ROMEOVILLE, ILL. — Schwab Paper Products has renewed its 55,000-square-foot industrial lease at 636 Schwab Circle in the Chicago suburb of Romeoville. The manufacturer and converter of packaging materials previously owned the building, so the new five-year lease was structured in a sale-leaseback transaction. Terri Alexander of Transwestern Real Estate Services represented Schwab. Ryan Earley of Lee & Associates represented the buyer, Link Logistics.

NEW YORK CITY — Cushman & Wakefield has negotiated a 41,854-square-foot office sublease at 195 Broadway in Manhattan’s Financial District. Peter Trivelas and Gary Ceder of Cushman & Wakefield represented the sublandlord, real estate services firm Orchard Technologies, in the lease negotiations. Laura Pomerantz, Ethan Silverstein and Theodora Livadiotis, also with Cushman & Wakefield, represented the subtenant, an undisclosed digital media startup that is taking space on the building’s 26th floor.

MERIDIAN, IDAHO — Wood Investments Cos. has announced the opening of a 42,212-square-foot PGA Tour Superstore at Gateway Marketplace, a 135,732-square-foot retail center in the Boise suburb of Meridian.  The store now leases the former Rosauers grocery store space. Other tenants at the center include Trader Joe’s, Mecca Gym, Land Ocean, Chili’s Grill & Bar, Le Peep, Mathnasium and Orange Theory.  Andrea Nilson, LeAnn Hume, Travis Dunn, Julie Kissler and Braydon Torres of Cushman & Wakefield handle leasing at the property. Stuart Thain of Colliers represented the tenant in the leasing negotiations.

CYPRESS, TEXAS — Colliers has negotiated a 46,614-square-foot industrial lease at 290 Northwest Business Center in Cypress, a northwestern suburb of Houston. The property was completed in 2019. Jason Tangen and Barrett Gibson of Colliers represented the landlord, KBUSA Properties, in the lease negotiations. The Lish Co. represented the tenant, Premier Stair & Door.

AUSTIN, TEXAS — Design and construction firm The Beck Group has signed a 10,400-square-foot office lease at Centro, a mixed-use development in Austin that is owned by locally based investment firm Riverside Resources. Taylor McHargue and Jay Lamy of AQUILA Commercial represented The Beck Group, which plans to take occupancy by the end of the year, in the lease negotiations. Riverside Resources was self-represented.

MINNEAPOLIS — Transwestern Real Estate Services has negotiated two office lease renewals for two separate wealth management companies at SPS Tower in Minneapolis. CAPTRUST signed a five-year renewal for its 6,800-square-foot space. Frank Sherwood of CBRE represented the firm. Strong Tower Wealth Management renewed its 3,500-square-foot lease for 15 months. John Lorence of CBRE represented the company. Jim Montez and Reed Christianson of Transwestern represented ownership, Sumitomo, in both leases. SPS Tower rises 31 stories and totals 655,070 square feet. The building features the Turf Club, the largest green space in the Minneapolis central business district, according to Transwestern. SPS Tower is currently 90 percent leased.

TOWACO, N.J. — Pharmaceutical company Generichem Corp. has signed a 27,500-square-foot life sciences lease in the Northern New Jersey community of Towaco. According to LoopNet Inc., the building at 425 Main Road was constructed on 2.7 acres in 1984. Marc Trevisan and Tom Mallaney of CBRE represented the tenant in the negotiations for the full-building lease. Cushman & Wakefield represented the landlord, Schuster Bauman.

TWIN FALLS, IDAHO — Wood Investments Cos. has announced the addition of three new tenants to Canyon Park West, a 160,140-square-foot retail center in Twin Falls.  Natural Grocers plans to open a 20,000-square-foot store at the property this fall. Additionally, Ashley HomeStore and Carter’s have signed leases totaling 18,000 and 4,084 square feet, respectively, and are now open at the center.

ATLANTA — Pottery Barn plans to open a new store on the ground level of 619 Ponce, a new four-story, mass-timber office building under construction at Ponce City Market in Atlanta. Master developer Jamestown signed the retailer to a more than 18,000-square-foot lease at the building. 619 Ponce will be situated at the corner of Ponce de Leon Avenue and Glen Iris Drive and feature 87,000 square feet of office space and 27,000 square feet of retail space. The building is part of the next phase at Ponce City Market, which includes a 405-unit flexible-stay hotel and co-living building and Signal House, a 21-story active adult multifamily building. Pottery Barn is the latest retailer to join the roster at Ponce City Market, an adaptive reuse campus in Atlanta’s Old Fourth Ward district. The store is set to open in early 2024 and feature an outdoor patio and design studio.

MIAMI — CP Group and Monarch Alternative Capital have announced more than 50,000 square feet of office leasing activity at Citigroup Center, a 34-story office tower in downtown Miami. All four leases at the 810,000-square-foot property closed in the first quarter. The deals include wealth management firm Larch Capital Partners signing for 5,466 square feet; real estate development and investment firm Bazbaz Development signing for 5,357 square feet; hotel operator Strategic Hotel Funding LLC renewing its 14,418-square-foot lease; and an undisclosed tenant signing a 21,928-square-foot lease. Steven Hurwitz, Doug Okun and Madeline Fine of JLL represented CP Group and Monarch in the leasing transactions. Grant Killingsworth and Thomas Haughton of CBRE represented Larch Capital, and Randy Carballo, also with CBRE, represented Bazbaz. In addition to the new leases, the ownership is also developing 37,000 square feet of speculative suites at Citigroup Center.
