ATLANTA — CBRE has negotiated a 10,000-square-foot office lease at 55 Allen Plaza, a 14-story office building located at 55 Ivan Allen Blvd. in downtown Atlanta. The tenant, global retail payment advisor CMSPI, is doubling its footprint with this lease and will continue to occupy the office building’s fifth floor. The firm has been a tenant at 55 Allen Plaza since 2018 and uses the space as its North American headquarters. Paul Holmes of CBRE represented CMSPI in the lease negotiations. The landlord is Lone Star Funds, a global private equity firm that purchased the 348,658-square-foot property in 2020. In addition to offices, 55 Allen Plaza features a 5,000-square-foot fitness center with private lockers and showers, a 100-person conference center, catering kitchen, sundry shop and covered parking. Tenants have walkability to downtown’s nearby hotels, museums, restaurants and the Civic Center MARTA station.

LINCOLN PARK, N.J. — CBRE has negotiated a 40,000-square-foot office and industrial lease renewal in the Northern New Jersey community of Lincoln Park. Thomas Mallaney and Denise Kokulak of CBRE represented the tenant, Hishi Plastics USA, a division of Mitsubishi Chemical America, in the lease negotiations. The Frassetto Cos. owns the building.
NEW YORK CITY — Alcoholic beverage provider Rémy Cointreau has signed a 29,852-square-foot office lease at 3 Times Square in Midtown Manhattan. The lease spans the entire 20th floor for 10 years. The 30-story building, which originally opened in 2001 as the North American headquarters of Reuters, is currently undergoing a multimillion-dollar renovation. Ron Lo Russo of Cushman & Wakefield and internal agent Tom Keating represented the landlord, Rudin, in the lease negotiations. Peter Sabesan, Richard Selig, Nicholas Markel and Benjamin Grajzgrund of Cresa represented Rémy Cointreau, which plans to relocate from 1290 Avenue of the Americas this summer.
DALLAS — Foundation Building Materials, a California-based provider of construction supplies, has signed a 30,547-square-foot industrial lease renewal at 8301 John Carpenter Freeway in Dallas. Chicago-based investment firm ML Realty owns the property and was internally represented in the lease negotiations. Ryan Boozer and Lena Pierce of Stream Realty Partners represented the tenant.
OLD BRIDGE, N.J. — SETS Hybrid Training, a fitness concept that offers customizable strength and conditioning programs, has signed a 3,000-square-foot retail lease at Route 9 Plaza in the Central New Jersey community of Old Bridge. Kendal Hand-Freda of Levin Management Corp. represented the undisclosed landlord in the lease negotiations. Justin Goodman of Sitar Realty Co. represented the tenant. Other tenants at the 26,000-square-foot center include AutoZone and Tots & Blocks Academy.
NAPLES, FLA. — Guitar Center has opened a 15,000-square-foot store at the Gateway Shoppes in Naples, marking the 300th location for the brand. The location will feature Guitar Center’s latest design, including a lessons facility, rental department and hands-on DJ experience. Owned by Benderson Development, Gateway Shoppes is located at 13585 Tamiami Trail N. Bruce Shepard of TSCG arranged the lease on behalf of Guitar Center.
IRVING, TEXAS — The University of St. Augustine for Health Sciences (USAHS) has opened a 55,050-square-foot academic and office facility in Irving’s Las Colinas district. The space is located within the former Zale Corp. headquarters building. William Quinby of Savills represented USAHS, which is also planning a 20,979-square-foot expansion in Irving, in its site selection and lease negotiations. Classes at the new facility began in early January, and a ribbon-cutting ceremony will be held on Wednesday, Jan. 25.
COPPELL, TEXAS — Metropolitan Hardwood Floors has signed a 23,778-square-foot industrial lease renewal at Park West Crossing in Coppell, a northeastern suburb of Fort Worth. According to LoopNet Inc., the building at 435 Southwestern Blvd. sits on 4.9 acres and totals 61,399 square feet. Chicago-based investment firm ML Realty Partners owns Park West Crossing and was internally represented in the lease negotiations. Mike McElwee of Avison Young and Brian Bruininks of The Andover Co. represented the tenant.
WESTPORT, CONN. — Crate & Barrel has signed a 37,253-square-foot retail lease renewal in Westport, located in southern Connecticut’s Fairfield County. The furniture and home décor retailer will continue to occupy space at a 58,196-square-foot center at 1200 Post Road E. that was recently renovated. Adam Klimek and Jim Fagan of Cushman & Wakefield represented the landlord, an entity doing business as 1200 Post Road LLC, in the lease negotiations. The representative of the tenant was not disclosed.
ELGIN, ILL. — MAI Fulfillment has signed a 247,000-square-foot industrial lease at 2500 Galvin Drive in Elgin. MAI provides order processing, warehousing services and fulfillment solutions for its clients. The building features a clear height of 30 feet and 36 truck docks. Mike Berkowitz of Entre Commercial Realty represented the tenant. Steve Bass of NAI Hiffman represented the landlord, High Street Logistics Properties.
