THE WOODLANDS, TEXAS — CBRE has negotiated a 19,074-square-foot office lease at Wildwood Corporate Centre in The Woodlands, about 30 miles north of Houston. The two-building, 330,000-square-foot complex was built in phases between 2014 and 2016 and offers a fitness center and conference facilities. Steve Rocher and Jason Presley of CBRE represented the landlord, an entity doing business as GeoSouthern Budde Road LLC, in the lease negotiations. Greg Usher of Cypressbrook Co. represented the tenant, FCC Environmental Services.

BETHLEHEM, PA. — IDLogistics, a third-party provider based in France, has signed a 526,662-square-foot, full-building industrial lease at Lehigh Valley Trade Center in Bethlehem. The cross-dock facility features a clear height of 40 feet, 119 dock doors, 250 car parking spaces and 154 trailer parking spaces. Mark Chubb, Michael Zerbe and Summer Coulter of Colliers represented the landlord, a partnership between New York-based Clarion Partners and Dallas-based Trammell Crow Co., in the lease negotiations. Todd Steffen, also with Colliers, represented the tenant. The partnership also recently broke ground on a third phase at Lehigh Valley Trade Center that will deliver two buildings totaling roughly 588,000 square feet.
HODGKINS, ILL. — Brown Commercial Group has negotiated two new leases totaling 131,605 square feet at 7335 Santa Fe Drive in Hodgkins, a southwest suburb of Chicago. Pioneer Service Inc. leased 61,355 square feet and M&M Quality Grinding Inc. leased 70,250 square feet. The distribution building is being renovated into a fully operational manufacturing facility with individual spaces for the two businesses. Completion is slated for mid-2023. Mike Antonelli of Brown Commercial Group represented the tenants. Adam Stokes of NAI Hiffman represented the landlord, UBS Realty Investors. Pioneer Service manufactures precision machining parts, while M&M produces metal bar stock.
ST. PETERS, MO. — Reaction Auto Parts Inc. has signed a 265,393-square-foot industrial lease at Premier 370 Business Park in St. Peters, a western suburb of St. Louis. The company will occupy space at the final building within the industrial park, which is slated for completion before the end of the year and will span 366,916 square feet. To date, the development is home to 4.2 million square feet and tenants such as Reckitt Benckiser, Best Buy, Grove Collaborative and Amazon. In 2021, Panattoni Development purchased the last two lots available from Duke Realty and developed a 423,000-square-foot building earlier this year as well as the final building. Geoff Orf and Chad Burkemper of Colliers and Matt Hrubes of CBRE represented Panattoni.

The two-building, 330,000-square-foot complex was built in phases between 2014 and 2016 and offers a fitness center and conference facilities. Steve Rocher and Jason Presley of CBRE represented the landlord, an entity doing business as GeoSouthern Budde Road LLC, in the lease negotiations. Jon Silberman of Partners represented the tenant. Wildwood Corporate Centre is now fully leased.
HURST, TEXAS — Bradford Commercial Real Estate Services has negotiated a 12,000-square-foot industrial flex lease at 10728 S. Pipeline Road in Hurst. According to LoopNet Inc., the property was built on 1.3 acres in 1964. Jason Finch and Michael Spain of Bradford represented the landlord, an entity doing business as Euless Industrial LLC, in the lease negotiations. The representative of the tenant, Mid-Cities Classics Inc., a provider of automotive repair and restoration services, was not disclosed.
Cushman & Wakefield Arranges 63,600 SF Office Lease in Atlanta’s Cumberland-Galleria Submarket

ATLANTA — Cushman & Wakefield has arranged an office lease extension and expansion for Sterling Seacrest Pritchard at 2500 Cumberland, a 144,335-square-foot office building in Atlanta’s Cumberland-Galleria submarket. The tenant will now occupy 63,600 square feet at the office building, which is situated inside the I-285 perimeter near The Home Depot’s headquarters. Annie Lewis, Jon Mayeske and Clinton McKellar of Cushman & Wakefield represented Sterling Seacrest Pritchard in the lease negotiations. John Zintak and Sonia Winfield, also with Cushman & Wakefield, represented the landlord, Noro Management. Sterling Seacrest Pritchard is a privately held insurance brokerage firm and operates its corporate headquarters out of 2500 Cumberland. The firm will add its signage at the top of the building as per the lease agreement. In addition to securing the anchor, Noro Management is updating the building’s amenities to include a new conference facility, outdoor terrace and a grab-and-go café.
DALLAS — Immersive Gamebox, a British entertainment concept centered on interactive digital gaming, will open a new venue at 2525 Elm St. in the Deep Ellum area of Dallas. Immersive Gamebox, which also has locations in San Antonio, The Woodlands and at the 433-acre Grandscape mixed-use development in metro Dallas, expects to open the Deep Ellum facility before the end of the month.
FORT LAUDERDALE, FLA. — West Marine, a sailing, boating, fishing and watersports retailer, has moved into a new corporate headquarters at 1 East Broward, a 350,000-square-foot office building in downtown Fort Lauderdale. NAI/Merin Hunter Codman, the leasing and management company for the property, arranged the 50,000-square-foot lease. West Marine has invested $800,000 in capital improvements to the space. Founded in 1968, West Marine operates 236 physical locations across 38 states and Puerto Rico, as well as two e-commerce platforms.
CARROLLTON, TEXAS — Archer Western Herzog, which is a joint venture between construction companies Archer Western Construction and Herzog Contracting Corp., has signed a 23,470-square-foot office lease renewal in the northern Dallas suburb of Carrollton. Brian Pafford of Bradford Commercial Real Estate Services represented the landlord, an entity doing business as Valwood Parkway Partners Ltd., in the lease negotiations. The representative of the tenant was not disclosed.
