NEW YORK CITY — Touro College & University System, a nonprofit higher and professional learning institution, has signed a lease to open a 243,305-square-foot campus within 3 Times Square in Manhattan. Touro will occupy the third through ninth floors and part of the ground and second floors at the 30-story building, which originally opened in 2001 as the North American headquarters of Reuters. Today, The Rudin Family owns the building and is currently in the midst of renovating it. The lease term is 32 years. Designed by Michielli + Wyetzner Architects, the campus will include classrooms, labs, a library, event spaces, student lounges and cafés. Touro plans to move into the building in January 2023. Richard Bernstein, Steve Braun, Troy Elias and Jared Thal of Cushman & Wakefield, along with internal representative Jeffrey Rosengarten, represented Touro College in the lease negotiations. DALLAS — Zuri Furniture, which specializes in outfitting homes and offices, has signed a 270,686-square-foot, full-building industrial lease at 601 Tittle Drive in Dallas. The space is under construction within the 1,700-acre Austin Ranch master-planned development on the city’s north side and is expected to be available for occupancy by March 1. Chad Albert of NAI Robert Lynn represented the tenant in the lease negotiations. George Billingsley represented the landlord, locally based developer Billingsley Co., on an internal basis.
CHICAGO — Spaulding Ridge has signed a 25,779-square-foot office lease at 203 N. LaSalle Drive within Chicago’s Central Loop. The cloud technology firm previously occupied space at 105 W. Madison St. Rising 27 stories, 203 N. LaSalle Drive spans 625,221 square feet. The office tower features a conference center, fitness center and tenant lounge. Jeff Mulder of Colliers represented Spaulding Ridge.
BURLINGTON, N.C. — Several new tenants are set to open at Church Street Commons, a recently constructed shopping center located at the intersection of Huffman Mill Road and Church Street in Burlington. Morgan Cos. purchased the 9.6-acre property where Church Street Commons now stands in February 2019. The property was formerly the site of a Sears department store. The owner and developer of the center, Morgan Cos., recently welcomed a new Publix supermarket. My Eyelab, an optical retailer, also opened at the center in December. The retailers that will soon open at Church Street Commons includes The Habit Burger Grill, a burger restaurant; Aspen Dental, a dental services provider; Popeye’s, a New Orleans-based fast food chain; uBreakiFix, a same-day electronics repairs provider; and Church Street Nails, a nail salon and spa. The retailers are expected to open in the first quarter of this year.
FORT WORTH, TEXAS — Cushman & Wakefield has negotiated a 250,000-square-foot industrial lease in Fort Worth for goTRG, a provider of reverse logistics services. The space is located within a newly built speculative development that consists of three buildings that are owned by Denver-based Black Creek Group. Mark Collins led the Cushman & Wakefield brokerage team that represented the tenant in the lease negotiations. Scott Moore and Bob Scully of CBRE represented Black Creek Group.
CHICAGO — LifeSpice Ingredients, a global research, developer and manufacturer of proprietary seasoning blends for the food industry, has signed a 16,995-square-foot office lease at 213 West Institute Place in Chicago’s River North neighborhood. KBS Growth & Income REIT owns the property, which rises seven stories and spans 155,385 square feet. Built in 1888, 213 West Institute Place was originally developed for a bicycle manufacturer that eventually became the car company American Motors Corp. KBS has made a number of improvements to the property’s common areas, including a 2,000-square-foot tenant lounge. Scott Sessa of Ameritus represented KBS in the lease transaction.
EAST PEORIA, ILL. — Krab Kingz has opened at EastPort Plaza, which is located within the central Illinois town of East Peoria. The seafood restaurant specializes in Southern-style seafood boils and offers fresh king crab, snow crab and blue crab. The menu also features other seafood options such as shrimp, lobster and salmon. The East Peoria location will be the first Krab Kingz restaurant in central Illinois. Rimmon McNeese is the franchisee. Peoria-based Cullinan Properties Ltd. owns and manages EastPort Plaza, a retail center that is home to tenants such as Erie Insurance, Mobil Gas, The Galley Restaurant, Maloof Realty and Edward Jones.
GLENDALE HEIGHTS, ILL. — Clyde’s Donuts and Advanced Technical Services (ATS) have pre-leased space at Army Trail Trade Center in Glendale Heights, a western suburb of Chicago. Mike Antonelli and Dan Brown of Brown Commercial Group represented the development’s owner, ML Realty Partners. Clyde’s Donuts pre-leased a 153,000-square-foot facility at 85 West Army Trail Road. ATS pre-leased 24,161 square feet at 55 West Army Trail Road. Kelly Disser and Michael Freitag of NAI Hiffman represented Clyde’s, while Bill Lussow and Matt Kelly of Bespoke represented ATS. A timeline for occupancy was not provided.
WOOLWICH, TOWNSHIP, N.J. — J&J Snack Foods, a food manufacturer known for brands such as Super Pretzel, ICEE and Luigi’s, has signed a 200,640-square-foot industrial lease in Woolwich Township, located in Gloucester County. The space is located within LogistiCenter at Woolwich, a 1 million-square-foot development by Nevada-based Dermody Properties that will be fully complete by late 2022. Drew Green, Paul Touhey and Dan McGovern of CBRE represented the landlord in the lease negotiations. The deal is expected to add about 90 new jobs to the local economy.
ATLANTA — Four new restaurants will open at Westside Paper, an adaptive reuse project slated to open in the second quarter of 2022 in Atlanta’s West Midtown district. The four restaurant tenants include Pancake Social, Glide Pizza, Girl Diver and Boxcar Betty’s. Located at 950 West Marietta St., Westside Paper is a 15-plus acre mixed-use campus that formerly was an industrial campus. A joint venture between Third & Urban and FCP is developing the 245,000-square-foot adaptive reuse project that was formerly a 1950s-era warehouse facility. Pancake Social, an all-day brunch and coffeehouse restaurant, will open its second Atlanta location at Westside Paper in late spring 2022. The first Pancake Social opened in Atlanta’s Ponce City Market in March 2019. Glide Pizza will open its third location at Westside Paper next year. Girl Diver is an Asian seafood restaurant from Richard Tang, who also opened Char Korean Bar & Grill in Atlanta’s Inman Park neighborhood in 2016. Girl Diver’s new location at Westside Paper will be its second location. Lastly, Boxcar Betty’s is a fried chicken sandwich restaurant.
