IRVING, TEXAS — The University of St. Augustine for Health Sciences (USAHS) has opened a 55,050-square-foot academic and office facility in Irving’s Las Colinas district. The space is located within the former Zale Corp. headquarters building. William Quinby of Savills represented USAHS, which is also planning a 20,979-square-foot expansion in Irving, in its site selection and lease negotiations. Classes at the new facility began in early January, and a ribbon-cutting ceremony will be held on Wednesday, Jan. 25.

COPPELL, TEXAS — Metropolitan Hardwood Floors has signed a 23,778-square-foot industrial lease renewal at Park West Crossing in Coppell, a northeastern suburb of Fort Worth. According to LoopNet Inc., the building at 435 Southwestern Blvd. sits on 4.9 acres and totals 61,399 square feet. Chicago-based investment firm ML Realty Partners owns Park West Crossing and was internally represented in the lease negotiations. Mike McElwee of Avison Young and Brian Bruininks of The Andover Co. represented the tenant.

WESTPORT, CONN. — Crate & Barrel has signed a 37,253-square-foot retail lease renewal in Westport, located in southern Connecticut’s Fairfield County. The furniture and home décor retailer will continue to occupy space at a 58,196-square-foot center at 1200 Post Road E. that was recently renovated. Adam Klimek and Jim Fagan of Cushman & Wakefield represented the landlord, an entity doing business as 1200 Post Road LLC, in the lease negotiations. The representative of the tenant was not disclosed.

ELGIN, ILL. — MAI Fulfillment has signed a 247,000-square-foot industrial lease at 2500 Galvin Drive in Elgin. MAI provides order processing, warehousing services and fulfillment solutions for its clients. The building features a clear height of 30 feet and 36 truck docks. Mike Berkowitz of Entre Commercial Realty represented the tenant. Steve Bass of NAI Hiffman represented the landlord, High Street Logistics Properties.

NEPTUNE, N.J. — Hobby Lobby has signed a 58,952-square-foot retail lease at Neptune Plaza Shopping Center in coastal New Jersey. The Oklahoma-based retailer will backfill a space previously occupied by HomeGoods and Marshalls. Kevin Pelio of Azarian Realty Co. represented the undisclosed landlord in the lease negotiations. Michael Testa of Jeffrey Realty represented Hobby Lobby, which plans to open in 2024. Neptune Plaza, which totals 215,000 square feet, is now 99.3 percent leased.

NEW YORK CITY — Boffi | DePadova, an Italian furniture provider, will open a 19,694-square-foot showroom at 99 Madison Avenue in Manhattan’s Nomad Design District. The space comprises the entire ground floor, mezzanine, second floor and lower level of the building. The opening is scheduled for spring 2024. Andrew Kahn, Fanny Fan and Adrienne Gallus of Cushman & Wakefield represented the landlord, Windsor Management, in the lease negotiations. The representative of the tenant was not disclosed.

NEW YORK CITY — CI US Holdings, a Canadian wealth management firm, has signed a 50,000-square-foot office lease at 101 Park Avenue, a 1.3 million-square-foot building in Midtown Manhattan. John Cefaly and Nicholas Dysenchuck of Cushman & Wakefield represented the landlord, H.J. Kalikow & Co., in the lease negotiations. Mark Robbins and Evan Foley of Avison Young, along with Mitti Liebersohn of Savills, represented the tenant. Other users that have recently committed to 101 Park Avenue include Incline Equity Partners (18,000 square feet) and Five Iron Golf (30,000 square feet).

Southport-Logistics-Park-Wilmer

WILMER, TEXAS — An undisclosed American multinational firm that provides apparel, footwear and accessories has signed a 1 million-square-foot industrial lease at Southport Logistics Park in Wilmer, a southern suburb of Dallas. The unnamed tenant will occupy the entirety of Building 3 at the 252-acre development, which is owned by Chicago-based Logistics Property Co. Features of the cross-dock, speculatively built facility include 40-foot clear heights, 354 car parking spaces (expandable to 724) and 164 trailer parking spaces (expandable to 197). Seth Kelly, Dan Estes and Nathan Lawrence of CBRE represented the tenant in the lease negotiations. Kacy Jones and John Hendricks, also with CBRE, represented Logistics Property Co.

KATY, TEXAS — CarSquad, a sister brand of Florida-based preowned car dealership Off Lease Only, has opened a 21,000-square-foot lot at the northwest corner of I-10 and U.S. Highway 99 in the western Houston suburb of Katy. The dealership houses an array of cars, trucks, vans and sport utility vehicles and also features kiosks on the sales floor. CarSquad built the facility but leased the land from Smithco. CBRE negotiated the ground lease.

NEW YORK CITY — Cushman & Wakefield has negotiated a 25,000-square-foot office lease at 48 W. 25th St. in Manhattan’s Madison Square Park area. Originally constructed in 1920, the building rises 12 stories and totals 127,130 square feet. Ethan Silverstein, Theodora Livadiotis and Bruce Mosler of Cushman & Wakefield represented the landlord, locally based investment manager Savanna, in the lease negotiations. Anthony LoPresti, also with Cushman & Wakefield, represented the tenant, MediaCo Holding Inc. The space comprises the entire second and third floors and will house the broadcast operations of two of the tenant’s local radio stations.
