HOUSTON — NAI Partners has negotiated a 7,454-square-foot office lease at Marathon Oil Tower, a 41-story building located at 5555 San Felipe St. in West Houston. Dan Boyles, Chris Haro and John Simons of NAI Partners represented the tenant, software developer Datagration, in the lease negotiations. Elliott Hirshfeld with CBRE represented the landlord, an entity doing business as MMP 5555 San Felipe LLC.

ATLANTA — International fashion and leisure department retailer YOYOSO will open its first Atlanta store at Atlantic Station, a mixed-use destination in Atlanta’s West Midtown area that features over 30 stores and restaurants, entertainment, hotels and 700,000 square feet of Class A office space, including a new office tower anchored by Microsoft. Located at 260 18th St. NW, the 8,244-square-foot space will include both men’s and women’s apparel at affordable prices from over 600 suppliers across the globe. YOYOSO is set to open its doors this fall. YOYOSO was founded in 2014 by Huan MA in China and opened its first location in the United States in 2019 with a Miami Beach storefront. The fashion enterprise has since expanded to over 1,000 locations across 36 countries and over 380 cities. The Atlantic Station location will be open seven days a week, with grand opening plans to be announced soon. Atlantic Station has also welcomed other tenants recently to the property including Derek Automotive, an electric vehicle company. The landlord of Atlantic Station, Hines, also plans to add Rosé Bistro and Champagne Bar and Atlanta Breakfast Club later this year.
FORT WORTH, TEXAS — New Jersey-based packaging firm Imperial Bag & Paper Co. has signed a 106,122-square-foot industrial lease at 5200 South Freeway in Fort Worth. According to LoopNet Inc., the 212,175-square-foot property was built on 10.3 acres in 2021 and features 32-foot clear heights, 30 dock doors and an ESFR sprinkler system. Reid Bassinger, Trey Fricke and Becky Thompson of Lee & Associates represented the undisclosed landlord in the lease negotiations. Brad Balke of Colliers represented the tenant.
NEW YORK CITY — Red Bull has signed a 17,585-square-foot office lease at 5 Little West 12th St. in Manhattan’s Meatpacking District for its new East Coast headquarters. The energy drink provider plans to relocate from 218 West 18th Street to the 82,000-square-foot building in the third quarter. David Falk, Daniel Levine and Jason Greenstein of Newmark represented the landlord, British investment firm EPIC, in the lease negotiations. Cushman & Wakefield’s David Mainthow represented Red Bull.
SACHSE, TEXAS — PMB Capital Development has unveiled updated plans for the retail and multifamily components of The Station, the Dallas-based developer’s $500 million mixed-use project in the northeastern suburb of Sachse. New food and beverage users that will open in the coming months at The Station include Manny’s Tex-Mex Restaurant, brewery Brass Tap, confectionary concept Cold Stone Creamery and Vietnamese kitchen Pho Station. In addition, PMB Capital has announced the construction of a 297-unit apartment community with 18,000 square feet of retail and restaurant space.
DALLAS — Locally based brokerage firm Altschuler & Co. (ALT + Co.) has negotiated a 101,080-square-foot office lease at The Stack, a newly constructed office building in the Deep Ellum area of Dallas. ALT + Co. represented the landlord, a partnership between Westdale Real Estate Investment and Management, Ivanhoé Cambridge and Hines, in the lease negotiations. Robert Blount and Andy Leatherman of JLL represented the tenant, marketing and advertising agency TRG. With this transaction, which follows the signing of life insurance software provider Bestow to a 42,000-square-foot deal, The Stack is now fully leased.
FAIR LAWN, N.J. — Regional healthcare provider Summit Health has signed a 70,594-square-foot lease at 17-17 Route 208, an office and healthcare building located in the Northern New Jersey community of Fair Lawn. Marc Rosenberg of Cushman & Wakefield represented the tenant in the lease negotiations. Sam Horowitz and Michael Tesser of Colliers represented the landlord, Keystone Development + Investment, which acquired the building in 2014 from Mack-Cali. The building is now fully leased.
ALLENDALE, N.J. — Azarian Realty Co. has signed fast casual restaurant concept Primo Hoagies to a 2,008-square-foot lease at the 90,000-square-foot Allendale Town Center, located in Bergen County in Northern New Jersey. Kevin Pelio and James Azarian of Azarian Realty Co. represented the undisclosed landlord in the lease negotiations. Jason Brooke of MSC Retail represented the tenant. Primo Hoagies currently operates 85 franchised locations across seven states and is underway on expansion plans.
OXON HILL, MD. — Four new tenants are joining the tenant lineup at National Harbor, a waterfront destination in Oxon Hill. Peterson Cos. developed National Harbor around 14 years ago. National Harbor is home to eight hotels, shops, restaurants, entertainment options, as well as the Capital Wheel, a 180-foot observation wheel and the Guide by Cell outdoor art gallery tour. The four tenants include Tom’s Watch Bar, Sticky Situation, Escapology and Silver Diner. Peterson Cos. announced three new tenants in January including Bombay Street Food, PrimoHoagies and BurgerFi. Located at 200 American Way, Tom’s Watch Bar is a 10,881-square-foot sports bar that offers food and beverages. The tenant is opening at National Harbor in late 2022. Sticky Situation, which will open at 170 American Way, is a 2,862-square-foot honey and syrup tasting room experience. Opening in August, the store will provide tastings and education on a variety of honeys and maple syrups from local honey, artisan-infused honey, real maple syrup and bee pollen from more than 12 bee colonies across the country. DALLAS — Lee & Associates has negotiated a 57,607-square-foot industrial lease at 119 Regal Row in the Brookhollow submarket of West Dallas. The property spans 182,149 square feet and features 28-foot clear heights, 115-foot truck court depths and 10 trailer stalls. Stephen Williamson and Matthew Johnson of Lee & Associates represented the landlord, Dogwood Industrial Properties, which acquired the asset in 2019, in the lease negotiations. The name and representative of the tenant were not disclosed.
