FORT WAYNE, IND. — Swiss Re, a provider of reinsurance and insurance, has signed a 24,772-square-foot lease to occupy the second and third floors of The Riverfront at Promenade Park in Fort Wayne. The office property is still under development but is slated for completion by the end of the year. Swiss Re will relocate its regional office, which employs nearly 200 people, from 1670 Magnavox Way in Fort Wayne. Brad Sturges, Neal Bowman and Philip Hagee of Sturges Property Group represented the undisclosed developer.

NAPERVILLE, ILL. — Caton Commercial Real Estate Group has completed the retail lease-up of Central Park Place in downtown Naperville. Pizza chain Gia Mia has leased the historic Old Nichols Library that anchors the four-story residential and retail development. The 4,433-square-foot space features a restored fireplace and a 1,412-square-foot patio. Christina Caton Kitchel and Steve Caton of Caton Commercial negotiated the lease. Beyond the first-floor retail space, Central Park Place is comprised of 17 luxury condos. Other retail tenants at the property include Sweetwaters Coffee & Tea, The NOW Massage and James & Sons Fine Jewelers. Barbara Montes of Caton Commercial oversees the property’s management.

NEW YORK CITY — Gold Medal International, a wholesale designer and manufacturer of socks and other accessories, has signed a 17,465-square-foot office lease at 225 West 37th Street in Manhattan. The 17-story building was originally constructed in 1923. Alan Bonett and Brad Cohn of Adams & Co. represented the tenant in the lease negotiations. Daniel Breiman of Olmstead Properties represented the landlord, JLJ Bricken.

FORT WORTH, TEXAS — Lee & Associates has negotiated a 213,546-square-foot industrial lease in Fort Worth. The name and address of the property were not disclosed. Tom Walrich and Corbin Blount of Lee & Associates represented the tenant, KGP Telecommunications, in the lease negotiations. Trey Fricke, Reid Bassinger and Becky Thompson, also with Lee & Associates, represented the landlord, Industrial Realty Group.

HOUSTON — Northern Tool + Equipment has signed a lease to open a 31,000-square-foot store at Woodforest Shopping Center in East Houston. Shawn Ackerman and Jason Du of Henry S. Miller Brokerage represented the undisclosed landlord in the lease negotiations. Clay Mote of Retail Union and Jason Baker with Baker Katz represented Northern Tool.

NEW YORK CITY — Property management firm FirstService Residential has signed a 48,000-square-foot office lease to occupy the ninth and 10th floors at 575 Fifth Avenue, a 500,000-square-foot building in Manhattan. The property offers amenities such as three conferencing facilities, a salon, fitness center and a bike storage area. Mark Friedman of Colliers represented the tenant, which is relocating from 622 Third Avenue, in the lease negotiations. The landlord, Beacon Capital Partners, was self-represented.

WHEELING, ILL. — MedTec Healthcare & Private Duty LLC has signed a 12,994-square-foot office lease at WiFi Corporate Center in Wheeling, a suburb of Chicago. The single-story, 51,305-square-foot property is located at 1400 S. Wolf Road. WiFi Wheeling Dealing LLC owns the building, which was constructed in 1970 and renovated in 2001. Juliette Lane of Cresa represented MedTec, which provides in-home care and adult day care to support independent living for seniors in their homes. The space will serve as the company’s second location in Wheeling.

PROSPECT HEIGHTS, ILL. — Conor Commercial Real Estate has completed the lease-up of the 151,000-square-foot Executive Commerce Center in Prospect Heights, a northwest suburb of Chicago. Syncreon, a third-party logistics provider for Samsung, leased half of the building while Plitek, a manufacturer of precision die cut components, leased the other half. Completed in 2020, the development features a clear height of 32 feet, 35 truck docks and two drive-in doors. McShane Construction Co. was the general contractor and Ware Malcomb provided design services. Mike Sedjo and Ben Dickey of CBRE represented Conor in the lease transactions.

Crabapple Market

MILTON, GA. — Five retailers have released plans to join the tenant lineup at Crabapple Market, a mixed-use development currently under construction in Milton, about 31 miles north of downtown Atlanta. Courtney Brumbelow and Haley Hartman of Atlanta-based Ackerman Retail completed the leases on behalf of Crabapple Market. Opening this year, the new retailers include DUA Vietnamese, a Vietnamese restaurant; Roll On In Sushi Burritos & Bowls, a restaurant that offers a mix of tacos, bowls and donuts; Spiced Right Ribhouse, a barbecue restaurant; Buzzed Bull Creamery, an ice cream store; and Alumni Cookie Dough, a cookie dough restaurant. Previously, Ackerman Retail completed leases with Evimero Marketplace, featuring artisan-made gifts and home goods; Kitchens By Design Firm, offering a range of kitchen and other installations; Loveday Place, specializing in locally crafted artwork; Dinna Eckstein Designs – The Store, a home-design retailer providing furnishings and accessories; and Prescott Design, a full-service interior design studio. Six Bridges Brewing, The Nest Café and Savi Provisions also signed leases at Crabapple Market. There is currently one restaurant space available for lease. Grove Central

MIAMI — Sprouts Farmers Market has released plans to open a 24,014-square-foot location at Grove Center, a mixed-use, transit-oriented development underway in Miami’s Coconut Grove neighborhood. Sprouts’ new location will be the Phoenix-based grocer’s third store in Miami-Dade County. Slated for delivery in 2023, the Grove Center will include a 23-story residential tower with 402 multifamily, workforce and co-living units; a new 1,250-space public parking garage; and a total of approximately 170,000 square feet of retail space. The project developer is a joint venture between Miami-based Terra and Coconut Grove-based Grass River Property. The project has been designed by Miami’s Touzet Studio, a Miami-based design firm led by Carlos and Jackie Touzet in collaboration with architecture firm RSP Architects and Walter Meyer of New York’s Local Office Landscape Architecture. Situated at the intersection of US-1 and 27th Avenue, the project will connect to the adjacent Coconut Grove Metrorail station, Miami-Dade’s bus system, the City of Miami’s trolley network and The Underline, a 13-mile linear park running from South Miami-Dade to downtown Miami.
