MIAMI — Locally based developer Terra and brokerage firm Blanca Commercial Real Estate have launched leasing at The Offices at THE WELL, the office component of THE WELL Bay Harbor Islands mixed-use project located at 1177 Kane Concourse in Miami. Tere Blanca, Danet Linares, Christina Jolley and Nicole Kaiser of Blanca Commercial Real Estate have begun leasing the building’s 98,420 square feet of office space, which is spread across four floors. In addition to offices, THE WELL Bay Harbor Islands will also feature 54 luxury residences and 11,000 square feet of wellness space operated by New York-based THE WELL that includes a fitness center, concierge services, indoor and outdoor classes and onsite sessions with a health coach. Other amenities include a 6,500-square-foot food-and-beverage outlet, elevated plaza, rooftop and a parking garage. Terra plans to break ground on the mixed-use development in the first quarter with completion anticipated for late 2024. The design team includes architect Arquitectonica and interior designer Meyer Davis.

NORTHLAKE, TEXAS — Lee & Associates has negotiated a 506,410-square-foot industrial lease at 4500 Northport Drive in Northlake, located north of the metroplex in Denton County. According to commercialcafé.com, the property was built on 25.4 acres in 2008 and includes 131 parking spaces. Trey Fricke and Reid Bassinger of Lee & Associates represented the landlord, Link Industrial Properties, in the negotiations for the full-building lease. Nathan Lawrence and Krista Raymond of KBC Advisors represented the tenant, Exel Logistics.
NEW YORK CITY — Ann Sacks, a provider of tile, mosaic and stone products, will open a 20,000-square-foot studio and showroom in Queens. The retailer plans to debut its new space at The Cardinal Building, which is located in the Long Island City area, in about six months. James Ferrigno of JLL represented the landlord, a partnership between Kaufman Organization and True North, in the lease negotiations. Tyler Clutts of Cresa represented Ann Sacks.
NEW YORK CITY — Law firm Polsinelli PC has signed a 13,129-square-foot office lease expansion at 600 Third Avenue, a 575,254-square-foot building in Manhattan. The tenant, which also extended its lease by 10 years to run through 2036, now occupies 52,516 square feet across the entire 33rd, 40th, 41st and 42nd floors. David Berkey internally represented the landlord, L&L Holding Co., in the lease negotiations. Kevin McLennan, Ian Murphy and Silvio Petriello of CBRE represented Polsinelli PC.
Colliers Arranges 110,000 SF Industrial Lease in Metro D.C. for Co-Warehousing Provider ReadySpaces

LANDOVER, MD. — Colliers has arranged a 110,000-square-foot warehouse lease at 3341 75th Ave. in Landover, about 10 miles east of Washington, D.C. The tenant is ReadySpaces, a co-warehousing provider that recently launched three other East Coast locations in New Jersey and New York. Mike Davis and Mike McGugen of Colliers represented ReadySpaces in the lease negotiations. The landlord was not disclosed. The Landover deal brings ReadySpaces to 33 locations nationwide. The company provides flexible warehousing and office space ideally suited for small businesses. Each ReadySpaces location provides users with Wi-Fi, loading docks, forklifts, a shared conference room and kitchen and lounge areas, as well as a monthly pricing model.
HOUSTON — VeriTrust Corp., a provider of document shredding and other information management services, has signed a 41,937-square-foot industrial lease at 2155 Silber Road in northwest Houston. According to LoopNet Inc., the property was built in 1979 and totals 95,600 square feet. Chris Kugle of Partners represented the tenant in the lease negotiations. Carter Holmes and Matt Dewhirst of Holt Lunsford Commercial represented the undisclosed landlord.
NEW YORK CITY — JLL has negotiated a 45,000-square-foot, 20-year office lease at 2100 Bartow Ave. in The Bronx. The 180,000-square-foot building was constructed in 1988. Al Gutierrez and Ian Ceppos of JLL represented the landlord, Prestige Properties, in the lease negotiations. Mark Boisi and Stephen Bellwood of Cushman & Wakefield, along with Neil Lipinski of Lipinski Real Estate represented the tenant, United Federation of Teachers. The tenant plans to take occupancy of its new space this fall.
PARAMUS, N.J. — The Hospital for Special Surgery (HSS) has signed a 40,062-square-foot healthcare lease at Nexus 17, a two-building complex located in the Northern New Jersey community of Paramus. Brian Given, Bryn Cinque and James Bailey of Colliers represented HSS in the lease negotiations. David DeMatteis, Benjamin Brenner and Mark Zaziski of Cushman & Wakefield represented the landlord, The Birch Group. The building is now 96 percent leased.
LOS ANGELES — Sony Pictures Entertainment has signed a long-term, multi-floor lease to occupy 225,239 square feet of office space at Wilshire Courtyard, a two-building, Class A office campus on Los Angeles’ Miracle Mile. The company is relocating select divisions from Culver City to the new offices at 5750 Wilshire Blvd. Josh Bernstein, Peter Collins, Scott Menkus and Alexa Delahooke of Cushman & Wakefield represented the landlord, Onni Group, while Josh Gorin and Mike Catalano of Savills represented Sony in the lease negotiations. Neal Linthicum of Onni managed the transaction on the company’s behalf. Wilshire Courtyard comprises two six-story office buildings, located at 5700 and 5750 Wilshire Blvd., totaling 1 million square feet. The buildings were originally developed in the late 1980s and underwent significant interior and exterior renovations in 2015. The asset features 125 tiered outdoor balconies for indoor/outdoor work, an onsite Equinox Fitness, renovated common areas and plazas, and a park with jogging trails. Additionally, Onni is adding an amenity center to the property with a golf simulator, multi-screen entertainment center, tenant lounge and conference facility.
MILWAUKEE — Mosaic Construction LLC has completed a renovation project for flexible workspace provider Expansive at 790 N. Milwaukee St. in downtown Milwaukee. This latest project follows five other renovations that Mosaic has completed for Expansive in downtown Chicago. At Expansive Milwaukee, Cathedral Square, Mosaic converted a roughly 4,500-square-foot, second-floor office space into four individual Club Suites, which are speculative suites with private offices and glass-enclosed conference rooms. Mosaic also installed new HVAC, flooring, glass walls and lighting fixtures. The six-story office building is located between the Milwaukee River and Milwaukee Bay, adjacent to Cathedral Square Park.
