NEW YORK CITY — HLTH, which organizes conferences and events for the healthcare industry, has signed a 19,000-square-foot office lease expansion and renewal at 10 Grand Central in Midtown Manhattan. The firm is growing its footprint from 7,000 to 19,000 square feet on the sixth and seventh floors. Marx Realty owns the 35-story building and completed a $48 million redesign and capital improvement program in 2019. JLL represented the landlord in the lease negotiations.

Greenway-Plaza-Houston

HOUSTON — Chemical engineering firm Solugen Inc. has signed a 15,000-square-foot office lease at Greenway Plaza, a 52-acre office campus in Houston. Nick Terry of Rifle Real Estate represented Solugen in the lease negotiations. J.P. Hutcheson represented the landlord, Parkway, on an internal basis. Tenants at Greenway Plaza have access to a 150,000-square-foot fitness facility, a childcare center and an array of food and beverage concepts.

Seven-Tower-Bridge-Conshohocken-Pennsylvania

CONSHOHOCKEN, PA. — Lutron Electronics has signed a 27,000-square-foot office lease at Seven Tower Bridge in the northern Philadelphia suburb of Conshohocken. The Pennsylvania-based energy products manufacturer will occupy space at Seven Tower Bridge, a 260,000-square-foot building situated along the Schuylkill River that is owned by a partnership between American Real Estate Partners and Oliver Tyrone Pulver Corp. (OTP). Tyler Vandegrift of JLL represented Lutron Electronics in the lease negotiations. Esther Pulver of OTP, in conjunction with Ken Kearns of Cadence Real Estate Advisors, represented the landlord.

CARROLLTON, TEXAS — Lee & Associates has negotiated an 85,000-square-foot industrial lease at 1700 Columbian Club Drive in the northern Dallas metro of Carrollton. According to LoopNet Inc., the property was built in 1996 and renovated in 2001. Ken Wesson of Lee & Associates represented the undisclosed landlord in the lease negotiations. Wilson Brown of CBRE represented the tenant, Lily of the Desert, a provider of organic gels and juices.

FRISCO, TEXAS — Dick’s Sporting Goods (NYSE: DKS) has agreed to sublease 50,000 square feet of retail space at 5550 Preston Road in Frisco from Oklahoma-based discount retailer Hobby Lobby. Evan Bloom of The Woodmont Co. represented Hobby Lobby in the sublease negotiations. Megan Trimble and Greg Bracchi of Edge Realty represented Dick’s Sporting Goods. New York-based REIT Kimco Realty Corp. owns the center in which the space is located.

Four-Gateway-Center-Pittsburgh

PITTSBURGH — Law firm Dickie, McCamey & Chilcote PC has signed a 79,719-square-foot office lease at Four Gateway Center, a 1.5 million-square-foot office building in downtown Pittsburgh. The firm will relocate from its longtime space at PPG Place to occupy five floors at Four Gateway Center, which features a newly built conference facility and fitness center, in spring 2025. Dan Adamski, Nick Francic and Reid Mauro of JLL represented the tenant in its site selection and lease negotiations. The representative of the landlord, Hertz Investment Group, was not disclosed.

NEW YORK CITY — Avison Young has negotiated a 41,937-square-foot office sublease at 195 Broadway in downtown Manhattan. Lattice, a consulting firm focused on improving company cultures, will sublease the space at the 11-story building from Namely, a provider of human resources software. Brooks Hauf, Peter Johnson and Leah Zafra of Avison Young, along with Bryan Emanuel and John Diepenbrock of Raise Commercial Real Estate, represented the sublessee in the negotiations. Steve Rotter, Brett Harvey, Justin Haber and Kyle Riker of JLL represented the sublessor.

CARMEL, IND. — Treated Lumber Outlet LLC has signed a lease for a 13,000-square-foot industrial building in the Indianapolis suburb of Carmel. The property, located at 4511 W. 99th St., features 11,700 square feet of warehouse space and 1,300 square feet of office space. Building features include two dock doors, one drive-in door, column spacing and a clear height of 24 feet. Conrad Jacobs of Avison Young represented the landlord, Jadam Property Group. The tenant expects to take occupancy in June.

WEST BLOOMFIELD, MICH. — Tranquility Healing Spa has leased 2,000 square feet at a retail property located at 6765 Orchard Lake Road in West Bloomfield. The property, which is also occupied by Beyond Juice, is now fully leased. Michael Murphy and Tjader Gerdom of Gerdom Realty & Investment represented the landlord, Zeerco Development. Murphy and Gerdom also represented Zeerco in the sale of the building to a local investor. Jon Kouza of AQRE Advisors represented the buyer.

COPPELL, TEXAS — South Korean multinational electronics corporation Samsung has signed an 815,850-square-foot industrial lease renewal at Point West Industrial Park, a 2.1 million-square-foot development in the central metroplex city of Coppell. According to LoopNet Inc., the property at 400 Dividend Drive totals just over 1 million square feet and was built on a 48.8-acre tract in 2007. Matt Hyman represented the landlord, Indianapolis-based REIT Duke Realty (NYSE: DRE), in the lease negotiations on an internal basis. Mark Becker and Jay Benner of Cushman & Wakefield represented Samsung.
