DES PLAINES, ILL. — Granite Construction has signed a 12,925-square-foot office lease at the O’Hare Offices in the Chicago suburb of Des Plaines. The transaction marks the fourth lease of the year signed at the property, which received earlier commitments from Big Mouth Media, Elara Caring and United Airlines totaling 25,525 square feet. Tony Russo and Ryan Freed of Lee & Associates are the leasing agents for the property on behalf of the landlord, Siete 7 LLC. O’Hare Offices rises five stories and totals 171,000 square feet. Amenities include a fitness center, access to food service and fully customizable office spaces. The landlord recently began a lobby renovation that will wrap up this summer. Granite Construction specializes in the transportation, water infrastructure and mineral exploration markets.

CARROLLTON, TEXAS — Lee & Associates has negotiated a 37,373-square-foot industrial lease in the northern Dallas metro of Carrollton. According to LoopNet Inc., the property at 2545 Golden Bear Drive was built in 2005 and totals 49,591 square feet. Johnny Anderson and Mark Graybill of Lee & Associates represented the landlord, an entity doing business as SL6 Logistics LP, in the lease negotiations. The representative of the tenant, packaging and fastener distributor SouthernCarlson, was not disclosed.
STAFFORD, TEXAS — Zeno Truck Parts has signed a 12,564-square-foot industrial lease renewal and expansion at 4007 Greenbriar Drive in Stafford, a southwestern suburb of Houston. According to commercialcafé.com, the multi-tenant building totals 34,705 square feet and was constructed on 2.1 acres in 1982. Dylan Stiteler of Oxford Partners represented the tenant in the lease negotiations. William Carpenter of Stream Realty Partners represented the landlord, DRA Advisors.
WEST DES MOINES, IOWA — Co-op Solutions, a southern California-based financial services company, has signed a 99,700-square-foot office lease at the Palisade Building in West Des Moines. The new office will become a flagship center for Co-op to serve its credit union clients. R&R Realty Group owns the property, which has received new brick stain and other exterior enhancements. The Palisade Building will also undergo tenant improvements and other renovations.
COMMACK, N.Y. — The PGA Tour Superstore has signed a 40,000-square-foot retail lease at Mayfair Shopping Center, a 220,000-square-foot development in Commack, located on Long Island. E.J. Moawad of Levin Management Corp. represented the undisclosed landlord in the lease negotiations. Hugh Scullin of Katz & Associates represented the tenant. The store, which will open later this year, will be PGA Tour Superstore’s third in New York.
DALLAS — Capital Institutional Services has signed a 24,106-square-foot office lease renewal at 1700 Pacific Ave. in downtown Dallas. The 49-story building totals approximately 1.3 million square feet and offers a food court, fitness center and conference facilities. Natalie Bode, John Pelletier and Darren Woodson of Cresa represented the tenant in the lease negotiations. The owner, Memphis-based development and investment firm Olymbec, was self-represented.
IRVING, TEXAS — Lee & Associates has negotiated an 18,924-square-foot industrial lease at 5325 FAA Blvd. in Irving. According to LoopNet Inc., the building features 24-foot clear heights, two dock-high doors and roughly 3,000 square feet of office space. Reed Parker of Lee & Associates represented the tenant, Reaction Audio Visual, in the lease negotiations. Mark Graybill and Ken Wesson, also with Lee & Associates, represented the landlord, Nuveen Real Estate.
IRVING, TEXAS — Lawn & Garden, a provider of lawncare products and equipment, has relocated its corporate headquarters from the northern-central metroplex city of Coppell to Esters 114 Business Center in Irving. Clint Madison, John Fancher and Randy Wood of Cushman & Wakefield represented the landlord, Stanton Road Capital, in the lease negotiations. Bill Buntyn and Dylan Smith of Colliers represented Lawn & Garden, which will occupy 11,409 square feet at Esters 114.
MICHIGAN — Fast-casual restaurant Slim Chickens has inked a deal to open 25 new locations throughout Southeast Michigan. Business partners Brad and Todd DeLange along with Doug Broadright are spearheading the expansion. Currently, Slim Chickens operates more than 225 locations across the United States and the United Kingdom with more than 1,100 locations in development. Slim Chickens offers 17 different dipping sauces and a variety of menu items such as chicken tenders, salads, sandwiches, chicken and waffles, chicken wings and various sides. The first Slim Chickens opened in 2003 in Fayetteville, Ark. A timeline for the opening of the Michigan locations was not provided.
BROOKFIELD, WIS. — Caribou Coffee has signed a lease to open as the inaugural tenant at a new mixed-use development in the Milwaukee suburb of Brookfield. The project is a redevelopment of a former Pepino’s restaurant and a tax preparation office located at the intersection of Capitol and Calhoun roads. Construction is underway, and Caribou Coffee is slated to open this summer. Bill Quinlivan of Colliers | Wisconsin is marketing the property for lease.
