CARMEL, IND. — JLL has completed the lease-up of The Agora at the Proscenium in the Indianapolis suburb of Carmel. The 100,000-square-foot office building is now home to Valeo, Schwarz Partners, Lauth, Gallagher, Lambda Chi Alpha, Cityscape Residential, Indy Knitwear and Renaissance Specialty Insurance. Lauth completed development of the property in the fall of 2020. The development also features luxury apartments and condos along with 40,000 square feet of retail space. John Vandenbark of JLL was the leasing agent for the office space.

FORNEY, TEXAS — Locally based brokerage firm Paladin Partners has negotiated a 712,900-square-foot industrial lease at Gateway East Trade Center in Forney, an eastern suburb of Dallas. Dallas-based Hunt Southwest delivered the single-tenant, cross-dock building earlier this year. Gateway East Trade Center sits on 44.9 acres and features 40-foot clear heights, four drive-in doors, 266 car parking spaces (expandable to 439) and 151 trailer parking spaces (expandable to 226). Conrad Madsen and Greg Nelson of Paladin Partners represented the tenant, Kansas-based logistics firm Hayes Co., in the lease negotiations. Kurt Griffin, Nathan Orbin and Stuart Smith of Cushman & Wakefield represented Hunt Southwest.

HOUSTON — Texas-based accounting firm Weaver has signed a 60,247-square-foot office lease at 440 Post Oak Parkway in Houston’s River Oaks district. The space spans three floors of the 28-story building, which was originally constructed in 1982. The landlord, Florida-based CP Group, is in the midst of renovating the building to feature an activated lobby, fitness center, conference rooms, coffee bar, restaurant and outdoor green spaces. Scott Morse of Citadel Partners represented Weaver in the lease negotiations.

PHILADELPHIA — Pennsylvania Real Estate Investment Trust (PREIT) has added new tenants to three of its malls in the Philadelphia area. Rose & Remington, a lifestyle brand centered on mother-daughter shopping experiences, will open stores at Willow Grove Park, Capital City and Cherry Hill malls later this year. These stores will mark the retailer’s foray into greater Philadelphia. Fashion-forward jewelry concept Lovisa will also launch at Capital City Mall this fall. Lovisa opened its first store at PREIT’s Woodland Mall last year and has a third location at Springfield Town Center.

MIAMI — International law firm Sidley Austin LLP has signed a 60,000-square-foot office lease at 830 Brickell, a 55-story office tower nearing completion in Miami’s Brickell district. The building, developed in partnership by OKO Group and Cain International, is the first standalone office tower to be built in Brickell in over a decade. The office building is nearly 70 percent leased ahead of its late-2022 completion to tenants including Microsoft, New York-based insurance firm A-CAP, private equity firm Thoma Bravo, CI Financial, Marsh Insurance, AerCap and WeWork, among others. Brian Gale, Ryan Holtzman and Andrew Trench of Cushman & Wakefield represented the landlords in the lease deal. Jeff Gordon and Barbara Black of JLL represented Sidley Austin.

NEW YORK CITY — Financial technology firm iCapital has signed a 59,228-square-foot office lease expansion at One Grand Central Place in Manhattan. The company’s total footprint at the building now spans 141,224 square feet across six floors. Lauren Crowley Corrinet, Al Golod and Christopher Hogan of CBRE represented iCapital in the lease negotiations. Erik Harris, Neil Rubin, Scott Klau and William Cohen of Newmark, along with internal agent Jordan Berger, represented the landlord, Empire State Realty Trust.

COLUMBUS, OHIO — Gucci has opened its first Ohio store at Easton Town Center in Columbus. The boutique spans more than 5,000 square feet and showcases a wide collection of men’s and women’s small leather goods, handbags, luggage, jewelry, watches and eyewear. The Easton Town Center location features LED lighting, which is part of Gucci’s commitment to implement eco-friendly initiatives and energy-efficient technologies in its stores worldwide. Easton Town Center is a shopping, dining and entertainment destination with more than 240 shops, restaurants and entertainment spaces. L Brands, The Georgetown Co. and Steiner + Associates jointly developed the property.

NEW YORK CITY — Berkley Insurance Co. has signed a 60,000-square-foot office lease renewal at 757 Third Avenue, a 504,953-square-foot building in Midtown Manhattan. The new lease term is eight years, and the space spans the 10th and 11th floors. The 26-story building offers tenant amenities such as a lounge, full kitchen, pantry, coffee bar, wellness club and conference space. Mitchell Konsker, Clark Finney, Simon Landmann and Lance Yaskinsky of JLL represented the landlord, institutional investment firm BentallGreenOak, in the lease negotiations. Tom Gibson of Newmark represented the tenant.

ANDOVER, MASS. — 3Step Sports, which provides services and support to youth athletics programs, has signed a 64,000-square-foot office lease at Brickstone Square in the northern Boston suburb of Andover. The 1 million-square-foot, four-building campus was originally constructed about 100 years ago and recently underwent an extensive capital improvement program. Blake Baldwin, Shayne O’Neil and Petra Flynn of Cushman & Wakefield represented the landlord, KS Partners, in the lease negotiations. Matt Quinlan of SVN Parsons represented the tenant.

DALLAS — Lee & Associates has negotiated a 38,353-square-foot industrial lease at 9755 Clifford Drive in Dallas. According to LoopNet Inc., the building sits on 8.5 acres and totals 114,500 square feet. Adam Graham and Stephen Williamson of Lee & Associates represented the landlord, Link Industrial Properties, in the lease negotiations. The name and representative of the tenant were not disclosed.
