DANVERS, MASS. — The Picklr, an entertainment concept centered on pickleball, has opened a 36,192-square-foot venue in Danvers, a northern suburb of Boston. The space is located within a former Bed Bath & Beyond store at Endicott Square, a 56,275-square-foot shopping center that is also home to tenants such as Quest Diagnostics, Salem Five and Advance Auto Parts. Don Mace of local brokerage firm KeyPoint Partners represented the undisclosed landlord in the lease negotiations.

MISSION, KAN. — Rally House has relocated to Mission West Shopping Center at 6753 Johnson Drive in the Kansas City suburb of Mission. The estimated opening date is spring 2026. Rally House was previously located at 6858 Johnson Drive. The new 9,473-square-foot store will neighbor Planet Fitness, Dollar Tree and American Honey Salon. The new space represents an expansion of 2,473 square feet. Grant Summers, Paul Massali, Max Kosoglad and David Block of Block & Co. Inc. Realtors represented the landlord. Block & Co. serves as the leasing and property management company for the shopping center.
NEW YORK CITY — Nagarro has signed a 41,854-square-foot office lease at 195 Broadway in Lower Manhattan. The provider of data and digital engineering services first subleased the entire 25th floor of the 1.1 million-square-foot building last November and has now entered into an eight-year direct lease. Sinclair Li, Peter Shikar and Connor DeSimone of CBRE represented the tenant in the lease negotiations. Jonathan Tootell, Tanya Grimaldo and Giannina Brancato represented the landlord, L&L Holding, on an internal basis.
WEST ORANGE, N.J. — Fitness operator Iron Culture Gym has opened a 26,000-square-foot flagship facility in West Orange, about 20 miles west of Manhattan. The space formerly housed a 1950s-era bowling alley known as Eagle Rock Lanes. Titan Construction Management served as the general contractor for the adaptive reuse project. New Jersey-based Sym Heller Development & Management owns the building.
COLUMBUS, OHIO — Bagels & Co. has signed a 2,660-square-foot retail lease at Rambler Columbus, a student housing property near The Ohio State University campus. The tenant will occupy space on the ground floor beginning in spring 2026. Known for its Brooklyn-style bagels, the café also serves La Colombe coffee, 25 varieties of cream cheese and a variety of breakfast and lunch offerings. Developed by LV Collective, Rambler Columbus opened this fall at 222 W. Lane Ave. Other retail tenants at the property include coffee shop Daydreamer and Victory Lap, an Ohio State-themed sports bar. Matt Stein and Matt Cooper of MSC represented both Bagels & Co. and LV Collective in the lease.
BAYTOWN, TEXAS — Partners Real Estate has negotiated a 101,968-square-foot industrial lease in Baytown, an eastern suburb of Houston. The tenant is Architectural Surfaces Group, and the space is located within Building 2 of GrandPort 99 Business Park. Travis Land of Partners represented the landlord, a partnership between Alto Real Estate Funds and Industrial Development & Ventures (IDV), in the lease negotiations. Colton Hector and Ed Frantz of CBRE represented the tenant.
HOUSTON — Third Coast Infrastructure LLC has signed a 20,800-square-foot office lease in downtown Houston. The locally based energy infrastructure company plans to move into its new space within Norton Rose Fulbright Tower, a 28-story building located at 1550 Lamar St., sometime next year. Griff Bandy of Partners Real Estate represented the tenant in the lease negotiations. Skanska owns the building.
MINNEAPOLIS — SPS Commerce has renewed its 200,000-square-foot office lease for its corporate headquarters at SPS Tower in downtown Minneapolis. The namesake tenant has occupied space at the property, owned by Sumitomo Corp. of Americas, for 20 years. SPS Commerce’s project partners include Rokos Advisors, Greiner Construction and Gensler, which will shape the office design. Rokos represented the company in evaluating its office space. Transwestern handles management and leasing for SPS Tower, which totals 655,070 square feet. Occupancy exceeds 75 percent. Transwestern, in collaboration with Mission Construction and Studio BV, completed $8 million in updates in 2024 and 2025 that included creating two spec suite floors and an adjoining two-story tenant lounge, renovating the first-floor lobby and adding FRGMNT Coffee. The Turf Club, the largest lawn in downtown Minneapolis, includes a 6,000-square-foot, seven-hole putting green and bocce courts.
EAGAN, MINN. — CBRE has negotiated a lease renewal and expansion for Sonex Health at Grand Oak IV, a 43,200-square-foot industrial property in the Minneapolis suburb of Eagan. The company is expanding its footprint from 20,000 to 31,000 square feet. CBRE’s Mike Bowen and Matt Oelschlager represented the tenant, which is an Eagan-based medical device company founded in 2014 by two former Mayo Clinic physicians.
CP Group, DRA Advisors Execute 266,000 SF of Office Leasing Activity at Boca Raton Innovation Campus

BOCA RATON, FLA. — CP Group and DRA Advisors have executed more than 266,000 square feet of leasing activity at Boca Raton Innovation Campus (BRiC), a 1.7 million-square-foot office campus located in Boca Raton. The deals feature three new tenants and three lease renewals. The new leases include healthcare staffing firm Allstar Recruiting Locums LLC (42,697 square feet), home warranty provider Cinch Home Services (32,888 square feet) and tech company EchoTwin AI’s first office location (2,704 square feet). Meanwhile, healthcare technology company Modernizing Medicine renewed its 127,821-square-foot lease at the property, Everglades University renewed its 52,582-square-foot lease and financial services company Newtek renewed its 7,810-square-foot lease. Jeff Kelly of CBRE represented CP Group in all lease transactions at BRiC. Ryan Nunes and Alan Kleber of Cushman & Wakefield represented Allstar Recruiting Locums LLC, Cinch Home Services and Modernizing Medicine. Zach Wendelin of JLL and Adam Bernstein, who has since joined Stream Realty, represented Everglades University in the lease negotiations.
