KANSAS CITY, MO. — Blue Cross and Blue Shield of Kansas City is relocating its headquarters from 2301 Main St. to 1400 Baltimore Ave. in Kansas City. The company signed a long-term lease for 260,000 square feet. Bryan Johnson, Tom Volini and Sven Sykes of Colliers Kansas City represented the tenant in the lease transaction. The landlord was undisclosed.

NEW YORK CITY — Carlyle has signed a 40,542-square-foot office lease at 340 Madison Avenue in Midtown Manhattan. The global investment and financial services firm has leased the entire eighth floor of the 745,312-square-foot building, which was originally constructed in 1928, for 10 years. Steve Rotter and Joe Messina of JLL represented the tenant in the lease negotiations. Paul Glickman, Matthew Astrachan, Cynthia Wasserberger and Dan Turkewitz, also with JLL, represented the landlord, RXR.

The landscape of multifamily Internet access is changing rapidly, driven by evolving resident expectations. No longer merely a utility, reliable Wi-Fi and Ethernet connections are essential for attracting and retaining residents, along with cutting operation costs. Expanding connectivity needs, work-from-home (WFH) culture and growing interest in smart-home applications are all driving residents’ Internet requirements. The bulk Internet management company may also install and manage the building’s connection infrastructure. The simplicity of bulk-managed Internet (which started as bulk-managed Wi-Fi in student housing) is becoming increasingly practical for multifamily buildings. FORT WORTH, TEXAS — Tax consulting firm Kirkwood & Darby has signed a 5,667-square-foot office lease at 2601 Scott Ave. in Fort Worth. According to LoopNet Inc., the six-story property was built in 1980 and renovated in 2021. Vic Meyer and Jake Neal of Holt Lunsford Commercial represented the tenant in the lease negotiations. Jeff Marek of Vision Commercial Real Estate represented the landlord, WRA Investments LP.

OVERLAND PARK, KAN. — Sethmar Transportation has signed a 20,000-square-foot lease at the Aspiria office campus in Overland Park. Sethmar expects to take occupancy of its new headquarters space in October. The company will maintain operations in Colorado, Arkansas and Illinois. The Overland Park office will house approximately 50 employees focused on providing freight forwarding and logistics solutions. Jim Gates of JLL represented Sethmar. Occidental Management owns Aspiria, which is a redevelopment of the former Sprint campus.

OCEANPORT, N.J. — MGT Foods, a New Jersey-based food manufacturer and distributor, has signed a 19,567-square-foot industrial lease at The Commissary at Baseline in the coastal community of Oceanport. Owned by Denholtz Properties, The Commissary at Baseline is a redevelopment of the historic Fort Monmouth site. MGT Foods will be the second tenant at the property, following Birdsmouth Beer, which will open a craft brewery this fall.

PHILADELPHIA — Without A Cue, an entertainment concept that centers on dinner theaters and murder mysteries, will open a 3,346-square-foot venue in Philadelphia. The space will be located within The Curtis, a 912,245-square-foot adaptive reuse building in Washington Square West that is owned by Keystone Development + Investment. Veronica Blum and Alex Snyder of MPN Realty represented Keystone in the lease negotiations. Joe Scarpone, also with MPN Realty, represented Without A Cue, which will open in late fall.

MCKINNEY, TEXAS  — Northern Tool + Equipment and AutoZone have signed retail leases totaling 39,357 square feet in McKinney, about 35 miles northeast of Dallas. The tenants will backfill a space previously occupied by Super 1 Foods with footprints of 22,500 and 16,857 square feet, respectively. William Rosatti represented the landlord, JAH Realty, in the lease negotiations on an internal basis. Clay Mote of Retail Union and Mack House of Westover Group represented Northern Tool and AutoZone, respectively.

NEW YORK CITY — Global alternative asset manager Blue Owl Capital has signed a 137,660-square-foot office lease at 375 Park Avenue, a 38-story building in Manhattan. Known as The Seagram Building, 375 Park Avenue’s crowning amenity is a $25 million wellness center known as The Playground that houses an array of fitness facilities. Mark Weiss of Cushman & Wakefield represented the tenant in the lease negotiations. Peter Riguardi, Paul Glickman, Cynthia Wasserberger and Ben Bass of JLL represented the landlord, RFR Realty.

FRANKLIN SQUARE, N.Y. — Locally based grocer and caterer Holiday Farms Supermarket has opened a 20,000-square-foot store in the Long Island community of Franklin Square. Holiday Farms, which now operates six stores, occupies a space at Franklin Plaza that was previously leased to grocer King Kullen. Other tenants at the center include Rite Aid, Greek Xpress, Baskin-Robbins, Memory Nails and Olivetto Pizzeria. Cary Fabrikant of Breslin Realty represented the tenant in the lease negotiations. Robert Delavale, also with Breslin Realty, represented the undisclosed landlord.
