KANSAS CITY, MO. — Conexon, a Kansas City-based provider of high-speed internet for rural communities, is moving its headquarters to a new 48,827-square-foot office at Stanton Road Capital’s 2323 Grand Boulevard in Kansas City. The company was previously headquartered at nearby 2001 Grand Boulevard, also known as the Firestone Building. Conexon will take over the entire fourth and a portion of the third floor at 2323 Grand. Located in the heart of downtown, the office building sits at the intersection of the Crossroads Arts District and Crown Center, directly across from Union Station and the new RideKC streetcar station. In addition to Conexon, Lathrop GPM recently announced an upcoming relocation of its headquarters to 2323 Grand. Existing tenants Glass Lewis and Brown & Ruprecht have inked lease renewals in the past quarter. Grand Coffee Co. opened a new location within the building. In total, the property has received 110,414 square feet of new leases and renewals in 2025. WILMETTE, ILL. — Egg Harbor Cafe will open at Optima Verdana, a six-story, 100-unit luxury apartment complex in downtown Wilmette, on Tuesday, Aug. 26. Optima Inc. owns the property. The 4,100-square-foot restaurant maintains seating for 140 and is situated directly across from Wilmette’s Metra commuter rail station. Currently fully leased, the residences at Optima Verdana opened in 2023. Floor plans range from 660 to 2,790 square feet. Specializing in breakfast, brunch and lunch, Egg Harbor Cafe operates in Illinois, Wisconsin and Georgia. The new Wilmette location represents the second Egg Harbor within an Optima community, joining the Streeterville location that opened in 2019 at the 490-unit Optima Signature high-rise in downtown Chicago. Optima is planning a new 128-unit luxury building just south of Optima Verdana. Known as Optima Lumina, the project will replace the long-vacant former Imperial Motors car dealership. The developer intends to retain the existing Starbucks within the project’s 5,900 square feet of new commercial space. NEW YORK CITY — Five Iron Golf has signed a 4,000-square-foot office lease in Midtown Manhattan. The entertainment concept will soon relocate its New York headquarters from 60 E. 42nd St. to the penthouse suite of the Central Plaza Building at 18 E. 41st St. Alex Redlus and Kirill Azovtsev of Savills represented Five Iron Golf in the lease negotiations. HOUSTON — Colliers has negotiated a 189,000-square-foot industrial lease in northwest Houston. The tenant was not disclosed. The newly constructed building at 8020 Northcourt Road features 32-foot clear heights, 48 dock‑high doors, two drive-in ramps and 180-foot truck court depths. Robert McGee, Taylor Schmidt and Austin Bartula of Colliers represented the landlord, Provident Industrial, in the lease negotiations. The deal accounts for about 77 percent of the building’s total space.
HOUSTON — Wholesale Electric Supply has signed a 74,880-square-foot industrial lease in East Houston. According to showcase.com, the building at 615 E. Sam Houston Parkway S features a cross-dock configuration, 32-foot clear heights, 26 dock-high doors and 1,800 square feet of office space. Tyler Maner, Jon Farris and Jake Linderman of Stream Realty Partners represented the tenant in the lease negotiations. Holden Rushing and Chris Haro of Partners Real Estate represented the landlord, First Industrial Realty Trust.
HOUSTON — AJ Madison will open a 12,000-square-foot store and showroom in West Houston that will be the New York-based home appliance retailer’s first Texas location. The space is located within Piney Point Shopping Center, and the opening is scheduled for early next year. CHICAGO — Beacon Capital Partners has completed a $32 million renovation at 333 West Wacker Drive in Chicago. Since acquiring the building in June 2024, Beacon has leased more than 205,000 rentable square feet, increasing occupancy from 83 percent to 90 percent. The upgrades include an entirely new ground-floor lobby, a two-level fitness and wellness center, a rooftop tenant lounge and conference center, a renovated Goodwin’s deli and a new café and bar offering. Beacon is also underway on three new, fully furnished model suites totaling 30,000 rentable square feet that are set to deliver in November. Notable new tenants include JBT Corp., Forvis Mazars and Eclipse Business Capital. Lease expansions and extensions have been completed with FGMK; Kelley, Drye & Warren; and Teachers Retirement System of Illinois. Hines is the property manager, and The Telos Group provides leasing services for the property.
ORLANDO, FLA. — Global energy technology leader Siemens Energy has signed a lease totaling more than 242,000 square feet to relocate its Orlando offices to 6876 Marwick Lane within Lake Nona Town Center’s newest office building. The company will transfer its existing Alafaya Trail workforce to Lake Nona by 2027. Siemens’ lease is now considered the largest office lease in Orlando since 2009 and among the top three biggest in the city’s history, according to CoStar Group. Lake Nona Town Center was planned and developed by Tavistock Development Co.
ORLANDO, FLA. — CrossMarc Services has signed a lease with Sky Zone to anchor Waterbridge Downs, a 124,997-square-foot shopping center located in Orlando. The 42,000-square-foot active indoor entertainment park is slated to open in spring 2026 and will backfill the space formerly occupied by Big Lots. Sky Zone South Orlando will feature expanded launch slides, an enlarged toddler zone and dedicated space for after-school programs. Gabrielle Garcia will operate the new franchise location. Sky Zone South Orlando will join a mix of tenants at Waterbridge Downs that includes Family Dollar, The UPS Store, Aji Express Ceviche Bar and El Tenampa Mexican Restaurant.
CLEVELAND — Jones Day, a 130-year-old global law firm headquartered in Cleveland, has signed a 382,019-square-foot office lease renewal at North Point Tower in Cleveland. Jared Friedman and David Gimple of Friedman Real Estate negotiated the 10-year lease, which includes 30,622 square feet in the 1001 Building and 351,397 square feet encompassing the entire 901 Building. Friedman represented the landlord and also provides property management services for the two-building complex.
