NEW YORK CITY — PEI Group, a research and consulting firm for various investment vehicles, has signed a 10-year, 14,341-square-foot office lease at 530 Fifth Avenue in Manhattan. The tenant is relocating from 142 West 42nd Street to the 14th floor of the 535,000-square-foot building, which was originally constructed in 1957. John Ryan, Brooks Hauf and Patrick Steffens of Avison Young, along with internal agents William Elder, Andrew Ackerman and Walter Rooney, represented the landlord, RXR, in the lease negotiations. Joseph Gervino of Avison Young represented PEI Group.

WASHINGTON, D.C. — International law firm Fried Frank has signed a 10-year lease extension to continue to occupy 103,000 square feet at Lafayette Tower, an 11-story office building located at 801 17th St. NW in Washington, D.C. The firm will continue to occupy floors five through eight through at least 2037. Fried Frank is an original tenant of the building, which was delivered in 2010 and is currently undergoing renovations that include updates to the fitness center and rooftop terrace, as well as the addition of an indoor lounge and event space. Kyle Luby, Matt Pacinelli and Andy Eichberg of Stream Realty Partners represented the landlord, an affiliate of Morgan Stanley Real Estate Advisor, in the lease negotiations. Chau Leung, Mark Minich Jr., Tim Dempsey, Ramneek Rickhy and Stephen Siegel of Stream Realty represented the tenant. Lafayette Tower is currently 90 percent leased, with several speculative suites available ranging from 3,900 square feet to 8,000 square feet, according to Stream Realty.

WELLINGTON, FLA. — Spinoso Real Estate Group, manager of the Mall at Wellington Green in South Florida, has announced three new retailers joining the mall’s tenant roster. The newcomers include boutique apparel retailer Alma, jewelry retailer Lovisa and Wellington Mart, a convenience store that sells cold beverages, snacks, candy, first aid essentials, toys and premade meals. Located at 10300 W. Forest Hill Blvd., the Mall at Wellington Green spans 1.2 million square feet and is anchored by CMX Cinemas Wellington 10, Macy’s, Dillard’s, Apple, The Palm Beach Museum of Natural History, Brighton, Forever 21, H&M and Lemongrass, among others. The mall’s owner/landlord was not disclosed.

DECATUR, GA. — Colliers has signed two new tenants to join 101 W Ponce, a 109,000-square-foot office building in downtown Decatur. The RMR Group manages the six-story office building and recently finished renovations. The two new tenants are the National Association of Chronic Disease Directors (NACDD), which will lease 18,411 square feet, and gaming company Aristocrat Technologies, which will lease 6,404 square feet. Heather Lamb and Jessica Doyle of Colliers represented the landlord in both lease deals. Mitch Kahlert and Jimmy Sanders of ICON Commercial represented NACDD, and David Todd and Detra Reid of CBRE represented Aristocrat Technologies.

MCKINNEY, TEXAS — ILS Gummies, a provider of nutritional supplements that support a range of health issues, has opened its 70,000-square-foot manufacturing and headquarters facility in the northern Dallas suburb of McKinney. According to commercialcafé.com, the industrial property at 350 Cypress Hill Drive was built on 19.9 acres in 2021, totals 301,714 square feet and includes 194 car parking spaces. The company expects to hire about 70 people to staff the facility.

HOUSTON — Deshazo Crane Co., a designer and manufacturer of the construction machines, has signed a 20,124-square-foot industrial lease renewal at 14223 Interdrive E in North Houston. According to LoopNet Inc., the property was built in 1991 and offers 22-foot clear heights, 25 parking spaces and 2,000 square feet of office space. Doc Perrier and Travis McEldowney of Finial Group represented the undisclosed landlord in the lease negotiations. The representative of the tenant was not disclosed.

CHICAGO — Sancerre Hospitality has signed a 7,000-square-foot, ground-floor retail lease at 1045 On Fulton in Chicago’s Fulton Market. The space will serve as the Chicago-based restaurant group’s newest establishment in the city. Fulton Street Cos. and Intercontinental Real Estate Corp. own 1045 On Fulton, which is a 150,000-square-foot office building with 7,000 square feet of retail space. The property opened in 2021. Sancerre recently named Joe Flamm as culinary director and he will oversee culinary affairs for the new restaurant, whose concept is yet to be determined. Sancerre, which expects to open the new restaurant in early 2024, also operates Rose Mary and BLVD Steakhouse, which are located down the street from 1045 On Fulton. Cal Wessman represented ownership on an internal basis.

DE PERE, VERONA AND BROOKFIELD, WIS. — Starbucks has signed three new retail leases in Wisconsin. The retailer leased 2,200 square feet at 1347 S. Broadway in De Pere, just south of Green Bay. In the second deal, Starbucks inked a lease for 2,200 square feet at 233 Wild Cat Way in Verona, a southwest suburb of Madison. Additionally, the retailer leased 2,200 square feet at 21755 E. Moreland Blvd. in the Milwaukee suburb of Brookfield. Tony Colvin of Mid-America Real Estate represented Starbucks in each of the leases. The landlords in the respective deals were Heritage Holdings 1373 LLC, West Verona Capital LLC and Garni LLC.

SPRINGFIELD, N.J. — Crunch Fitness will open a 32,000-square-foot gym at General Green Shopping Center in the Northern New Jersey community of Springfield. Crunch Fitness will backfill a space previously occupied by NY Sports Club. Marc Palestina and Chuck Lanyard of The Goldstein Group represented the undisclosed landlord in the lease negotiations. Stephen Picurro of Pierson Commercial Real Estate represented the tenant. Other users at the center include Gold Valley Supermarket, GNC and Springfield Bagels.

FORT WORTH, TEXAS — Lee & Associates has negotiated a 16,309-square-foot industrial lease at Building 1 at Champions Circle Business Park in North Fort Worth. According to commercialcafé.com, the building was constructed on 21 acres in 2022 and totals 82,240 square feet. Nathan Denton and Reid Bassinger of Lee & Associates represented the landlord, Hopewell Development, in the lease negotiations. Russell Webb of Silver Oak Commercial Realty represented the tenant, Tulco Oils, a provider of industrial lubricants.
