Axis Warehouse & Logistics Signs 300,960 SF Industrial Lease Renewal in Bensenville, Illinois

BENSENVILLE, ILL. — Axis Warehouse & Logistics has signed a 300,960-square-foot industrial lease renewal at 500 Country Club Drive in the Chicago suburb of Bensenville. The transaction represents the largest lease renewal in the O’Hare industrial market in the first half of 2025, according to Lee & Associates of Illinois. Jeff Galante of Lee & Associates represented the tenant, which is a third-party logistics provider that offers large-scale warehousing, transportation and global logistics services. The company occupies the entire property. Dominic Carbonari of JLL represented the owner, Link Logistics.

NAI Farbman Negotiates 11 New Office, Retail Leases in Oakland County, Michigan

ROCHESTER HILLS AND LAKE ORION, MICH. — NAI Farbman has completed the lease-up of a 24,379-square-foot office building at 251 Diversion St. in Rochester Hills. Additionally, the brokerage firm has secured eight new retail leases or renewals at the 50,755-square-foot Orion Marketplace shopping center in Lake Orion. Brandon Ben-Ezra and Gavin Mills of NAI Farbman secured three leases to reach full occupancy at the four-story office building. Signed tenants include Rochester Robotic Therapy, Carnaghi Structural Consulting and Amy Elizabeth Designs. Signed tenants at the shopping center include Soul of India, SSWEET Bakery, D1 Training, Black Cat Beanery, Tropical Smoothie Café, Games 4 Life, Parlor Donuts and New Wave Church. The leases bring the property from 50 percent occupancy to 94 percent leased.

LFD Forwarding Signs 12,070 SF Industrial Lease in Grand Prairie, Texas

GRAND PRAIRIE, TEXAS — California-based logistics company LFD Forwarding has signed a 12,070-square-foot industrial lease in the central metroplex city of Grand Prairie. The space is located within Building 3 at Woodlands Business Center, a 91,854-square-foot complex. Jason Finch and Michael Spain of Bradford Commercial Real Estate Services represented the landlord, Stonelake Capital Partners, in the lease negotiations. Collin Hu of eXp Commercial represented the tenant.

The Picklr to Open 36,192 SF Sports Entertainment Venue in Danvers, Massachusetts

DANVERS, MASS. — The Picklr, an entertainment concept centered on pickleball, will open a 36,192-square-foot venue in Danvers, a northern suburb of Boston. The space is located within a former Bed Bath & Beyond store at Endicott Square, a 56,275-square-foot shopping center that is also home to tenants such as Quest Diagnostics, Salem Five and Advance Auto Parts. Don Mace of local brokerage firm KeyPoint Partners represented the undisclosed landlord in the lease negotiations. The venue is expected to open before the end of the year.

NEW YORK CITY — Tailwind Management has signed a 14,000-square-foot office lease at 299 Park Avenue, a 1.2 million-square-foot building in Midtown Manhattan. The business consulting firm is relocating from 485 Lexington Ave. Greg Taubin of Savills represented the tenant in the lease negotiations. David Falk, Peter Shimkin, Andy Sachs and Eric Cagner of Newmark, along with internal agents Marc Packman and Clark Briffel, represented the landlord, Fisher Brothers.

EōS Fitness to Open 45,000 SF Gym at Spring Creek Plaza in Plano

PLANO, TEXAS — EōS Fitness will open a 45,000-square-foot gym in Plano. The locally based operator will backfill a space previously occupied by LA Fitness at The Plaza at Spring Creek, a 26-acre lifestyle center that is also home to tenants such as Starbucks, Five Guys and Capital One. Segovia Partners represented EōS Fitness in the lease negotiations. Rosebriar Properties represented the undisclosed landlord. The opening is scheduled for 2027.

ROUND ROCK, TEXAS — Lee & Associates has negotiated a 44,648-square-foot industrial lease in the northern Austin suburb of Round Rock. The tenant was not disclosed. The space is located within Greenhill Distribution Center, which according to LoopNet Inc. was built in 1999. Adam Green and Will Sallis of Lee & Associates represented the landlord, Mississippi-based REIT EastGroup Properties, in the lease negotiations.

AMS Fulfillment Signs 181,074 SF Industrial Lease in Bear, Delaware

BEAR, DEL. — Third-party logistics provider AMS Fulfillment has signed a 181,074-square-foot industrial lease in Bear, located south of Wilmington. The lease term is 10 years, and the deal is for about half of the space at an under-construction facility at 710 American Blvd. The 366,770-square-foot building will feature a clear height of 36 feet, 68 overhead dock doors, 3,150 square feet of office space and parking for 250 cars and 50 trailers. A joint venture between two regional owner-operators, The Davis Cos. and J.G. Petrucci Co. Inc., owns the property, which is slated for a third-quarter delivery. Dan Rattay, Stephen Kriz and Mike Barker of CBRE negotiated the deal.

Adjacent to the London Women’s Care Medical Plaza, the three-story building was built in 1992 and is located at 1406 W. Fifth St. Paul Ray Smith Jr. and Zach Smith of NAI Isaac represented the landlord in the lease negotiations.

Vidorra to Open 7,878 SF Mexican Restaurant in Grapevine, Texas

GRAPEVINE, TEXAS — Vidorra will open a 7,879-square-foot Mexican restaurant at 700 W. State Highway 114 in Grapevine, located in the northern-central part of the metroplex. According to LoopNet Inc., the freestanding building was originally built in 1991 and was previously home to Romano’s Macaroni Grill. Emilie Paulson of Weitzman represented the undisclosed landlord in the lease negotiations Michael Walters of Falcon Realty Advisors represented Vidorra, which expects to open in December.
