BAYTOWN, TEXAS — De Well Container Shipping has signed a 248,262-square-foot industrial lease in the eastern Houston suburb of Baytown. The New York-based logistics company will occupy space at Building 1 at the Baytown 10 development along I-10. Tyler Maner, Jeremy Lumbreras and Jake Linderman of Stream Realty Partners, along with and Andrew Lara with Lara CRE Group, represented the tenant in the lease negotiations. Richard Quarles, Mark Nicholas and Joseph Berwick with JLL represented the landlord, Archway Properties.

ADDISON, TEXAS — Lee & Associates has negotiated a 77,500-square-foot industrial lease in the northern Dallas metro of Addison. According to LoopNet Inc., the building at 4204 Lindbergh Drive was constructed in 1974. John Anderson of Lee & Associates represented the tenant, Charter Furniture, in the lease negotiations. The name and representative of the landlord were not disclosed.

WATCHUNG, N.J. — On behalf of an undisclosed landlord, Levin Management Corp. (LMC) has welcomed four new tenants to the 420,000-square-foot Blue Star Shopping Center in the Northern New Jersey community of Watchung. The leases with Burlington, Taco Bell, Nail Spa & Beyond and Marshalls total roughly 62,200 square feet. Marshalls will relocate to a 27,000-square-foot portion of a building formerly occupied by ShopRite, which is also being redeveloped to accommodate Burlington. Additionally, Taco Bell has opened a 2,900-square-foot restaurant, while Nail Spa & Beyond will operate a 5,800-square-foot salon. E.J. Moawad of LMC represented ownership in the lease negotiations. Cliff Simon of CNS represented Burlington, while Jerry Welkis and Stephan Miller of Welco Realty represented Marshalls. Bob Delia of Summit Realty represented Taco Bell.

WOODRIDGE, ILL. — ML Realty Partners has secured a lease agreement with Rowan Electric Appliance LLC for a newly constructed industrial building totaling 132,892 square feet in Woodridge. The tenant will utilize the facility for warehousing and distribution of household refrigeration and heating appliances. The property features a clear height of 32 feet, 38 exterior truck docks and two drive-in doors. Alex Zhang of Topsky Realty Inc. and Pengfei Zhang of Cloudup Realty LLC represented the tenant, while Mark Moran, Dan Leahy and John Whitehad of NAI Hiffman represented the landlord.

GRANDVIEW HEIGHTS, OHIO — VIUM Capital, a seniors housing and healthcare commercial real estate finance firm, has leased 14,808 square feet of new headquarters space at 995 Yard Street within Grandview Yard in Grandview Heights, just north of Columbus. Clayton Davis of JLL represented the tenant. Grandview Yard is a 125-acre mixed-use development featuring more than 1.2 million square feet of office space, 1,500 residences, hospitality, retail and restaurant uses. The neighborhood is home to businesses such as Nationwide Insurance, OhioHealth, Ernst & Young, Willis, Ineos and Acrisure. The office at 995 Yard St. consists of two connected four-story buildings totaling 245,000 square feet. Amenities include Crossings Café, a fitness center and conference facility. Construction on VIUM’s space is underway, with occupancy slated for the first quarter of 2026.

ADDISON, TEXAS — Advanced Circuit Services has signed a 98,143-square-foot industrial lease in the northern Dallas metro of Addison. The manufacturer of circuit boards is expanding its footprint by nearly 50 percent within Building 3 at Marsh Business Park West, which features 20-foot clear heights and 14 dock doors. Rich Young of Rich Young Co. represented the tenant in the lease negotiations. Brian Pafford of Bradford Commercial Real Estate Services represented the landlord, GKI Industrial LLC.

SAN ANTONIO —  EōS Fitness will open a 48,248-square-foot gym in northwest San Antonio. The Dallas-based operator will backfill a space formerly leased to Conn’s HomePlus at The Village at Summit shopping center. Rise Commercial Partners represented the tenant in the lease negotiations. CBRE represented the landlord, an entity doing business as Summit Income Partners LP. The opening is set for 2027.

According to LoopNet Inc., the building at 301-323 Hilltop Ave. was constructed in 1965. Brett Lewis and George Tanghongs of Lee & Associates represented the landlord, Link Industrial Properties, in the lease negotiations. Trevor Atkins of CBRE  represented the tenant, Starwood Distributors.

ANNA, TEXAS — EōS Fitness will open a 40,000-square-foot gym in Anna, located north of Dallas in Collin County. The Dallas-based operator is taking space at Rosamond Corners, a grocery-anchored development located at the northeast corner of U.S. Highway 75 and Rosamond Parkway. Segovia Partners represented the tenant in the lease negotiations. SHOP Cos. represented the undisclosed landlord. The opening is set for 2027.
