HOUSTON — Partners Real Estate has negotiated a 14,000-square-foot industrial sublease at 4555 Brittmoore Road in northwest Houston. According to LoopNet Inc., the property was originally constructed on 1.8 acres in 2002 and features 20-foot clear heights. Travis Land and Braedon Emde of Partners represented the sublessor, IA Manufacturing LLC, in the lease negotiations. The name and representative of the sublessee were not disclosed.

LEWISVILLE, TEXAS — Bright Realty has signed three new tenants to leases at The Realm at Castle Hills, the locally based developer’s 324-acre mixed-use campus located north of Dallas in Lewisville. Children’s entertainment concept Cheeky Monkeys is leasing 7,287 square feet, including more than 6,000 square feet of play space, a coffee shop and a limited-service restaurant. Additionally, 206 Luster Grill has opened a 2,257-square-foot restaurant, and Cachet Salons & Spa now occupies 10,692 square feet.
LOS ANGELES — Umhofer, Mitchell & King LLP signed a 4,500-square-foot lease at ROW DTLA, a 32-acre, 1.4 million-square-foot mixed-use retail and office destination in downtown Los Angeles. The new space represents a new office for the law firm. JLL’s Jaclyn Ward, Cassie Trosclair and Sarah Hancock are overseeing office leasing at ROW DTLA.
OVERLAND PARK, KAN. — Airshare, a private jet operator, has unveiled plans to move its headquarters from Lenexa to the Aspiria campus in Overland Park. Airshare expects to take occupancy of its new space this summer. The company is more than doubling its square footage and anticipates a 50 percent increase in staff. Occidental Management owns Aspiria, which is the redevelopment of the former Sprint campus. Ryan Schneider of JLL represented Airshare, while Hunter Johnson represented ownership on an internal basis.
SUMMIT, N.J. — Excell Communications, a provider of network infrastructure for the wireless, fiber and utility industries, has signed a 7,000-square-foot office lease in the Northern New Jersey community of Summit. The two-story building at 44 Middle Ave. is located directly off Route 24 and includes 29 parking spaces. Thomas Ryan of NAI James E. Hanson represented the landlord in the lease negotiations. The representative of the tenant was not disclosed.
RICHARDSON, TEXAS — Lee & Associates has negotiated an 8,264-square-foot office lease in the northeastern Dallas suburb of Richardson. The tenant, Property HOA Management, will occupy space at Two Mission Park, a building that was originally constructed in 1982 and totals 77,449 square feet, according to LoopNet Inc. Jessica Reinhardt and George Tanghongs of Lee & Associates represented the landlord, an entity doing business as Dallas North Office LLC, in the lease negotiations.
MIAMI — CP Group and PCCP LLC have added 14 new office tenants to join One Southeast Third Avenue, a 31-story office tower in downtown Miami. The new tenants span multiple industries, including real estate, legal and tech, and combined represent 47,533 square feet in new leases. Additionally, Bohler, a civil engineer firm, has expanded its footprint at the 440,000-square-foot building, which was formerly known as SunTrust International Center. Cristina Glaria, Harrison Mischel, Jon Blunk and Laurel Oswald of TCRE represented CP Group and PCCP in all leasing negotiations. In addition to traditional office space, One Southeast Third Avenue offers three floors of CP Group’s worCPlaces flexible office concept for tenants and entrepreneurs seeking short-term accommodations. Additionally, another floor of speculative suites is currently being built out at the tower.
CHARLOTTE, N.C. — Portman has signed local coffeeshop concept Night Swim Coffee to anchor the ground level retail space at 2161 Hawkins, a 34-story apartment tower under construction in Charlotte’s South End district. The coffeeshop is expected to open in third-quarter 2024 and will activate the space between 2161 Hawkins and The Line, Portman’s adjacent Class A office tower that will include Sycamore Brewery, GritBox Fitness, Chapter 6 and Savi Provisions. The Night Swim Coffee space represents the 15th location for Black Rock Hospitality, the team behind local purveyors Not Just Coffee and Undercurrent Coffee. In addition to the coffeeshop, the 370-unit apartment development will house Bar One South End, which is expected to open in fourth-quarter 2024. Foundry Commercial is handling the retail leasing assignment at 2161 Hawkins. Portman has also enlisted local artists Eva Crawford and Caroline Simas to transform the temporary Rail Trail protection at 2161 Hawkins into a new public art installation.
NEW YORK CITY — Law firm Wilson Sonsini Goodrich & Rosati has signed a 119,000-square-foot office lease at 31 W. 52nd St., a 768,000-square-foot building in Midtown Manhattan. The lease term is 16.5 years. The firm will occupy floors five through nine, the first four of which are currently occupied by law firm Clifford Chance on a lease that expires in June 2024. The ninth floor is currently vacant. New York City-based Paramout Assets owns the building.
French Apparel Retailer Etam to Open First US Store at Dadeland Mall in South Florida

KENDALL, FLA. — Etam, a French apparel retailer founded in 1916, plans to open its first U.S. store at Dadeland Mall, a shopping mall in the Miami suburb of Kendall. Simon, the mall’s landlord, expects to debut the new Etam store this summer. The store will carry Etam’s line of lingerie, bras, underwear, sleepwear and swimwear. The retailer currently operates more than 850 stores throughout Europe, Middle East, Latin America and Asia. Other international brands that operate stores at Dadeland Mall include Mango, Bimba y Lola, Razer and Tous, among others.
