LANDOVER, MD. — The Washington Metropolitan Area Transit Authority (WMATA) has signed a lease for 90,473 square feet of warehouse space at 6304 Sheriff Road in Landover, about nine miles east of Washington, D.C. Kenneth Fellows, Robert Pugh and Keiry Martinez of Edge represented the tenant in the lease transaction. Nuveen Real Estate is the landlord of the 540,000-square-foot facility, which is situated on a 22-acre site near I-495 and MD Routes 50 and 295. WMATA, the transit authority behind the Metrorail and Metrobus services, expects to occupy the warehouse beginning in the second or third quarter.

DALLAS — TECO Metal Products has signed a 90,364-square-foot industrial lease renewal in northeast Dallas. The steel fabricator has re-committed to its manufacturing and headquarters facility at Northgate Business Park for an additional 10 years. SAN ANTONIO — Locally based brokerage firm REOC San Antonio has negotiated a 10,113-square-foot restaurant lease at Building B at Plaza Las Campanas, located on the city’s north side. Andrew Lyles, Brian Harris and Kim Gatley of REOC San Antonio represented the landlord, L&R Huebner Ltd., in the lease negotiations. Charlie Weil of Transwestern represented the tenant, steakhouse concept Blu Prime, which plans to open this summer.
CHICAGO — Owner L3 Capital has secured retail leases with Ever/Body and Brilliant Earth for its development at 1020 W. Randolph St. in Chicago’s Fulton Market district. In January 2022, L3 Capital completed the redevelopment of a former bank and adjacent parking lot. The 35,000-square-foot project is now fully leased. Ever/Body is a New York-based cosmetic dermatology group and Brilliant Earth is a diamond retailer. Other tenants at the property include Lululemon, fine jeweler Mejuri, mini golf concept Puttery and luxury bedding brand Brooklinen.
Whole Foods to Anchor $1B Mixed-Use Development in Downtown Greenville, South Carolina

GREENVILLE, S.C. — Whole Foods Market has signed on to anchor Greenville County Square, a $1 billion mixed-use redevelopment project in downtown Greenville. Atlanta-based RocaPoint Partners is the developer behind the 3.5 million-square-foot live-work-play destination, which will modernize and activate 40 acres along University Ridge. The Austin, Texas-based grocer will occupy a standalone building designed by MVA Architects. Whole Foods is the first tenant announced, and RocaPoint is currently pursuing other credit-worthy retailers and restaurants to join the development. “Whole Foods Market will add to the development’s lively charm and represents the quality of the tenants we’re targeting to drive economic growth while simultaneously answering public interest at Greenville County Square,” says Patrick Leonard, principal of RocaPoint. The developer says that Greenville County Square will serve as a connective hub to the city’s outdoor-oriented attractions, namely Falls Park and the new Cancer Survivor’s Park. SCHERTZ, TEXAS — Texas Installs, a Houston-based provider of appliance installation services, has signed a 41,335-square-foot industrial lease in Schertz, a northeastern suburb of San Antonio. Chris Caudill and Troy Martin of Partners Real Estate represented the tenant in the lease negotiations. Nick Prater with 4M Realty Co. represented the landlord, an entity doing business as FHS Associates-San Antonio LP.
HOUSTON — Locally based brokerage firm Finial Group has negotiated a 9,445-square-foot industrial lease in northwest Houston. According to LoopNet Inc., the property at 6001 Centralcrest Drive was built in 2002 and features 16-foot clear heights, five grade-level doors and 4,127 square feet of office space. Andrew Bischoff and John Buckley of Finial Group represented the landlord in the lease negotiations. The representative of the tenant, medical equipment manufacturer Medikon LLC, was not disclosed.
NEW YORK CITY — New York City-based International Workplace Group (IWG) has added 34 new flexible workspaces in the Midwest region in the last six months. Including these new locations, IWG has added roughly 150 locations nationwide across the U.S. since October 2022. IWG intends to add 1,000 new locations globally. IWG’s new locations stretch across brands such as Spaces, Regus and HQ, and are situated in both urban and suburban areas across markets such as Chicago; Columbus, Ohio; Jeffersonville, Ind.; Grand Rapids, Mich.; Lakeville, Minn.; and De Pere, Wis. The Midwest offices total more than 280,000 square feet. About 76 percent of the new workspaces are located in smaller towns and communities outside of metro areas. IWG is opening the vast majority of its new locations in partnership with commercial real estate owners, developers and franchisee investors.
DURHAM, N.C. — Publix Super Markets has opened a 46,791-square-foot store at Marketplace at Ellis Crossing, a 30-acre mixed-use development underway in Durham. Located at the northeast corner of Ellis Road and Watchorn Street, the project marks the fourth North Carolina development for Thompson Thrift. Other tenants at the property, which features an additional 25,000 square feet of retail space, include Chipotle and First National Bank, which is scheduled to open in 2024. Sheetz, Heartland Dental, Lee Nails and It’s a Southern Thing Kitchen & Bar are also expected to open at the development this summer.
Massage Studio, Brewery Sign Leases Totaling 5,000 SF at Oakhurst Commons in Charlotte

CHARLOTTE, N.C. — Two tenants have signed leases at Oakhurst Commons, a 135,000-square-foot adaptive reuse project currently underway in Charlotte. Massage studio Mood House will lease 3,000 square feet, marking the brand’s second Charlotte location. Additionally, Pop the Top Craft Beer will open a 2,000-square-foot brewery with outdoor patio space. A joint venture between MDH Partners and Parkside Partners acquired the property — located at 4000 Monroe Road and formerly home to a five-building office, warehouse and lab facility — in 2021. Upon completion, the development will include 120,000 square feet of office space and 15,000 square feet of retail space.
