NEW YORK CITY — The Swedish Institute Inc. has signed a 17,610-square-foot office lease expansion in Manhattan’s Chelsea district. The organization, which specializes in health and wellness education, now occupies 57,678 square feet at 151 W. 26th St. The Swedish Institute also extended its original lease for 40,068 square feet for another 10 years. Mark Weiss of Cushman & Wakefield represented the tenant in the lease negotiations. Max Koeppel represented the landlord, Koeppel Rosen LLC, on an internal basis.

FRANKLIN PARK, ILL. — Worldwide Flight Services (WFS) has signed a full-building, 66,552-square-foot industrial lease at The Cubes at ORD in the Chicago suburb of Franklin Park. The development is located immediately southeast of the O’Hare International Airport at the intersection of Irving Park Road and Seymour Avenue. The recently completed facility features 20 exterior dock doors, two drive-in doors, 11 trailer storage spaces, parking for 70 vehicles and direct access to I-294. Brian Colson and Brian Pomorski of Avison Young represented owner CRG in the lease, while Matt Mulvihill of CBRE represented WFS. CRG integrated partner Lamar Johnson Collaborative designed The Cubes at ORD while parent company Clayco served as general contractor.

EAST CHICAGO, IND. — Hearn Industrial Services has signed a 197,587-square-foot lease at 1200 W. 145th St. in East Chicago. The Missner Group owns the newly developed industrial building. The tenant, a third-party logistics provider supporting Ford Motor Co.’s South Side Chicago plant, will utilize the space for the storage and distribution of parts for automotive manufacturing. The Missner Group is serving as general contractor for the build-out, which includes customized office and warehouse configurations. The 249,600-square-foot building was developed on a speculative basis and is now fully leased.

WEST BLOOMFIELD, MICH. — The Back Nine Golf Simulator has signed a 2,127-square-foot retail lease at Crosswinds Mall in West Bloomfield. Michael Murphy of Gerdom Realty & Investment represented the tenant, which is opening its ninth location in Michigan. Marvin Petrous of Signature Associates represented the undisclosed landlord.

SAN ANTONIO — Project Cowork has signed a 19,060-square-foot office lease in downtown San Antonio. The space covers the second, third and fourth floors at 200 Main, a recently restored historic building that was originally constructed in 1915. Harry Adams and Talaya Frazier of Stream Realty Partners represented the undisclosed landlord in the lease negotiations. Aamil Sarfani of Sarfani Commercial Advisors and CEO of Project Cowork, represented the tenant.

ATLANTA — Consulting giant EY has signed a 102,195-square-foot office lease at Ten Twenty Spring, a 525,000-square-foot, Class A office tower in Midtown Atlanta. EY will move approximately 3,000 employees from its current office in downtown Atlanta next August. The company will occupy floors 14 through 16 at Ten Twenty Spring. The office building is part of Spring Quarter, a mixed-use development by Portman that also includes Sora at Spring Quarter apartments and a landmark building that once housed the historic H.M. Patterson & Son Spring Hill Chapel. The historic building has been redeveloped into a 24,000-square-foot retail and dining destination. Glenn Dyke of CBRE represented EY in the lease negotiations. Glenn Kolker, Preston Menning and Malik Leaphart of Stream Realty Partners represented the landlord, Portman and Perform Properties, a Blackstone company.

JUPITER, FLA. — Ram Realty Advisors has acquired The Shoppes at Jupiter, a 197,000-square-foot shopping center located at the intersection of Indiantown Road and U.S. Highway 1 in Jupiter. The Palm Beach Gardens, Fla.-based investor acquired the property from Orion Real Estate Group for $52.8 million. Noah Jones and Dan Lynch of Atlantic Retail brokered the transaction. Orion previously acquired the property in 2015 for $27.8 million. Prior to closing, Ram Realty secured an anchor lease with Whole Foods Market, which will join existing tenants at The Shoppes at Jupiter including Cinépolis Luxury Cinemas, Palm Beach Sports Club Gym, Staples and Bealls.

CHICAGO — CRC Group has signed a 20,000-square-foot, full-floor office lease at 123 N. Wacker Drive in Chicago. The wholesale specialty insurance distributor will occupy the building’s 19th floor. Sterling Bay assumed leasing and management responsibilities of the property last year. Tenant amenities include a newly renovated lobby, tenant lounge, fitness center, coffee bar, conferencing center and upcoming ground-floor retail.

RICHMOND, TEXAS — Sprouts Farmers Market has opened a 29,105-square-foot grocery store in Richmond, a southwestern suburb of Houston. The Phoenix-based grocer joins LA Fitness, At Home and Academy Sports + Outdoors as the anchor tenants at Waterview Town Center, a 134-acre development located at the intersection of Grand Parkway and Harlem Road. Local developer Read King owns Waterview Town Center.

KANSAS CITY, MO. — Conexon, a Kansas City-based provider of high-speed internet for rural communities, is moving its headquarters to a new 48,827-square-foot office at Stanton Road Capital’s 2323 Grand Boulevard in Kansas City. The company was previously headquartered at nearby 2001 Grand Boulevard, also known as the Firestone Building. Conexon will take over the entire fourth and a portion of the third floor at 2323 Grand. Located in the heart of downtown, the office building sits at the intersection of the Crossroads Arts District and Crown Center, directly across from Union Station and the new RideKC streetcar station. In addition to Conexon, Lathrop GPM recently announced an upcoming relocation of its headquarters to 2323 Grand. Existing tenants Glass Lewis and Brown & Ruprecht have inked lease renewals in the past quarter. Grand Coffee Co. opened a new location within the building. In total, the property has received 110,414 square feet of new leases and renewals in 2025. The owner has invested in the building’s amenities, including a conference center, updated gym, employee lounge and dining areas.
