-square-foot former Old Chicago restaurant space at 3333 28th St. SE in Grand Rapids. The restaurant anticipates opening this fall. Bob Lotzar of NAI Wisinski of West Michigan represented the undisclosed landlord. The lease marks the first West Michigan location for KPOT.

ADDISON, TEXAS — Holt Lunsford Commercial has negotiated a 20,891-square-foot office lease renewal in the northern Dallas suburb of Addison. Foundation Energy Management, which acquires, develops and enhances domestic oil and gas properties, is recommitting to Liberty Plaza, a two-building, 218,934-square-foot complex. KATY, TEXAS — Activate Games, a retail concept that features tech-based physical and mental interactive competition, will open a 9,600-square-foot entertainment center in the western Houston suburb of Katy. The location at Katy Fry Center will be the fourth in the country for Activate Games, which also plans to open a center in Dallas later this year. Michael Burgower and Eric Lestin of Cushman & Wakefield represented the tenant in the lease negotiations. Dianne Rummage of SClay Management Inc. represented the landlord.

According to LoopNet Inc., the property at 4950 Keller Springs Road was built in 1980 and totals 60,118 square feet. Adam Curran of Cushman & Wakefield represented the tenant in the lease negotiations. Brian Pafford of Bradford Commercial Real Estate Services represented the landlord, an entity doing business as Kennington Parkway Ltd.

NEW YORK CITY — Vibrant Emotional Health has signed a 59,550-square-foot office lease at 80 Pine Street in Manhattan’s Financial District. The 38-story, 1.2 million-square-foot building was originally constructed in 1960 and recently underwent a capital improvement program. The nonprofit provider of mental health services will relocate from a 31,000-square-foot space at 50 Broadway to the entire 18th and 19th floors later this year. Chris Mansfield, Gerry Miovski, Masha Dudelzak and Ali Gordon of CBRE represented the tenant in the lease negotiations. Kevin Daly and Tom Keating internally represented the landlord, Rudin.
