BEAVERCREEK, OHIO — Two new tenants have opened at The Greene Town Center in Beavercreek, an eastern suburb of Dayton. Off Par Golf & Social and Taste of Belgium join the more than 100 stores and restaurants at The Greene. Off Par Golf & Social is an indoor golf simulator facility and event venue that totals 5,800 square feet. There are seven state-of-the-art simulators as well as a full-service bar that offers local restaurant food options. Taste of Belgium is a dining concept from a Cincinnati-based restaurant group that specializes in Belgium-inspired cuisine. The menu features traditional dishes such as waffles, frites and mussels. The 3,800-square-foot restaurant also offers a full-service bar. Developed in 2006 by Olshan Properties, The Greene totals 1.1 million square feet.

EVANSTON, ILL. — Restaurant group Etta Collective has signed a 6,808-square-foot lease to occupy the entire ground-floor retail space at Evanston Labs in Evanston. Slated for completion in spring 2024, Evanston Labs will bring 177,575 square feet of Class A life sciences space to Chicago’s North Shore submarket. Etta plans to open its neighborhood eatery in summer 2024. The 10-story building is situated steps away from Northwestern University. Each floorplate is designed to accommodate both single- and multi-tenant users. There will also be a floor dedicated to lab-ready suites ranging in size from 5,000 to 9,000 square feet. Tenants will also have access to a penthouse amenity center with a boardroom, bar and lounge, outdoor terrace and health and wellness center. ESG Architects is the project architect, CRB is the lab planning group and Power Construction Co. is the general contractor. Dan Lyne and Brandon Green of CBRE are marketing the space for lease on behalf of ownership, Trammell Crow Co. David Burden of Colliers represented Etta.

NEW YORK CITY — First Look Media, a nonprofit organization that offers streaming and production services, has signed a 7,896-square-foot office lease at 853 Broadway in Manhattan. The lease term is five years, and the space spans the entire 10th floor. The 21-story, 157,000-square-foot building is currently undergoing a multimillion-dollar renovation. Andrew Wiener and Rob Fisher internally represented the landlord, The Feil Organization, in the lease negotiations. WASHINGTON, D.C. — Whole Foods Market plans to open a new 47,000-square-foot store as part of the Parks at Walter Reed development in northwest Washington, D.C. The store, which will open on June 28, will anchor the 3.1 million-square-foot redevelopment of the historic, 66-acre Walter Reed Army Medical Center. The new Whole Foods will be located at 7130 12th St. NW in The Hartley apartment building. The grocer signed the lease with the ownership group — Hines, Urban Atlantic and Triden Development — in 2019. Whole Foods currently operates more than 500 stores in the United States, Canada and the UK.

AUSTIN, TEXAS — Foxtrot, a corner store and delivery market, has opened a 6,000-square-foot store and café in Austin’s Bouldin Creek area, marking the second location for the brand in the state capital. The site formerly housed an auto repair shop and grocer, and the space will include a covered indoor-outdoor patio. Foxtrot currently operates 27 locations nationwide and plans to open a third store in Austin in the coming weeks.

PITTSBURGH — CBRE has negotiated a 40,000-square-foot office lease at Nova Place, a 32-acre campus located on Pittsburgh’s north side. The tenant, S&B USA Construction, plans to take occupancy of spaces on the eighth and ninth floors of Nova Tower 2 during the fourth quarter. Jeremy Kronman and Andrew Miller of CBRE represented the landlord, Faros Properties, in lease negotiations. The tenant representative was not disclosed.

NEW YORK CITY — NY Sports Club has signed a 20,000-square-foot lease renewal at 9901 Queens Blvd. in the Forest Hill area of Queens. The lease keeps the fitness operator, which has been a tenant at the building since 2006 and has plans for a future remodel, in its space through 2034. Blumenfeld Development Group owns the building. No third-party brokers were involved in the lease negotiations.

ATLANTA — Guardian Pharmacy Services has leased 25,282 square feet at Galleria 300, a 20-story office building located in Atlanta’s Cumberland-Galleria office submarket. The long-term care pharmacy company is moving its headquarters to Cobb County from Midtown Atlanta. Guardian Pharmacy will occupy the entire eighth floor of Galleria 300, which is part of the 20-acre Galleria on the Park office campus. Sam Hollis and Steven Taylor of Cushman & Wakefield represented the tenant in the lease transaction. Adam Viente, Jeff Bellamy and Claire Ross of JLL represented the landlord, Piedmont Office Realty Trust.

TOLLESON, ARIZ. — Tempur-Pedic has signed a full building prelease at Buckeye85 near Phoenix’s I-10 Corridor. It is located at 10333 W. Buckeye Road in Tolleson.  The lease brings the $60 million warehouse and distribution project to full occupancy prior to construction completion. The 321,892-square-foot space will become home to a new Tempur-Pedic distribution center, allowing to the company to continue expanding its long-standing, multi-building metro Phoenix logistics presence.  JLL’s Riley Gilbert represented Tempur-Pedic in the lease agreement. Lincoln Property Co. owns Buckeye85.

NEW YORK CITY — Savills has negotiated a 41,613-square-foot office sublease at 1345 Avenue of the Americas in Midtown Manhattan. The tenant, law firm Greenspoon Marder, plans to take occupancy of the entire 22nd floor of the building by the end of the year. Jeffrey Peck, Daniel Horowitz, Thomas Capocefalo and Jacob Stern of Savills represented Greenspoon Marder in the negotiations for the eight-year sublease. Bryan Boisi and Paul Ferraro from Cushman & Wakefield represented the sublandlord, CBS Broadcasting. Fisher Brothers owns the building.
