FARMERS BRANCH, TEXAS — TAS Commercial Construction has signed a 10,561-square-foot office lease in the northern Dallas suburb of Farmers Branch. The 191,900-square-foot building at 2727 LBJ Freeway offers a conference room, deli and a game room. Adam Toth internally represented the landlord, Boxer Property, in the lease negotiations. Ryan Buchanan of CBRE represented the tenant.

NEW YORK CITY — German discount grocer Lidl will open a 35,000-square-foot grocery store at Queens Place Mall, located in the borough’s Elmhurst neighborhood. The grocer will backfill a space previously occupied by Designer Shoe Warehouse, whose lease expires in August. Diana Boutross, Ian Lerner and Alan Schmerzler of Cushman & Wakefield represented the landlord, Madison International Realty, in the lease negotiations. Kenneth Schuckman of Schuckman Realty represented Lidl, which plans to open its store within the 440,000-square-foot mall in the first quarter of 2024.
ALTOONA, IOWA — New England Development has secured nine new retail tenants at the Outlets of Des Moines, which is located in Altoona. Now open are J. Crew Factory Outlet and Bizzy’s Boutique, a local retailer specializing in women’s, children’s and baby apparel. Opening this summer are Puma, Nautica, Aeropostale, Windsor, Forever 21 and rue21. Victoria’s Secret is scheduled to open this fall. New England Development completed Outlets of Des Moines in fall 2017.
KANSAS CITY, MO. — Made in KC, a local retailer offering gifts and apparel, has signed a lease to open its 11th brick-and-mortar location at Red Bridge Shopping Center in Kansas City. The roughly 1,000-square-foot space is situated next to China Dragon and Cookies and Creamery. Made in KC expects to open by September. No two Made in KC locations are alike. The Red Bridge location will feature the work of more than 200 local artists. The shopping center owner, LANE4 Property Group, redeveloped the asset in 2016.
HOFFMAN ESTATES, ILL. — Club Colors has signed a long-term lease for 52,056 square feet of office space at Bell Works Chicagoland in Hoffman Estates. The branding and marketing company will utilize the space for its national headquarters beginning in May 2023. Club Colors will occupy space on the third floor of the east building as well as a production facility on the first floor with access to a private outdoor patio. The tenant will bring its team of 125 employees from its current home in Schaumburg. Jon Springer of CBRE represented Club Colors, while Steve Kling of Colliers represented ownership, Inspired by Somerset Development. Bell Works Chicagoland is the redevelopment of the former AT&T campus. Club Colors is now the property’s largest tenant to date.
FORT WORTH, TEXAS — Carolina Beverage Group, which provides manufacturing, packaging and distribution services for the beverage industry, has signed a 493,920-square-foot industrial lease expansion at AllianceTexas in North Fort Worth. The tenant has occupied space at AllianceTexas for nearly a decade and now has a total footprint of 695,124 square feet. Carolina Beverage Group’s new space features 36-foot clear heights, 135-foot truck court depths and ample trailer parking.
PASSAIC, N.J. — Atlanta-based IDI Logistics has signed a 111,111-square-foot, full-building industrial lease with an undisclosed home improvement retailer at 26 Jefferson St. in the Northern New Jersey community of Passaic. The facility sits on 7.5 acres and features a clear height of 40 feet, 27 docks, two drive-in doors and parking for 61 cars and eight trailers. David Knee and Chris Hile of JLL represented IDI Logistics in the lease negotiations.
ATLANTA — Jamestown has signed Anduril Industries, a defense tech firm, to an 180,000-square-foot industrial lease at Allied Studios, a three-building mixed-use campus located at 1435 Hills Place in Atlanta’s Upper Westside district. Anduril will invest $60 million and bring 180 jobs to the new manufacturing and research facility. The facility will house Area-1, a subsidiary of Anduril that manufacturers unmanned aircraft systems. When complete, Area-1 will operate offices, research and development space and production space across two buildings at Allied Studios. Capital Real Estate Group represented Jamestown in the lease transaction, and Hughes Marino represented Anduril.
NEW YORK CITY — JLL has negotiated a 60,000-square-foot office headquarters lease at 825 Seventh Ave. in Midtown Manhattan. Owned by a partnership between Edward J. Minskoff Equities and Vornado Realty Trust (NYSE: VNO), the building spans 196,616 square feet. Matthew Astrachan, Ellen Herman and Hale King of JLL represented the tenant, New Alternatives for Children, in the lease negotiations. Edward Riguardi of Vornado and Jeffrey Sussman of Edward J. Minskoff represented building ownership in conjunction with John Ryan III of Avison Young.
SHREWSBURY, MASS. — SGPS Showrig, a provider of entertainment equipment, has signed a 49,524-square-foot industrial lease in Shrewsbury, located outside of Worcester in the central part of the state. The space is located within Centech Park North, a 310,000 square-foot campus that is set to be delivered at the end of the year. Kevin Brawley, Stephen Woelfel, P.J. Foster, Kevin Hanna, Ovar Osvold and Wayne Spiegel of Colliers represented the landlord, Northbridge Partners, in the lease negotiations. Rhett Delk and Nate Heilbron of Cresa represented the tenant.
