NEW YORK CITY — Construction consulting firm Metropolis Group Inc. has signed a 12,700-square-foot office sublease at 120 Broadway in Manhattan’s Financial District. Metropolis Group signed a six-year deal to relocate from 22 Cortlandt Street to the 27th floor of the 40-story building, a space that was previously occupied by nonprofit health organization Village Care. Michael Berman of JLL represented Metropolis Group in the lease negotiations. David Lebenstein and Frank Centro of Cushman & Wakefield represented Village Care. Silverstein Properties owns the building.

WANTAGH, N.Y. — The French Workshop has opened a 3,750-square-foot artisanal bakery and café at Willow Wood Shopping Center in the Long Island community of Wantagh. Robert Delavale of the Breslin Realty represented the landlord in the lease negotiations on an internal basis. Cary Fabrikant, also with Breslin Realty, represented the tenant. Other tenants at the center include Starbucks, Petco and Jovia Financial Credit Union.

CHICAGO — BearingPoint, an independent management and technology consultancy firm, has signed a 12,000-square-foot office lease at The Mart located at 222 Merchandise Mart Plaza in Chicago’s River North. BearingPoint is headquartered in Europe and has invested heavily in its international expansion, including Chicago, which doubles as the firm’s U.S. hub. BearingPoint moved its Chicago office from another location in River North. The new office consists of individual workstations, a large café and lounge, two conference rooms, private work areas and multiple collaboration areas. Connor Kerr and Stephen Scott of Savills represented BearingPoint. Vornado Realty Trust owns The Mart, which rises 25 stories and is undergoing a $60 million renovation. Plans call for a new 27,000-square-foot amenity space and conference center, a second 23,500-square-foot gym and a lounge. Completion is slated for late 2023.

GRAND PRAIRIE, TEXAS — TriStar Glass has signed a 184,283-square-foot industrial lease in the central metroplex city of Grand Prairie. The Oklahoma-based glass fabricator will occupy the entirety of the facility at 3405 Roy Orr Blvd., which previously served as a Coca-Cola bottling plant. David Eseke and Clay Balch of Cushman & Wakefield represented the tenant, which expects to be operational by the end of the summer, in the lease negotiations. An affiliate of Connecticut-based investment firm CoreOne Industrial owns the property.

GRAND RAPIDS, MICH. — Copper Coin, a custom tattoo shop, has opened a 2,340-square-foot space in the West Grand neighborhood of Grand Rapids. Wesley Emert and Tina Emert of CityWide Real Estate Services assisted Copper Coin in securing the space at 436 Leonard St. NW. CityWide Real Estate Services acquired the residential and commercial building in August 2020. Additional tenants at the property include Alt City NA Bottles, Trinity Chiropractic, FURN on Leonard and Captain Bizzaro’s Treasure World.

FORT WORTH, TEXAS — Evo Pak Packaging has signed a 24,129-square-foot industrial lease at 3440 Highway 114 in Fort Worth. According to LoopNet Inc., the building, which is located within Champions Circle Business Park, was built in 2022 and totals 82,240 square feet. Keaton Brice and Andrew Gilbert of Holt Lunsford Commercial represented the tenant in the lease negotiations. The name and representative of the landlord were not disclosed.

HOUSTON — Wolfies Swim School will open a 16,800-square-foot venue in Houston’s Spring Branch neighborhood this summer. The space at 9336 Westview Drive will house two pools that will be designed to support swimmers of varying ages and experience levels. According to LoopNet Inc., the property was built in 1970, renovated in 2005 and was most recently occupied by 24 Hour Fitness. Harry Holmes and Charlie Neuhaus of Partners represented the tenant in the lease negotiations. The landlord was self-represented.

CHICAGO — Spot, a logistics company, has signed a 31,000-square-foot lease to open its sixth office in the U.S. in Chicago. The company will occupy space on the 11th floor of 24 E. Washington St., also known as the Marshall Field & Co. Building. Spot plans to hire 200 employees over the next two years, initially focusing on sales and technology positions. Allen Rogoway, Michael Marrion and Tim O’Brien of Cresa represented the tenant in the lease. Jack O’Brien and Caroline Colnon of Telos represented the landlord, Brookfield Properties. Lamar Johnson Collaborative will design Spot’s office space.

EAST RUTHERFORD, N.J. — NAI James E. Hanson has negotiated a 9,178-square-foot industrial lease in the Northern New Jersey community of East Rutherford. According to LoopNet Inc., the property at 1 Madison St. was built in 1980 and totals 65,000 square feet. Andrew Somple and Jessica Curry of NAI Hanson represented the tenant, Meadowlands Starz Cheer, and the landlord, Kelways Associates, in the lease negotiations.
