TAMPA, FLA. — Lee & Associates South Florida has arranged a 27,450-square-foot industrial lease at a build-to-suit warehouse currently underway in Tampa. Plan IT Packaging, a Canadian packaging solutions company, will occupy the building, which is located at 4525 Oak Fair Blvd. Michael Avendano of Lee & Associates negotiated the five-year lease on behalf of the tenant. Cancician Group Inc. is the landlord. Construction of the warehouse — which will feature dock-height loading doors, heavy power and office space — is expected to be complete in March 2024.

CARROLLTON, TEXAS — Lee & Associates has negotiated a 165,050-square-foot industrial lease at 2080 McDaniel Drive in the northern Dallas suburb of Carrollton. The tenant, alcoholic beverage provider Buzzballz, is expanding from its 125,000-square-foot space at the adjacent facility at 2020 McDaniel Drive. Nathan Denton of Lee & Associates represented the tenant in the negotiations for the full-building lease. Prologis owns the property, which was originally built in 1981, according to LoopNet Inc.
FORT WORTH, TEXAS — Streamline Packaging Solutions has signed a 92,098-square-foot industrial lease renewal at RiverPark Business Center in Fort Worth. The development consists of two buildings totaling 500,635 square feet on a 25-acre site, and Streamline Packaging has been a tenant since 2011, occupying space at the 355,238-square-foot Building B. Michael Spain of Bradford Commercial Real Estate Services represented the landlord, an entity doing business as SCG River Park Business Center LP, in the lease negotiations. Scott Miller of Bolanz & Miller Realtors Inc. represented the tenant.
READING, PA. — Steel packaging manufacturer Can Corp. of America has signed a 114,550-square-foot industrial lease at Route 61 Distribution Center in Reading, about 65 miles northwest of Philadelphia. The building at 184 Tuckerton Road spans 392,030 square feet and is now fully leased. Paul Touhey, Sean Bleiler and Abraham Kromah of CBRE represented the landlord, Endurance Real Estate, in the lease negotiations. The tenant representative was not disclosed.
MOUNTAIN LAKES, N.J. — NAI James E. Hanson has negotiated a 22,224-square-foot office lease in Mountain Lakes, about 40 miles west of New York City. According to LoopNet Inc., the property at 333 Route 46 was built in 1987 and includes office space within its 147,944-square-foot footprint. Andrew Somple and Justin Allessio of NAI Hanson represented the tenant, integrated marketing firm Phase 3 Media LLC, in the lease negotiations.
MINNEAPOLIS — Infrastructure design firm HNTB has signed a 15,187-square-foot office lease at 60 South Sixth, an office tower in downtown Minneapolis formerly known as RBC Plaza. KBS Real Estate Investment Trust III owns the 40-story, 710,332-square-foot property. Since purchasing the building in 2015, KBS has invested over $24 million in renovations. In 2022, KBS spent more than $6.5 million on the refurbishment of common areas and the fitness center. KBS also plans to add another tenant lounge. Brent Robertson and Andrea Leon of JLL represented KBS in the lease, while Eddie Rymer of JLL represented HNTB.
CHICAGO — Alma, a provider of aesthetic medical technologies and energy-based solutions for the surgical, medical aesthetics and beauty markets, has opened a 10,605-square-foot office at Fulton East in Chicago’s Fulton Market district. The 12-story, 90,000-square-foot office and retail building, developed by Parkside Realty Inc., is located at 215 N. Peoria St. Alma will also occupy ground-floor retail space in the building beginning in May. The ninth floor of Fulton East will serve as the central location for the North American operation team of Alma, while the 5,025-square-foot retail space will house the company’s first U.S.-based Sisram Wellness Center. Alma will maintain its existing distribution space at 485 Half Day Road in Buffalo Grove, Ill. Jonathan Metzl of Cushman & Wakefield represented Alma in the lease, while Katie Scott and Camille Julmy of Parkside Realty represented ownership.
HOUSTON — The Detering Co., a family-owned supplier of building materials, has signed a 100,000-square-foot industrial lease at 1919 Collingsworth St., about three miles north of downtown Houston. According to LoopNet Inc., the property was built in 2001 and features 30- to 36-foot clear heights, 25 dock doors and additional acreage for trailer storage. John Milam of Fritsche Anderson Realty Partners represented the tenant, which plans to operate a lumber business at the property, in the lease negotiations. Chris Haro of Partners Real Estate represented the landlord, American Warehouses.
NEW YORK CITY — Luxury health club operator TMPL Fitness will open a 26,000-square-foot venue at 200 Madison Avenue, an office building in Midtown Manhattan that is currently undergoing a renovation. The lease term is 15 years, and the opening is slated for later this year. Neil Seth, Kenji Ota, Kathryn Cruz and Jennifer Konefsky of Cushman & Wakefield represented the tenant in the lease negotiations. Peter Duncan, Matt Coudert and Andrew Conrad of George Comfort & Sons, which owns the building in partnership with Jamestown and Loeb Partners Realty, represented the landlord.
CHICAGO — Masterpiece International has signed a 75,072-square-foot, full-building industrial lease at 2601 Lively Blvd. in the Chicago suburb of Elk Grove Village. The international freight forwarder and logistics provider is combining three locations into one space. Jim Pietrarosso of Brown Commercial Group represented the tenant. Sam Durkin and Phil Reiff of JLL represented the landlord, ML Realty Partners.
