THORNWOOD, N.Y. — Immortal Fitness has signed a 14,994-square-foot lease in an industrial flex building in Thornwood, located about 30 miles north of Manhattan. The building at 1 Zeiss Drive totals 120,000 square feet, and the space will feature a range of personal and group training areas, as well as a lounge, locker rooms, sauna and patio. New York Commercial Realty Group represented the tenant and the owner, Simone Development Cos., in the lease negotiations.

COPPELL, TEXAS — Pilot Air Freight has signed a 95,071-square-foot industrial lease in Coppell, located in the northern-central part of the metroplex. The freight forwarding provider will occupy the entirety of the building at 221 Southwestern Blvd., which according to LoopNet Inc. was completed in 2024. Building features include 32-foot clear heights, 31 dock-high doors and 3,780 square feet of office space. J.M. Priddy, Robert Tamillo ad Jon Gorczyca of JLL represented the tenant in the lease negotiations. Jeremy Kelly and Lena Thomas of Stream Realty Partners represented the landlord, Chicago-based ML Realty Partners.
AMERICAN FORK, UTAH — CandyCo, a confectionary manufacturer, has signed a lease with owner/developer Robinson Brothers to occupy North Pointe Building F at 1260 S. 630 W in American Fork. The 110,004-square-foot facility is tailored to the tenant’s manufacturing needs. Jarrod Hunt of Colliers handled the negotiations for the lease.

Third-Party Logistics Company Leases 641,906 SF Industrial Property in Buckeye, Arizona

BUCKEYE, ARIZ. — Kenco, a third-party logistics company, has signed a lease to fully occupy Gateway I-10, an industrial building located at 440 N. 215th Ave. in Buckeye. The landlord, EQT Real Estate, acquired the fully vacant 641,906-square-foot asset in spring 2024 and rebranded the property to its current moniker. Situated on 40 acres, the freestanding building is Phase I of a larger 145-acre project, titled Buckeye I-10 Logistics that BET Investments owns and continues to develop. Mike Haenel, Andy Markham, Phil Haenel and Justin Smith of Cushman & Wakefield represented the landlord in the deal with Kenco. Last year, Cushman & Wakefield’s Will Strong, Michael Matchett and Molly Hunt of the firm’s National Industrial Advisory Group – Mountain West arranged the $60.1 million sale to EQT Real Estate from the property’s original developer, BET Investments.
NEW YORK CITY — NY E-Health Collaborative has signed a 15,000-square-foot office lease in Midtown Manhattan. The nonprofit networking organization for healthcare professionals is taking space at 5 Penn Plaza, which is located within Hudson Yards and was recently repositioned. Mitch Konsker, Christine Colley, Kristen Morgan, Greg Wang, Kate Roush and Dan Turkewitz of JLL represented the landlord in the lease negotiations. Joe Speck and Reid Longley of Colliers represented the tenant.
CHICAGO — Trammell Crow Co. (TCC) has inked leases with three tenants at 400 North Aberdeen within its Fulton Labs campus in Chicago’s Fulton Market neighborhood. The leases total approximately 40,000 square feet and include extensions and expansions from Portal Innovations and Chan Zuckerberg Biohub Chicago and a headquarters relocation for P33 Chicago. All three tenants are expected to occupy their new spaces by this summer. Portal Innovations is a venture development platform that invests financial, physical and human capital to fuel life sciences breakthroughs. The company has extended its existing lease of 40,000 square feet and grown its footprint to 53,000 square feet, expanding to the 10th floor. Portal’s expansion at its flagship location will help accommodate its growing portfolio, which now includes more than 50 companies. Portal also operates labs in Atlanta, Boston and Houston, and is opening a new lab in partnership with the University of Chicago in Hyde Park Labs. CZ Biohub Chicago is a biomedical research institute led by Shana Kelley, Ph.D and launched by Priscilla Chan and Mark Zuckerberg’s Chan Zuckerberg Initiative. HOUSTON — Intertec Instrumentation has signed a 20,200-square-foot industrial lease in northwest Houston. The provider of protective enclosures for field-based equipment will occupy the entirety of the building at 11050 W. Little York Road, which according to LoopNet Inc. was constructed in 2007 and includes 2,700 square feet of office space. Christian Villarreal and Jack Gaffney of Finial Group represented the tenant in the lease negotiations. The name and representative of the landlord were not disclosed.
ATLANTA — Online retailer Wayfair will open a 150,000-square-foot store within The District at Howell Mill in Atlanta’s West Midtown district. Located at 1801 Howell Mill Road NW, the new Wayfair store will offer a range of furniture, home décor, housewares, appliances and home improvement products. This venue will mark Wayfair’s second large-format location — as well as its second physical retail store overall — following its first store in Wilmette, Ill., that opened in May 2024. JLL Income Property Trust, a division of LaSalle Investment Management, and Atlanta-based Selig Enterprises, own The District at Howell Mill shopping center. WYNNEWOOD, PA. — Club Studio Fitness has signed a 50,000-square-foot retail lease in Wynnewood, a northwestern suburb of Philadelphia. The space within Wynnewood Shopping Center formerly housed a Bed Bath & Beyond store, and the new facility will feature a juice bar, cryotherapy recovery services and personal stretch stations. The opening is slated for next spring. Federal Realty Investment Trust owns Wynnewood Shopping Center.
