HUMBLE, TEXAS — Avenue 360 Health & Wellness, a provider of both primary and specialty care services, will open a 5,773-square-foot clinic in Humble, a northern suburb of Houston. According to LoopNet Inc., the property at 18842 S. Memorial Drive was built in 1982 and renovated in 2011. Trey Martin of Partners Real Estate represented the tenant in the lease negotiations. Michael Martin of Avison Young represented the landlord, an entity doing business as Schmid-Moulton Parkway Ltd. An opening date was not disclosed.

BOSTON — Global architecture and design firm Sasaki has opened its new 64,000-square-foot office headquarters at 110 Chauncy St. in downtown Boston. The space spans seven of the building’s eight floors. Sasaki, which signed a 16-year lease in 2021 to relocate from the western suburb of Watertown, also redesigned the building’s lobby, retail space and entrance. MC Real Estate Partners owns 110 Chauncy Street, which was originally constructed in the 1890s.

FORT WORTH, TEXAS — Samsung HVAC America, the Korean electronics giant’s North American heating and cooling products division, has signed a 132,000-square-foot industrial lease expansion at AllianceTexas in Fort Worth. The company, a longtime tenant at AllianceTexas, now occupies all 360,000 square feet of Alliance Gateway 55. Mark Becker, Jay Benner, Adam Cooke and Lou D’Avanzo of Cushman & Wakefield represented the tenant in the lease negotiations. Samuel Rhea and Reid Goetz internally represented the landlord, Hillwood.

VANCOUVER, WASH. — Seven new tenants have signed leases at Vancouver Mall, a shopping center located in Vancouver, just across the Columbia River from Portland, Oregon. Twisted Escape Rooms, Paliy Construction, Mariya’s Touch Boutique and Luxury African Braids have already opened spaces at the property. Lo’u Seie and Quick Bites Deli Shop will open in April of this year, with Smack Town scheduled to join the tenant lineup in May.

SAN ANTONIO — Nordstrom Rack will open a 34,966-square-foot store at Northwoods Shopping Center in San Antonio. Owned by Los Angeles-based CIM Group, the 443,148-square-foot power center is located at the intersection of U.S. Highway 281 and Loop 1604 on the city’s north side. Other retailers at Northwoods Shopping Center include grocer H-E-B, Barnes & Noble, Marshall’s, Ulta Beauty and Old Navy. The opening of Nordstrom Rack is scheduled for September.

FORT WORTH, TEXAS — Holt Lunsford Commercial has negotiated a 5,400-square-foot industrial lease at Riverbend Business Park in Fort Worth. The property consists of 32 buildings totaling roughly 1.4 million square feet. William Wilson and George Jennings of Holt Lunsford represented the landlord, Riverbend Properties, in the lease negotiations. The representative of the tenant, Tarrant Appraisal District, was not disclosed.

CHARLOTTE, N.C. — CBRE has arranged four new leases for retailers and restaurants to join Queen City Quarter, a mixed-use redevelopment of the former EpiCentre property in Uptown Charlotte. The multi-level, 302,324-square-foot development is located along College Street and houses World of Beer, Mortimer’s Café & Pub and Bowlero, all of which recently renewed their leases. The new tenants joining Queen City Quarter’s tenant roster include Portal 123, a rotating Instagram museum and immersive art experience; Nostalgia Hollow Co., a locally based coffeeshop and home goods retailer; Cajun Market, a fast-casual Cajun-Creole restaurant; and Super Icy Brothers, a frozen dessert shop. All four concepts plan to open in the second or third quarter. Kaitlyn Fitch, Kivett Williams and Katherine Southard of CBRE handled the lease negotiations on behalf of the landlord, an entity doing business as 210 East Trade Street Holdings LLC. In addition to the leases, CBRE will begin the previously announced renovations and improvements to the property in late spring. Most of the work will be in the property’s 15,462-square-foot plaza and include replacing the pavers along the walkways and installing benches with planters in the main common area. BRIGHTON, N.Y. — Whole Foods Market will open a 50,000-square-foot store in the upstate New York community of Brighton on April 12. The location at 2740 Monroe Ave. will be the first in the Rochester area for the Texas-based grocer. The store will offer more than 500 locally sourced items and will feature full-service meat and seafood counters, a bakery, prepared foods section, a selection of more than 200 craft beers.

KANSAS CITY, MO. — Architecture and design firm Hoefer Welker is relocating its corporate headquarters to 46 Penn Centre within the Country Club Plaza in Kansas City. The firm expects to take occupancy of its self-designed, 26,229-square-foot office on the 14th floor in June. Hoefer Welker also served as architect for 46 Penn Centre, which was completed in 2020. Hoefer Welker’s new office will include a living room, kitchen, two cafes, a terrace, design lab and multiple collaborative areas and conferencing spaces. The design firm spent the past 13 years at its current Leawood, Kan., headquarters. Prior to that, Hoefer Welker maintained an office at Country Club Plaza. Block Real Estate Services owns 46 Penn Centre, which rises 15 stories.

ST. LOUIS — CBL & Associates Properties Inc. has unveiled the names of the retailers opening this spring and summer at West County Center in St. Louis. ALDO, a men’s and women’s footwear company with a French fashion perspective, will open on the first level near Nordstrom in April. The Back Store, which sells mattresses, pillows and accessories, will also open on the first floor in April. Da Picky Vegan, which offers a wide variety of vegetarian and vegan menu items, will open in the food court on the second level in April. Outdoor retailer Gearhead Outfitters will open on the first floor between Nordstrom and Macy’s this summer. Golden Gems, a lifestyle brand that designs and sells accessories, apparel, stationery goods and home décor, will open near Macy’s in April. Love Sac, which opened last year in the common area on level two, is opening a new store on the first floor near Nordstrom this summer. Offline by aerie, which sells activewear, will open near Nordstrom this summer.
