NEW YORK CITY — SuperFresh will open a 22,500-square-foot grocery store in Queens. The lease term is 25 years. The store at 166-20 90th Ave. is located in the Jamaica neighborhood within Ruby Square, a 614-unit, newly developed apartment building by BRP Cos. Hymie Dweck of RIPCO Real Estate represented SuperFresh in the lease negotiations. BRP Cos. was self-represented. The opening is set for next spring.

CAMBRIDGE, MASS. — Insurify has signed a 21,000-square-foot office lease in Cambridge. The insurance technology company will occupy the entire sixth floor of 201 Broadway, a 119,000-square-foot building in the Kendall Square area. Robert Fitzgerald, Patrick Grady, Jim Boudrot, Peter Evans, Steve James and Henry Birmingham of regional brokerage firm Hunneman represented the landlord, The Davis Cos., in the lease negotiations.
NORFOLK, VA. — Divaris Real Estate has arranged a 24,476-square-foot office lease renewal in downtown Norfolk for Wall, Einhorn & Chernitzer PC (WEC). The locally owned accounting and advisory firm has been a tenant in downtown Norfolk for more than three decades. WEC will continue to occupy the 12th floor of the office building at 150 W. Main St. Michael Divaris of Divaris Real Estate represented WEC in the lease transaction. Persifor Frazer of Colliers represented the undisclosed landlord.
BAYTOWN, TEXAS — TGS Cedar Port Partners LP, the owner of the 15,000-acre Cedar Port Industrial Park master-planned development in Baytown, has preleased a 420,150-square-foot distribution building. Supply Chain Management LLC will occupy the entirety of the building at 5300 E. McKinney Road, which is known as TGS Cedar Port DC 9. The building is currently under construction on a 23-acre site and will feature a cross-dock configuration and 40-foot clear heights. Partners Real Estate represented ownership in the lease negotiations. Brad Beauchamp of Colliers represented the tenant.
STAFFORD, TEXAS — Mester Lighting Corp. has signed a 37,090-square-foot industrial lease expansion in Stafford, a southwestern suburb of Houston. According to LoopNet Inc., the building at 10643 W. Airport Blvd. totals 62,050 square feet. Garret Geaccone and Jon Farris of Stream Realty Partners represented the landlord, Ares Management Corp., in the lease negotiations. DALLAS — Locally based brokerage firm Holt Lunsford Commercial has negotiated a 24,626-square-foot office lease renewal in North Dallas. The tenant is marketing and financial services provider Aperia. The space is located within The Belvedere, a 141,180-square-foot building. John Dickenson and Paul Hernandez of Holt Lunsford represented the landlord, an entity doing business as InPoint Addison Belvedere, in the lease negotiations.
HOUSTON — US Elogistics Service Corp. has signed a 168,893-square-foot industrial lease in southwest Houston. According to LoopNet Inc., the building at 12631 S. Main St. was completed in 2024 as part of Post Oak Logistics Park, a two-building, 43-acre development. The tenant is Workforce Solutions Greater Dallas, and the space is located within Cottonwood Office Center, a three-building, 165,000-square-foot development. MANSFIELD, MASS. — U.S. Lumber has signed a 96,000-square-foot industrial lease in Mansfield, located south of Boston. The space is located within Francis Logistics Center, a 352,340-square-foot, rail-served development that includes 10 acres of industrial outdoor storage space. Ned Halloran and Leeanne Rizzo of regional brokerage firm Hunneman represented the landlord, Boston-based Oliver Street Capital, in the lease negotiations. Information on the tenant representative was not disclosed.
DANVERS, MASS. — The Picklr, an entertainment concept centered on pickleball, has opened a 36,192-square-foot venue in Danvers, a northern suburb of Boston. The space is located within a former Bed Bath & Beyond store at Endicott Square, a 56,275-square-foot shopping center that is also home to tenants such as Quest Diagnostics, Salem Five and Advance Auto Parts.
