ATLANTA — Guardian Pharmacy Services has leased 25,282 square feet at Galleria 300, a 20-story office building located in Atlanta’s Cumberland-Galleria office submarket. The long-term care pharmacy company is moving its headquarters to Cobb County from Midtown Atlanta. Guardian Pharmacy will occupy the entire eighth floor of Galleria 300, which is part of the 20-acre Galleria on the Park office campus. Sam Hollis and Steven Taylor of Cushman & Wakefield represented the tenant in the lease transaction. Adam Viente, Jeff Bellamy and Claire Ross of JLL represented the landlord, Piedmont Office Realty Trust.

TOLLESON, ARIZ. — Tempur-Pedic has signed a full building prelease at Buckeye85 near Phoenix’s I-10 Corridor. It is located at 10333 W. Buckeye Road in Tolleson.  The lease brings the $60 million warehouse and distribution project to full occupancy prior to construction completion. The 321,892-square-foot space will become home to a new Tempur-Pedic distribution center, allowing to the company to continue expanding its long-standing, multi-building metro Phoenix logistics presence.  JLL’s Riley Gilbert represented Tempur-Pedic in the lease agreement. Lincoln Property Co. owns Buckeye85.

NEW YORK CITY — Savills has negotiated a 41,613-square-foot office sublease at 1345 Avenue of the Americas in Midtown Manhattan. The tenant, law firm Greenspoon Marder, plans to take occupancy of the entire 22nd floor of the building by the end of the year. Jeffrey Peck, Daniel Horowitz, Thomas Capocefalo and Jacob Stern of Savills represented Greenspoon Marder in the negotiations for the eight-year sublease. Bryan Boisi and Paul Ferraro from Cushman & Wakefield represented the sublandlord, CBS Broadcasting. Fisher Brothers owns the building.

PRINCETON, N.J. — New Jersey-based Accurant Biotech has signed a 26,556-square-foot life sciences lease at 500 College Road in Princeton. The four-story, 160,000-square-foot building is situated within Princeton Forrestal Center, a 2,200-acre master-planned development, and offers amenities such as a fitness center, conference center, game room and a full-service café. Vinny Di Meglio and Erin Moran of JLL represented the landlord, a joint venture between Bergman Real Estate Group and Hornig Capital Partners, in the lease negotiations. The tenant plans to take occupancy of the space in August.

ROSELLE, ILL. — Coaster Co. (COA Inc.) has signed an industrial lease to fully occupy Turnberry 5 in Roselle, which is located in Chicago’s North DuPage submarket. The 150,209-square-foot building is situated at 1550 Central Ave. within Turnberry Industrial Park. Jeff Janda and Tim Cronin of Lee & Associates represented COA, which is relocating from Des Plaines, Ill. Mike Freitag, Kelly Disser and Dan Leahy of NAI Hiffman represented the owner, Prologis. COA distributes and supplies household furniture.

OCALA, FLA. — Circularix has signed a 67,250-square-foot lease at Airport Logistics Park, an industrial development currently underway at 2675 Southwest 60th Avenue in Ocala. Phase I of the project, which totals 725,400 square feet across three buildings, is now fully preleased. The tenant is scheduled to occupy the space beginning in the first quarter of 2024. Rian Smith, Kris Courier and Josh Tarkow of CBRE represented the landlord, Leon Ocala Holdings IV, in the lease negotiations. The second phase of the project, which is located adjacent to Ocala International Airport, could add up to 400,000 square feet to the property.

HOUSTON — Beauty Empire has signed a 14,471-square-foot retail lease at Barker Cypress Marketplace in West Houston. According to LoopNet Inc., the property was built on 16.5 acres in 1999 and totals 81,360 square feet. Jason Gaines of Sturbridge Commercial Real Estate represented the undisclosed landlord in the lease negotiations. Okyi Urbina-Torres of W. Realty & Investment Group represented the tenant, which will backfill a space previously occupied by CVS.

HOUSTON — Three new retailers have signed leases to open stores at Rice Village District, a shopping center located at 6225 Kirby Drive in Houston. Boutique retailer Luminary Lifestyle, jewelry brand gorjana and apparel retailer Mizzen+Main are all scheduled to open spaces at the property in early 2024. Bluestone Lane, [solidcore], The Rice Box and Navy Blue also recently opened at the center.

NEW YORK CITY — Locally based social services organization Rising Ground has signed a 29,566-square-foot office headquarters lease at 1333 Broadway in Midtown Manhattan. Rising Ground will occupy the entire eighth floor of the 12-story, 295,530-square-foot building, which recently underwent a capital improvement program. Lindsay Ornstein, Stephen Powers, Arthur Skelskie, Alexander Smith and Kendall Elliott of OPEN Impact Real Estate represented Rising Ground, which will take occupancy next year, in the lease negotiations. Robert Lowe and Ron Lo Russo of Cushman & Wakefield, along with internal agent Shanae Ursini, represented the landlord, Empire State Realty Trust.

Park Central Office Building

ATLANTA — Lincoln Property Co. Southeast has arranged two leases totaling 10,400 square feet at Park Central, a 213,165-square-foot office building in Atlanta. Telespecialist will occupy 9,000 square feet at the property, and Broadway Across America will occupy 1,400 square feet. Hunter Henritze, Matt Fergus and Seabie Hickson of Lincoln represented the landlord, TerraCap Management, in the leasing negotiations. David Pope of Lavista Associates represented Broadway Across America. Park Central underwent $3.4 million in renovations in 2018, including upgrades to building systems, common areas and amenities. The property features covered parking, an onsite café, fitness center, conference center and 24-hour security.
