HOUSTON — Logistics and warehousing services provider RigMore has signed a 102,152-square-foot industrial lease in East Houston. According to LoopNet Inc., the building at 2425 Broad St. was built in 1957 and totals 166,440 square feet. Michael Keegan and Andrew Laycock of Partners represented the landlord, an entity doing business as SL5 Urban Industrial GP LLC, in the lease negotiations. The representative of the tenant was not disclosed.

JERSEY CITY, N.J. — Business management consulting firm EXL has signed a 17,712-square-foot office lease renewal at 10 Exchange Place, a 30-story, 740,354-square-foot building in Jersey City. David DeMatteis, Nicholas Dysenchuk and Robert Lowe of Cushman & Wakefield represented the landlord, an affiliate of Canadian insurance and financial services giant Manulife, in the lease negotiations. Scott Bogetti and Meghan Marchini of Savills represented the tenant.

DALLAS — Careismatic Brands, a California-based designer and distributor of apparel, footwear and accessories, has signed a 1 million-square-foot industrial lease at I-20 Logistics Park in southwest Dallas. The newly built facility offers 40-foot clear heights, 170 dock-high doors and 246 trailer parking stalls. Nathan Lawrence and Krista Raymond of KBC Advisors represented the landlord, a partnership between Ares Development and Archway Properties, in the lease negotiations. Jim Hazard and Brad Struck of Cresa represented Careismatic Brands.

SCHERTZ, TEXAS — Partners, the Houston-based investment and brokerage firm formerly known as NAI Partners, has negotiated a 116,176-square-foot industrial lease in Schertz, a northeastern suburb of San Antonio. According to LoopNet Inc., the property at 9870 Doer Lane totals 307,000 square feet and features 32-foot clear heights. John Colgalzier of Partners represented the landlord, an entity doing business as Baltisse-Ackerman Schertz, in the lease negotiations. The representative of the tenant, third-party logistics firm Quality Custom Distribution Services, was not disclosed.

SUNSET HILLS, MO. — In April, Kadean Construction will move its St. Louis office from Fenton to Sunset Hills. The contractor will occupy roughly 10,500 square feet within Laumeier Office Park Building 4 after an approximately $1.2 million renovation and buildout is completed. Kadean’s architecture team is leading the design of the new space with assistance from eddy Design Group. The move comes as Kadean’s office staff has grown from 20 employees to 36 over the past 15 months. The new office will feature conference rooms, training areas and collaboration space. Kadean is also finalizing a lease for roughly 4,600 square feet of warehouse space in the Westport area to relocate and accommodate its expanding storage needs. Kadean also has an office in Kansas City. Total company employment now stands at 85. The construction firm has grown from $85.2 million in revenue in 2019 to an estimated $340 million in 2022.

NEW YORK CITY — CBS Broadcasting has signed a five-year, 186,882-square-foot office lease renewal at 555 W. 57th St.  in Manhattan’s Hell’s Kitchen neighborhood. The 20-story building, which was completed in 2005, was originally known as the Ford Motors Building due to the automotive giant’s showroom on the ground floor. BMW now occupies that space. Scott Gottlieb, Andrew Sussman and Rocco Laginestra of CBRE represented the tenant in the lease negotiations. The landlord, SL Green, was self-represented.

HOUSTON — Locally based brokerage firm Finial Group has negotiated a 244,550-square-foot industrial lease at 121 Esplanade Blvd. in North Houston. The tenant, Maxam Tire North America, a global distributor of specialty tires, plans to occupy the entirety of the facility. Jack Gaffney and William Alcorn of Finial Group represented Maxam Tire in the lease negotiations. Richard Quarles, Joseph Berwick and Eliza Klein of JLL represented the landlord, Pennsylvania-based Equus Capital Partners.

SCHERTZ, TEXAS — UPS Supply Chain Solutions has signed a 175,562-square-foot lease at Enterprise Industrial Park in Schertz, a northeastern suburb of San Antonio. John Colglazier, Carlos Marquez and Kyle Kennan of Partners represented the landlord, institutional investment firm BentallGreenOak, in the lease negotiations. Dallas-based brokerage firm ESRP represented the tenant, which will occupy the entirety of Building VII.

CHICAGO — Tishman Speyer has secured lease renewals with Katten and Chubb at 525 West Monroe Street in Chicago’s West Loop. Law firm Katten was among the first companies to commit to the 25-story office building upon its completion in 1983. Katten will maintain its headquarters across 204,000 square feet. As part of the lease negotiation, Tishman Speyer will create two new outdoor terraces for Katten’s exclusive use. Chubb, a publicly traded property and casualty insurance company, has been based at the office property for more than two decades. The firm signed a lease for 92,032 square feet and will consolidate its local workforce from three downtown Chicago offices into a newly designed space. Tishman Speyer is finalizing a major renovation of 525 West Monroe, including a new outdoor plaza, entrances and lobby. Designed by Michaelis Boyd Associates and MDEAS, the hospitality-inspired lobby incorporates a variety of seating areas for gathering, working and dining. Tishman Speyer is also introducing The Foyer, an all-day café concept created in partnership with Infuse Hospitality. The Foyer, which will include a bar and table service plus outdoor seating, will serve breakfast and lunch, grab-and-go offerings, craft coffee and curated cocktails to building occupants and …

COLUMBUS, OHIO — CASTO has unveiled new retail tenants for the Hamilton Quarter mixed-use development in Columbus. The new tenants include DiBella’s Subs, Torchy’s Tacos, KEMBA Financial Credit Union and Bath & Body Works. Located at the interchange of Hamilton Road and State Route 161, Hamilton Quarter is a 200-acre project. Plans call for 600,000 square feet of office space, 1 million square feet of retail, restaurant and entertainment space, and a hotel. The project is a joint venture between Casto, Daimler, The New Albany Co. and Capitol Square Ltd.
