NEW YORK CITY — MGM Studios has signed a 50,462-square-foot office lease at 260 Madison Avenue, a 570,000-square-foot building in Midtown Manhattan. Peter Turchin, Gregg Rothkin, Tim Freydberg, Hayden Pascal and Jared London of CBRE represented the landlord, The Sapir Organization, in the lease negotiations. The representative of the tenant was not disclosed.

TOLEDO, OHIO — Gym concept F45 Training has signed a lease to open a 2,100-square-foot location at Talmadge Town Center South in Toledo. Tolson Enterprises owns the shopping center, which is situated near Franklin Park Mall. Michael Murphy, Tjader Gerdom and Haley Kelly of Gerdom Realty & Investment represented F45 Training, which maintains locations in nearly all 50 states. The “F” stands for functional, and the classes are 45 minutes each.

MIAMI — Law firm Bilzin Sumberg has renewed its office lease at 1450 Brickell office tower in Miami’s Brickell district. Barbara Black, Matthew Goodman and Jeff Gordon of JLL represented Bilzin Sumberg. The firm occupies 84,000 square feet of space at the 625,000-square-foot tower. Tere Blanca and Danet Linares of Blanca Commercial Real Estate represented the building owner, an entity doing business as 1450 Brickell LLC.

ATLANTA — Third & Urban and FCP have announced the addition of four tenants to the 15-acre Westside Paper development located along the Atlanta BeltLine in Westside Atlanta. Currently under development and scheduled to open in early 2023, Westside Paper, which is centered around a historic 1950s paper warehouse, features 245,000 square feet of mixed-use space. King of Pops, Elsewhere Brewing, Ancestral Bottle Shop + Market and taqueria concept El Santo Gallo will join the retail lineup. Westside Paper’s retail space is now 90 percent leased, with previously announced tenants including Pancake Social, Glide Pizza, Girl Driver and Boxcar Betty’s.

SARASOTA, FLA. — HomeSense will open a 30,000-square-foot store at University Town Center (UTC) in Sarasota, marking the home furnishing retailer’s first location in the state. Benderson Development’s UTC is a mixed-use property comprising over 250 specialty stores, more than 80 restaurants, three hotels and over 250,000 square feet of office space. HomeSense, part of the TJX Cos. portfolio, is scheduled to open its store on Nov. 10. Other soon-to-open retailers at the 4 million-square-foot UTC property include Christmas Tree Shops, Rocco’s Tacos and Tequila Bar, Yard House, Foxtail Coffee Co., 3Natives Acai and Juicery, Anna Maria Oyster Bar, Kelly’s Roast Beef, Post Kitchen & Bar and The Breakfast Company.

TEANECK, N.J. — Locally based owner and developer Alfred Sanzari Enterprises will open Marketplace, a 3,350-square-foot food hall in the Northern New Jersey community of Teaneck. Located within the firm’s 670,000-square-foot Glenpointe campus, Marketplace has already received commitments from concepts such as kosher deli Ma’adan, Colombian coffee shop Coffeecol, French-inspired Balthazar Bakery and ice cream maker Sip N Swirl. Marketplace will officially open this Friday, Oct. 21. White Lodging will manage the venue.

Museo-Institute-for-Medical-Arts-Building

HOUSTON — Houston Cardiovascular Associates has signed a 40,000-square-foot medical office lease at the Museo Institute for Medical Arts Building, a development located north of Texas Medical Center by Testa Rossa Properties. Andrew Zeplain of CBRE represented the tenant, which will occupy the entire eighth floor and part of the first floor, in the lease negotiations. Brandy Bellow Spinks, also with CBRE, represented the landlord, an entity doing business as Sculptura MOB LP.

CLIFTON, N.J. ­— H Global Commerce Inc., a commercial glass distributor, has signed a 28,700-square-foot industrial lease in the Northern New Jersey community of Clifton. Josh Krantz, Michael Schaible and Troy Wisse of Lee & Associates represented the landlord, Boston-based Longpoint Realty Partners, in the lease negotiations. David Simon of Prominent Properties represented the tenant.

CHICAGO — Tradewater has signed a 3,565-square-foot office lease at the historic Auxiliary Building in Chicago’s West Fulton Market. The 90,000-square-foot building is located at 1550 W. Carroll Ave. Formerly an industrial building that served as the main factory for H.C. Evans & Co., the 100-year-old property was recently converted into office space. H.C. Evans & Co. was a manufacturer of casino equipment, pinball machines and jukeboxes. Tradewater works to prevent the emission of greenhouse gases. Zach Pruitt and Nicholas Schaefer of Cawley Chicago represented the private landlord. Dan Arends of Colliers represented the tenant.

NEW YORK CITY — CBRE has negotiated five office leases totaling 17,687 square feet at 424 Madison Avenue in Midtown Manhattan. The new tenants are Japanese Medical Care, Alignage Fertility, Vaerstandig & Sons, Yehuda Diamond Co. and JKB2 Medical Management. Paul Walker and Jordan Donohue represented the landlord, BLDG Management, in the lease negotiations. The tenant representatives were not disclosed.
