BOULDER, COLO. — CordenPharma has secured a lease for a recently renovated life sciences property in Boulder. The property is located at 2300 55th St. Acquired by TriTower Financial Group in 2021, the building has undergone extensive renovations to cater to the advanced technology needs of life sciences companies. The pharmaceutical contract development and manufacturing organization will occupy 61,117 square feet across both floors of the facility. The company plans to utilize the space for client meetings, engineering, and research and development operations, further expanding its operations in the area. CordenPharma has existing nearby facilities on 55th Street and Sterling Drive. Blake Harris with CBRE represented TriTower in the lease transaction.

BROOMFIELD, COLO. — Atomos Nuclear and Space Corp. has become the first tenant in Tepuy Properties’ 63,412-square-foot warehouse in Broomfield. The recently renovated building is located at 2360 Industrial Lane. Atomos specializes in space logistics with its development and operation of orbital transfer vehicles (OTVs) for missions in outer space. Its first mission is scheduled for launch in January 2024. The building underwent a $5 million renovation that divided it into six separate suites with common amenities. Atomos Space has leased two of the four storefronts, occupying 19,288 square feet, or about 30 percent of the building. The renovation included improvements to the roof, HVAC and electrical systems, loading dock, restrooms and overall aesthetics of the building’s exterior. Tepuy Properties plans to expand the Broomfield property by constructing a second building on the additional 2.5 acres of land. Once fully developed, the property is expected to offer about 100,000 square feet of rental space, making it the largest property in Tepuy’s portfolio.
CHICAGO — Worldwide Flight Services (WFS) has leased a new 132,000-square-foot cargo facility that is part of the third phase of the Northeast Cargo Complex at Chicago’s O’Hare International Airport. Realterm developed and owns the facility, which features 122,000 square feet of warehouse space and 10,000 square feet of office space. There is also more than 200,000 square feet of ramp space that can accommodate two group VI aircraft such as the Boeing 747. The project team included BOWA, Clayco and d’Escoto Inc. Realterm is targeting LEED Silver certification for the property, which is equipped with electric vehicle charging stations and solar panels. WFS is a provider of air cargo logistics and ground handling services.
Lima One Capital to Lease 65,000 SF for Office Headquarters at Greenville County Square Development

GREENVILLE, S.C. — Real estate investment lender Lima One Capital has signed a 65,000-square-foot lease at RocaPoint’s Greenville County Square development in downtown Greenville. The move from 201 E. McBee Ave. represents a $51.4 million investment for the company, which will move its operations into a newly developed office building at the $1 billion mixed-use campus. The expansion, which will create a projected 300 jobs, is expected to be complete in 2025 and will more than double its current office footprint. The South Carolina Coordinating Council for Economic Development has approved job development credits related to the project and awarded a $500,000 grant to Greenville County to aid with the costs of site preparation and building construction. Other uses coming to Greenville County Square include Whole Foods Market and Perch Kitchen + Tap.
NASHVILLE, TENN. — Adventurous Journeys Capital Partners (AJ Capital) has signed five new tenants to Nashville Warehouse Co., a mixed-use campus located at the corner of 4th Avenue South and Chestnut Street in the Wedgewood-Houston neighborhood of Nashville. Eatery HERO will lease space beginning this August, and work-focused members club The Malin will open a 16,000-square-foot coworking space beginning this fall. Additionally, contractor Hensel Phelps, talent agency Trend Management and law firm Maynard Nexsen have signed office leases at the mass-timber property. Beginning in July, Hensel Phelps and Maynard Nexsen will occupy 11,220 square feet and 7,600 square feet, respectively. Trend Management will lease 6,800 square feet beginning in December. These leases bring the property—which features 200,000 square feet of office space, public pedestrian spaces, an acre of green space, onsite parking and a fitness center — to 91 percent occupancy.
Eight Retail Tenants Sign Leases to Occupy Promenade Along Lincoln Road in Miami Beach

MIAMI BEACH, FLA. — Eight new retail tenants have signed leases on Lincoln Road in Miami Beach, a South Florida high street that features more than 200 shops, cafés, galleries and restaurants across eight blocks. Paris St. Germain, Habitat Hyett, The Cheesecake Factory, Ecco, BonBon Etc., Osteria da Fortunata, Voyage Luggage and Salt & Straw will open locations at the promenade beginning this summer. Lincoln Road is the most visited open-air retail destination in South Florida, having drawn more than 8 million visitors in 2022.
SAN ANTONIO — Seno Medical Instruments has signed a 26,719-square-foot office lease extension at Callaghan Tower in San Antonio. The building is located on the city’s north side and recently underwent a capital improvement program. Brian Harris, Todd Gold and Kim Gatley of REOC San Antonio represented the undisclosed landlord in the lease negotiations. The representative of the tenant was also not disclosed.
NEENAH, WIS. — Retailer Five Below has leased 9,504 square feet at 699 S. Green Bay Road in Neenah, a city in eastern Wisconsin. Jon Thoresen of Founders 3 Real Estate Services represented the landlord, an entity doing business as Spring Creek Center II LLC.
PITTSBURGH — The Pittsburgh Foundation, a nonprofit that addresses community needs and promotes philanthropy, has signed a 31,308-square-foot office headquarters lease in the downtown area. The foundation has committed to space on the ninth and 10th floors of 912 Fort Duquesne Blvd. for a term of 15 years. Geoff Greco and Andrew Millberg of JLL represented The Pittsburgh Foundation in the lease negotiations. Jeff Adams and Jesse Ainsman, also with JLL, represented the landlord, The Elmhurst Group.
CENTURY CITY, CALIF. — An office property in Century City, 2000 Avenue of the Stars, has reached full occupancy with the addition of new leases. A multi-national law firm will relocate from downtown Los Angeles and occupy 57,887 square feet, while CBRE secured 21,000 square feet. The 865,000-square-foot property is also home to Creative Artists Agency, Ares Management and UBS. The property forms part of the Century Park campus, which also includes Century Plaza Towers. CBRE’s Pat McRoskey, Patti Gilbert and Amanda Calof comprise the leasing team responsible for the Century Park area.
